Project’s Status: The District has selected a new architectural firm to start the project over. The consultants will guide the Design Team consisting of teachers and administrators through the programming and conceptual design phase to establish essential functions, size, relationship of spaces and budget. The project completion schedule has been shifted to 2016 so there sufficient time to redesign and prepare construction documents. The asbestos floor tile abatement has proceeded as planned and custodial will clean and seal the concrete floor in preparation of the 2014-2015 school year.

Project Challenges:

Making the Building Addition connection to the existing without steps or ramps will be difficult due to the slope of the site.

Maintaining budget due to new construction vs. renovation. Orientation of the building’s front, vehicle access, vehicle stacking off of Fremont

Ave. and security.

Above is an aerial view of the existing school property and the two parcels north of the school that the District closed on Thursday, June 26th. The newly acquired north property will provide direct access to Evergreen Street from the parking lot to eliminate cars stacking onto Fremont during parent pickup. The project’s storm water detention will be located near the new northeast property corner so the site can maintain its present green space for playground.

Architect’s Rendering – New Commons Project’s Status: Demolition work in the existing courtyard started in early March and most of that work was completed in mid-April. Following class dismissal in late May, the demolition activities moved inside the building in preparation for the new construction remodel of the kitchen servery area and the new renovated library. All the planned demolition work inside the kitchen and library has been completed in preparation for the new construction.

Page 9: 2013 QUARTERLY BOND REPORT JULY, 2014€¦ · 2013 QUARTERLY BOND REPORT JULY, 2014 SHERWOOD GLENDALE FREMONT HICKORY HILLS KICKAPOO 2013 BOND PROJECTS. FREMONT ELEMENTARY Bond Language:

The former courtyard area has changed significantly with the completion of the concrete footings and walls, which will support new floor slabs and a ramp to connect the Administration Entry with the new Commons area to the West, and the new Cafeteria/Library spaces to the North. The structural steel work started in the courtyard (New Commons Area) June 18th and will be completed in late July, pending good weather. Kitchen/Servery Area Masonry walls are completed to form the entry to the new serving lines and define the separation from food service to the future expanded cafeteria. The floor slab in the serving area has been cut and rough in electrical conduit and plumbing installed for power and floor drainage for the new serving line equipment. The new flooring in the servery will be installed in early July, with the new equipment scheduled for mid-July, 2014. These are critical dates to allow kitchen staff preparation time for serving meals at the start of the Fall Semester. Library Area/Hallway The roof has been cut out, skylight roof curbs framed and installation is complete for two new skylights in the Library space. This will provide natural lighting into the new space. Metal stud wall installation has started in the Library space and in the hallway corridor to the north. The east-west corridor on the north side of the Library has newly completed metal stud walls and drywall on each side of the corridor, and infilled masonry walls to provide fire separation required by City Building Code. Computer Labs There were two renovated classrooms added to this project under a separate contract and these two rooms will be used for the computer labs that were in the original Library space. This work is ongoing with the demolition work completed, along with mechanical, plumbing and electrical rough in work. New millwork will house the old radiant heating and new individual air handling units will be installed in each classroom. Project Challenges:

Spring dealt the Project significant days of rain, several weeks which had multiple days in a single week, hindering concrete activities and progress.

Scheduling is still a constant focal point. There are multiple subcontractors working in the three major areas of this project at one time to stay on schedule.

Tracing the systems services wiring and cabling through the work areas and maintaining the service (i.e. intercom, fire alarm, telephone, cameras, etc.) has continued to be a point of awareness.

The working space in the old courtyard area is tight and only has one point of access from the west. This requires tight coordination of several trades to keep the construction progress moving.

Meeting the short time constraint to demolish the old cafeteria area, install new kitchen servery equipment and open the new kitchen servery prior to the start of the Fall Semester in early August.

Project’s Status: The project bid and came in over budget so the Board approved to reject all bids and redesign the project within budget. Paragon Architects will receive an amendment to their original contract to provide additional services to redesign the classroom addition smaller in square footage, different exterior wall material but maintaining the harden structure, flat roof and use an open classroom concept to eliminate interior partitions. All these changes are efforts to reduce cost. Project Challenges:

Establishing construction options to reduce construction cost and maintain the District’s program intent.

Project’s Status: Construction is aggressive with both of Kickapoo’s Phase 1A/HVAC Mechanical & Phase 1B/New Kitchen/Servery and Commons. As soon as the Spring semester was completed the subcontractors “jumped on” their respective areas of construction. Kickapoo’s staff was temporarily moved to non-affected sections of the building; some to spaces within the library, some to the South wing. The North wing is experiencing a major Air Conditioning “Makeover”, this summer and the courtyard is no more; now becoming the new Kickapoo Commons. Phase II, the new 900 seat Auditorium and new East Entrance is under the last segment of the design process with our architects and the construction documents are at 50% completion. Phase 1A/ Mechanical Upgrades: New air conditioning construction for the existing building’s North wing began immediately after school was out this past semester. The furniture and all equipment, from within this wing, was either moved to other areas of the building, the gym, or to separate exterior storage PODS. Demolition of the old air conditioning equipment and ducting was completed on schedule, and following immediately

is the installation of the new system, including duct, the new VRF units, piping, electrical service and temperature controls. This summer we are installing new AC within the North wing; next summer we will repeat this process and install AC within the South wing, the two story area of the building. Substantial completion for Phase 1A is scheduled for August, 2015. Phase 1B/Kitchen, Servery, Cafeteria/Courtyard Renovations: The kitchen and cafeteria demolition that began in March for our Phase 1B went into high gear the day after school was out. Most of the ceiling had been removed by the end of the first day. Much of the old equipment has also been removed; the concrete floor was saw cut and trenches dug below to introduce routing of the new plumbing electrical and data services. With the sub-floor re-established, the HVAC subcontractor is now installing the new ductwork and HVAC units between the ceiling and roof bar joists. With the “rough” interior work completed, the next step is bringing in the new kitchen equipment and space finishes. Substantial completion date for this area of our project is August 4. Phase II/New Auditorium: The new east entrance and the new auditorium design are in the Construction Document Phase. These drawings and the projects specifications are expected to be complete in July. The new 900 seat auditorium which will also be a FEMA Safe Room will be flanked by support and classroom spaces to the north and the new concourse and the notable new east entrance to its south. Besides refining the functional, yet very attractive architectural design, they are working closely with their consultants to additionally accommodate the new addition’s utility, structural, civil, parking, and storm water requirements, all in consideration of the existing building and site. The design of the new auditorium and the new east entrance will be the final leg of the 3 part bond project for Kickapoo and will successfully tie the main west entrance and the new east entrances together via the new Commons Area. Construction of Phase II is expected to be completed in the winter of 2015/16. Project Challenges:

As with previous Bond projects, maintaining all of the building operating systems while under construction has been a similar challenge at Kickapoo High School. Relocating & protecting miles of low voltage and communications wiring has been very challenging as much of the wiring is within the footprint of the New Commons construction, the center/heart of the building. Coordination between the different subcontractors to either relocate, temporarily move, and/or protect has required very regular meetings and detailed communications, on the part of many, to prevent system control disruption or damage, while maintaining the construction timeline of meeting our end of summer goals.

Where to put all the furnishings and all of the schools equipment within the North wing, while removing all the ceiling and project demolition, required several meetings, planning and a “Move TO” map. This was a preview for what will come next summer which will be even more involved.

the Gym, Telescoping Bleachers, Waterless Suppression in the MDF room, and a Golf Ball Net. The contractor was issued a Notice to Proceed on May 4, 2014 following School Board approval. They have mobilized onto the site, set up a construction site office trailer and have begun site clearing and grading. Utility work for the new sanitary sewer will start the last part of June or early July, weather permitting. The new line needs to be in place prior to abandonment of the existing sewer which is located beneath the future location of the new building slab. Project Challenges:

The staff will incur some personal adjustments with the new feel of a “Net Zero capable” facility, including the limited amount of personal appliances/devices allowed in the individual classrooms.

We do have an extremely tight timeline for construction to meet the project opening for the 2015 School year. This is somewhat based on the new elements that have been incorporated into the project (geothermal systems, net zero capable, coordination with Boys & Girls Club). Weather will also play a key role on the schedule.

There was an extended processing time to acquire the Building Permit. An unusual and numerous amount of individual item approvals from different departments and personnel was required to satisfy all the requests of the City. We were able to work with the City departments to ease some of the initial constraints that were placed on us pending payments (required separate checks for each department item) and the fact that the District only runs checks once weekly.

Ground breaking for the site is currently scheduled for July 16th at 3:00 p.m.
