considered many other options including using Capital Contributions from future residents, obtaining a mort-gage over a number of years and repaying the loan by raising dues, funding the project through annual dues increases, funding the project with funds from our re-serves, issuing commercial or internal bonds. These op-tions either would not provide funds when we needed them for construction and/or would significantly increase the cost of the project for everyone. After considering these and other options, the committee recommended and the Board agreed that the only viable option was a one-time special assessment with a payment plan for those who cannot manage the full assessment at once.For more detailed information about the financing plan and the various options considered, please refer to the insert from the Communications Committee included in this Tipster.

by Bob Mariani A number of natural and other disas-ters constantly occur across the country and world. Although it’s difficult to imagine such a disaster could occur here, our area

could be devastated by fire, flood, earthquake or even a terrorist attack. You might have the same thought as I about poten-tial disasters; yet how many of us are well prepared with sufficient supplies such as food, water, tools, etc.? Also, if evacuation is necessary, very few of us would know if we should evacuate, where we would go if we needed to evacuate or how we would get to a safe area. It’s obviously too late to make plans for a disaster after it happens. To avoid being unprepared, it’s time to plan now by assembling your kit and making proper evacuation plans if necessary. This may seem difficult, but nearly everything that you need to develop a plan is available on the internet at www.ready.gov. I also want to suggest that while preparing yourself and your family for a disaster is very important, it’s just as important to develop a community plan. If a disaster were to occur in Sun City Vistoso today, there would be no plan to follow in regard to assisting neighbors with necessities such as food and water, no communication plans and no evacuation plans. Simply put, many if not most of our residents would be at a loss during a time when essential services are not available. A community emergency/evacuation plan is very im-portant and could save many lives. It’s also important to recognize that no plan will ever be in place until a group of interested citizens organizes and develops such a plan. Not only will I work with you, but Char Ackerman, Regional Emergency Response Planner, Oro Valley Police Department, has committed to working with a group of Sun City Vistoso residents to develop a com-prehensive emergency/evacuation plan.

SCVCAI Board of Directors Newsletter A bimonthly newsletter by Director Janice Strassburg about the activities and items discussed by the BOD is available on ListServ. To sign up, go to www.suncity-vistoso.com, hold your mouse over News and Info, click on In the Know, put in your email address and click on Submit button. Select any of the notifications you would like to receive and click on the Submit button. For those who do not have access to a computer, a copy is available for reading in the Library. All Board minutes, agendas and reports are avail-able online and in the SCV Library. Board meetings are open to residents.

What is the Financing Plan for the AFC?by Ruth Gitzendanner

The Board of Directors has established a $2.5 million dollar budget cap for renova-tion and expansion of the Aquatics & Fit-ness Center. The project, if approved by a

community vote, will be funded through a special as-sessment that was originally projected to be no more than $1,000, but has been reduced to $844. This re-duced special assessment will come through the use of $400,000 from the Capital Fund which is the projected balance as of March 1. The use of the Capital Fund has not been formally approved by the Board, but it must be if the special assessment is to be reduced to $844. I fully anticipate this will occur at the next Board Meeting. Residents will have the option of financing the assess-ment over 6 years for $162 annually. This proposed as-sessment does not include further reductions that may be available from charitable contributions to help fund the project. I estimate that approximately 50% of the members will pay the special assessment up front and 50% will elect to make payments. In addition, the funding provides for a temporary loan from the Asset Reserve Fund to cover initial construction costs rather than expensive external borrowing. These funds will be replenished with inter-est as the special assessment payments are received. Borrowing from the Asset Reserve will not affect the scheduled replacement or repair of Association assets covered by the Asset Reserve. I am confident the As-sociation will be able to undertake this project with no further assessment to members. The Finance & Budget committee recommended a service charge of 6% for those choosing the payment option. This rate was determined by looking at the costs the Association will incur in order to provide the payment plan (interest, attorney fees, bookkeeping, and possible uncollectible accounts). The Finance & Budget Committee, prior to reaching its recommendation to fund with a special assessment,

Heroes Among Us Nominations Sought

The Board of Directors is requesting residents to submit candidates for the Heroes Among Us award. This award is designed to honor residents who make remarkable contributions to our community. Nominations should be submitted by Friday, Janu-ary 13, by filling out a hard copy of the form avail-able in the Administration Office, or by completing the form sent out via email on Monday, January 2. The Board will review the nominees and select the recipient(s). The award will be presented at the Sun City Vistoso Annual Meeting in March.

HOT Spot Help Out Today!

The HOT Spot is for the purpose of listing help-wanted ads for various Association and Association Committee tasks.

Community Assistance Committee is seeking volun-teers to work one or two days per week to answer Loan Room reservations phone, Mondays, Wednesdays or Fridays, 8-9 AM, or to work in the Loan Room Tuesdays or Thursdays, 8-9 AM. We also need volunteers for daily bagging of aluminum cans, half-hour, one day per week, or to be on the “on call” list for delivering cans to the recycler once every 3-4 weeks. ARC Architectural ReviewChair Susan Jakosa 609-6367, [email protected] and fourth Tuesdays, 1 PM, Vistoso Center/Yaqui Are you thinking about putting your home up for sale? Is it already on the market? Did you know that the title company notifies SCV when your home is under contract and in escrow? At this time, an ARC member inspects the outside of your home to verify that the exterior and property are in compliance with the Development Standards. Seller’s and buyer’s agents receive the inspection results. If the Association does not receive the title company notification on a timely basis and there are inspection issues to be resolved, delays can be caused. However, your inspection can be done as soon as your realtor receives an escrow number. Ask your agent to submit a realtor request for an ARC home inspection form, available from Jim Cundiff, Community Services Coordinator. The inspection can then be done. You will know much sooner if all is well or if there are any issues to resolve.

Communication CommitteeLeslie Platt 520-818-1963 On December 8, after many meetings with the Board and Aquatics & Fitness Center (AFC) Subcommittee

and extensive input from residents, the architects for the proposed AFC presented their final conceptual renderings and cost estimates. The Board then estab-lished a budget cap of $2.5 million for renovation and expansion, including all contingencies. The previously proposed special assessment of $1,000 per household was reduced to $844, payable in either one lump sum, or spread over six annual payments of $162 each. The Communications Committee insert in this issue provides details. Association members will have the opportunity to vote on the proposed project in March 2012. The Committee will provide information packets and briefings for residents in January and February. Watch for announcements and follow proceedings on the As-sociation website. Click on Association, then select Fit-ness Center Info from the drop-down menu.

Community Assistance CommitteeChair George Holthus 818-1042; Susie Klein 825-7535 Aluminum Can Donations: Put those aluminum cans to work for Sun City Vistoso. Deposit only empty, clean aluminum cans in the box outside the Social Hall kitch-en. For safety reasons do not deposit unrinsed cans which attract bees and may become a hazard. In November we delivered 480 pounds of aluminum cans which netted the CAC $307. Fiscal year-to-date we have received a total of $1,563. The Loan Room provides equipment throughout the year to Sun City Vistoso residents who need help with medical needs, extra tables and chairs for parties, beds for visitors and items for children. Telephone reserva-tions are taken on Mondays, Wednesdays, and Fridays from 8-9 AM by calling 917-8052 or 825-3711 ext 128. Items can be picked up and reservations made at the Loan Room on Tuesdays and Thursdays from 8-9 AM. The Community Assistance Committee recently ap-proved $1425 toward the cable connection for Catalina Vista and $1000 for Casas Amigas. The annual Pancake Breakfast is Saturday, January 28, 7:30-9 AM in the Auditorium. Please come and join us to celebrate our community. See Coming Events sec-tion for ticket sales information.

Their work is displayed in the center front window for the month of January.

Government Affairs Chair Hal Linton 825-2812, [email protected] Second Wednesday, 1 PM, Vistoso Center/Yaqui This year is very significant for Arizonans and those who live here part-time. as Arizona celebrates its Cen-tennial in 2012. We can expect to see and hear about many events to mark the occasion. The SCV Govern-ment Affairs Committee (GAC) hopes to sponsor some

events that will highlight Arizona’s statehood. Of course in 2012 we will also have several governmental elec-tions that will certainly impact us in Sun City Vistoso. If you are interested in helping the GAC explore local, county, state and federal governmental plans and op-erations that would be of interest to the SCV commu-nity at large, please join us at the next meeting.

LandscapeBob Cratty 825-0157 Third Wednesday, 9 AM, Vistoso Center/Yaqui You may have noticed that large, mature, non-native eucalyptus and African sumac trees at the Mountain Vista area and elsewhere in our community have been removed. The eucalyptus were messy and expensive to maintain. More importantly, they were a safety haz-ard as branches could fall off and injure someone. The African sumac is also high maintenance, particularly as it ages, and it naturalizes easily, invading our golf course, washes and other natural areas. Each tree re-moved has been or will be replaced with a more suit-able tree.

We Listened Neighborhood Pride prides itself on taking to heart suggestions from our community. Because of this, the infractions letter that is sent out to make a homeown-er aware of a problem has been made more resident friendly. Our committee members have certainly enjoyed see-ing the beautiful holiday decorations throughout the community over the past few weeks. As a friendly re-minder though, seasonal decorations and lights should be removed by January 15. We appreciate all residents who continually take pride in the appearance of their property, and we are most pleased with how beautiful our community is looking to usher in the New Year. We wish each and every one of you a happy, healthy and prosperous 2012.

Employee morale is part of workplace cul-ture and is important in the company. When workers are happy, they tend to be more efficient because they enjoy their work. As

I mentioned last month, the Association is generous. This month I wanted you to know what your managers are doing to foster a good workplace culture. The general manager has created an On the Spot award that is given to employees who go above and beyond their regular work duties. They can redeem this award for a spin on the prize wheel which can produce a small gift certificate, movie tickets and even a paid day off! The general manager has also created a sug-gestion box where employees are assured that their concerns are being heard. Managers take their employees to lunch or bring in doughnuts. One talked about writing the employees thank you cards for a job well done. One manager serves ice cream at team meetings and has an occa-sional pizza party and every once in a while passes out EXTRA gum because the employees go the extra mile during their busy season. One department has a monthly birthday party at the water cooler and for 15 minutes they eat cake, drink coffee and celebrate. There are many ways we tell our employees thank you and we know how important it is to do so. It builds a healthy work culture. It helps our employees to enjoy work and that makes the service that they provide you even better. It’s a win-win for both the employee, em-ployer and residents.

As you know, when any club meets or a room is rented, the set-up of the room is coordinated with Coco Sullivan. Moni-tors must know ahead of time if equipment

is needed for an event or meeting. If you need such things as a projector or microphone, etc., you must let Coco know so the monitors have items ready. More and more we are finding that residents are walking into a meeting and requesting a projector when Coco was not informed in advance. Many times equip-ment must be brought in from another facility to meet a need. Clubs should have only one contact person with Coco to make all arrangements. We want your meeting/event to be set up as you need it, but we need your cooperation. Thank you.

Kim Griggs, Head Golf Professional For those of you who haven’t stopped by the Pro Shop, please do so. We have a wide variety of merchandise and if we do not have your size or color, we will be more than happy to special order for you. We have a variety of items (towels, hats

and other merchandise) that have our new course name on them (The Views Golf Club). Reminder: on Tuesday and Wednesday the morning shotguns will start at 8:30 AM (unless there is a frost delay). The afternoon shotguns are now scheduled to go out at 1 PM (not 1:30 PM as in previous years.) This is being done so that we can possibly get the afternoon shotgun in before dark. Remember golfers that the frost delay hotline phone number is 825-0322. Walkers and riders, please remember to remain on the paths at all times. Should frost be present, you may damage or kill the underlying grass if you walk on it. As everyone knows, we are now open to the public which makes us a semi-private golf course. Please be aware that as new people play our course for the first time, they may be a little slow. Our rangers are aware of this and will help move them along. We advise everyone of our rules, and hand out playing tips to them in the golf shop. So, please be patient and courteous to these guests. We try to fill in empty times with these guests as a way to increase our revenue.

Michael Kropf, Superintendent A subject was brought up in Golf Advi-sory this month that is important for all golf courses in southern Arizona. The question was asked about water conservation on the golf course and the increases in costs

and limited availability of an important resource. This is one of the biggest management issues a golf course needs to deal with on a daily basis. There is a fine line between providing the turf with an adequate supply of water while at the same time providing the golfers with a good playing surface. The question was asked about what our golf course is doing to conserve water. The biggest area of conserva-tion was the installation of the new irrigation system. The previous system applied too much water and was inef-ficient. The current system is computer-controlled to op-timize flow rates to every part of the course so water is distributed at the correct rates and pressures. The sprin-klers are constantly checked for performance and wear to reduce lost water through worn parts. The weather station uses daily weather conditions to determine exact amounts of water needed to replace the water lost from the turf through evaporation. Depending on the time of the year, the watering sched-ule is constantly changing. In the winter with lower tem-peratures and less evaporation, the course is watered infrequently. However, the dormant roughs are watered a couple times a week during the winter because it is still a living grass.

When you see an ad from our Marketing Committee, the price you see is the pro-rated one. Annual passes that nonresident players purchase are higher than the price a resident pays. The washes that cross the fairways on #13 and #18 are now maintained waste areas. What this means to golfers is they can ground their club, remove stones or declare the ball unplayable. Look for a special event on Friday, January 13, for annual pass holders only. It will include a free ball fitting from 2-3:30 PM. It talks about a study they have done with twins, one of whom has Parkinson’s and one who doesn’t. The studies have been useful in identifying environ-mental influences in the disease. The doctor who is leading the study is the son of local residents, Harold and Esther Goldman. You can go online and Google Samuel Goldman, Parkinson’s, and find this article and several others. The Goldmans have said they will try to have him meet with our group when he comes to visit. Don’t forget the Parkinson’s exercise classes with Ray Jerkins, trainer, every Monday and Thursday, 4-5:30 PM, Vistoso Center/Apache.

Davies, raises over $6,000 for Parkinson’s Payton Davies, whose husband, Bob, has Parkinson’s disease, was the top fund raiser for the American Par-kinson Disease Asso-ciation in the El Tour. She raised $6,080,

nearly doubling her previous year’s effort and bring-ing her five-year total to more than $17,000. This total is remarkable because it represents hundreds of contributions from friends and family across the country. Payton has helped many people understand Parkinson’s and its impact. Dr. Cynthia Holmes, Co-Director of APDA Arizona, says “Payton is a tre-mendous ambassador for the cause. She has re-ally stepped up to make a difference.” In addition to fund raising, she leads a Parkinson’s support group and helps with a twice-a-week Parkinson’s exercise class, all while ensuring that Bob gets state of the art care. Payton is pictured above at the finish line with friends after bicycling 42 miles in the El Tour.

Susan Franklin’s “My Arizona Favorites” quilt will be displayed at the “100 Years-100 Quilts exhibition” to be held at the Arizona Historical Society Museum in Tucson. The exhibit, opening Saturday, February 18, runs through December 2012. The quilts, made by quilters throughout Arizona, are individual designs and also meet other criteria. Throughout 2012 the Museum will host other events celebrating the Arizo-na Centennial and quilting. Susan’s redwork represents Arizona images special to her. The first block (upper left) depicts a Tucson ro-deo rider. The second (upper right) showcases a Pima basket, circa 1920. The saguaro, (lower left) provides charm with its stately appearance and Arizona’s state flower from this cactus. Finally, the Arizona Inn (lower right), a favorite for Susan, is highlighted. She loves its graciousness and cultural heritage. Susan sketched the designs using photographs as a rough guide. Each piece was then embroidered and framed with bandana print fabric. Dispose-A-Meds Program Comes To SCV The OVPD (Oro Valley Police Dept.) and the Sun City Vistoso Community Foundation are sponsoring the successful Dispose-A-Meds Program in SCV. This is an effort to make it easier for our residents to dispose of unwanted medications. We also adopted seven families through Catalina Resources and purchased clothes and toys for their 18 children. Two children also received refur-bished bikes. The need was great and has inspired us to get busy making toys for 2012. You are welcome to join us at any time and we promise you will find satisfy-ing projects. Children received 110 bikes in 2011, 88 of which were repaired and refurbished by members of Vistoso Cyclists. Small bikes are in great need, but all bikes accepted. Thank you, Pat, for giving of your time and talent. That same day, our Kumu, Jean, was presented with her cigar box ukulele, gorgeously handcrafted by our own Keith Carlson. Great job, Keith!
