This is probably one of the most importantaspects in staging and selling a home. You mustdraw that person out of the car, onto thesidewalk and up to the front door. Color,landscaping, walkway, driveway and neighborsall give a feel to the home. In order to show thehome to a global buyer, it must look pristine fromthe street to the doorknob.

If a home is taking longer to sell thanaverage, there may be a good reason. What isthe first thing you notice when you drive up tothe home? How does the home make you feel?Do you want to get out and see it? How does itlook compared to the other homes in theneighborhood? These are questions you need toask yourself when preparing your home for sale.

Well, you can't change the neighborhood,and you probably didn't budget for a completefront yard makeover. So what can you do?

HERE IS A START:Walk across the street or as far away as you

can. View your home by at least three anglessuch as the right and left sides, front and center.Now take a really good look at it.

#1. Can you see it? This sounds funny but ifyou can’t see your home, you can’t sell it. Treesand shrubs are great and should be trimmed sothat the house is the star. We usually suggesttrimming trees up to the rain gutter line or the topof the highest window. Shrubs should follow thesame line as the bottom of a window trim. If a lotof trimming needs to be done, do it several weeksbefore so that the plants have a chance to recover.

#2. How is the paint? Is it a neutral color?Does it flow with the rest of the homes on thestreet? Painting your house bright blue willattract attention for sure, but not when you areselling. Remember, with global buyers neutral iskey. Start with the trim if you can't paint thewhole house, especially around the front doorand front porch. It can be as simple as paintingthe front door a different color. That can be aquick and easy fix.

#3. How is the driveway? Are there cracks,oil stains, garbage cans? The driveway is thelargest hard area near the home; the materialand look of the driveway and garage have ahuge impact on curb appeal. Clean it up andclear everything off.

#4. Is your walkway to the front doordefined? Does it lead buyers to the front door or

front entry? Make sure people know where yourfront door is, and then work on drawing peopletoward it. If the front entry area has a patio,create an outdoor sitting area.

#5. How is the landscaping? Make sure thatthe grass is well-watered, edged and mowed.Flowers, flowers and more flowers. These littlepops of color make us happy and cheerful. Addsome pots near the garage and plant away.

Curb appeal is really part of the wholepackage, which means the small details are asimportant as the big picture. A manicuredfront yard means a manicured home in abuyer’s eyes.

Finally, don’t forget to tidy up. Remove thegarbage cans, hide the hose, pick up the paper,etc. Curb appeal means a place that looks neatand clean, the kind of place you’d like to live.

1. FREEDOM. The home is yours. You can decorate any way youwant and be able to benefit from your investment for as long as youown the home.

2. EQUITY. Money paid for the rent is money that you’ll never seeagain, but mortgage payments let you build equity ownershipinterest in your home.

3. SAVINGS. Building equity in your home is a ready-made savingsplan. And when you sell, you can generally take up to $250,000($500,000 for married couples) as gain without owing any federalincome tax.

4. PREDICTABILITY. Unlike rent, fixed mortgage payments don’t goup over the years, so your housing costs may actually decline asyou own the home longer. (Note: Adjustable mortgages maychange if there is a change in the interest rates.) However, keep inmind that property taxes and insurance costs may rise.

5. TAX BREAKS. The U.S. Tax Code lets you deduct the interest youpay on your mortgage, property taxes you pay and some of thecosts involved in buying your home.

6. GAINS. Since 1989, national home prices have increased 5.5percent annually. And while there’s no guarantee of appreciation, itis estimated that, through price gains and reducing mortgagesthrough payment of principle, a typical homeowner has $144,000in equity in a home, based on data from the Federal Reserve1.

7. STABILITY. Remaining in one neighborhood for several years givesyou a chance to participate in community activities, lets you andyour family establish lasting friendships and offers your children thebenefit of educational continuity.1“Flows of Funds Accounts of the United States,” Federal Reserve

Types ofHOMES

What are your preferences? Do you like modern styles? Do you like antiques,collectibles and vintage architecture, or are you fond of chrome, glass and no clutter?Believe it or not, your tastes may change as you live with one style and develop intoanother.

There are plenty of ways to evolve from one style to another and that is by situatingyourself and your family—economically, socially, culturally and geographically. If you havea family with children, you can buy a home in a neighborhood known for its emphasis onschools and recreational opportunities so your kids can grow up with playmates,teammates and lots of activities. Or, if you’re in an adult household, you may prefer a moreurban lifestyle that is focused on activities and interests for singles, couples andnontraditional families of all ages. In other words, do you want to be closer to playgroundsor nightlife? Or both?

The star of residential housing is the single-family home because it combines theownership of land with a structure. Single-family means there are no shared walls and thehome is situated on a lot with a yard surrounding the home.

Multifamily homes share walls, even if there is a firewall between the sheetrock panels.The housing structure is built in units for rental or purchase. Examples of multifamily homesinclude:

• TOWNHOMES OR ROWHOUSES. These homes arestreet-entry homes that arebought like single-familyhomes. Owners may or maynot belong to a homeownersassociation that overseescommunity painting, fencerepair, landscape maintenanceand so on.

It is important to understand what legalresponsibilities your Realtor® has to you and toother parties in the transaction. Ask yourRealtor® to explain what type of agencyrelationships are available to you if you elect towork with them and with the brokeragecompany.

AUTHORIZED BROKERAGE RELATIONSHIPS

A real estate licensee in the State of Floridamay enter into a brokerage relationship as eithera single agent or as a transaction broker withpotential buyers and sellers. A real estatelicensee may not operate as a disclosed or non-disclosed dual agent. As used here, the term“dual agent” means a broker who represents asa fiduciary both the prospective buyer and theprospective seller in a real estate transaction.Once a brokerage relationship is established,this part does not prevent a licensee fromchanging from one brokerage relationship to theother as long as the buyer or the seller, or both,gives written consent before the change and theappropriate disclosure of duties, as provided inthis part is made to the buyer or seller. This partdoes not require a customer to enter into abrokerage relationship with any real estatelicensee.

DISCLOSURE REQUIREMENTSDisclosure requirements and duties must be

fully described and disclosed in writing to abuyer or seller either as a separate and distinctdisclosure document or included as part ofanother document such as a listing agreementor agreement for representation. The disclosuremust be made before, or at the time of, entering

into a listing agreement or an agreement forrepresentation or before the showing of property,whichever occurs first. When incorporated intoother documents, the required notice must be ofthe same size type, or larger, as other provisionsof the document and must be conspicuous in itsplacement so as to advise customers of theduties of limited representation, except that thefirst sentence of the information must be printedin uppercase and bold type.

SINGLE AGENT RELATIONSHIPFLORIDA LAW REQUIRES THAT REAL

ESTATE LICENSEES OPERATING AS SINGLEAGENTS DISCLOSE TO BUYERS ANDSELLERS THEIR DUTIES. Single agent duties are as follows: 1. Dealing honestly and fairly2. Loyalty3. Confidentiality4. Obedience5. Full disclosure6. Accounting for all funds7. Skill, care and diligence in the transaction8. Presenting all offers and counteroffers in a

timely manner, unless a party has previouslydirected the licensee otherwise in writing

9. Disclosing all known facts that materiallyaffect the value of residential real propertyand are not readily observable

TRANSACTION BROKER NOTICEFLORIDA LAW REQUIRES THAT REAL

ESTATE LICENSEES OPERATING ASTRANSACTION BROKERS DISCLOSE TOBUYERS AND SELLERS THEIR ROLE ANDDUTIES IN PROVIDING A LIMITED FORM OFREPRESENTATION.

As a transaction broker, the real estate firmand its associates provide to you a limited formof representation that includes the followingduties: 1. Dealing honestly and fairly2. Accounting for all funds3. Using skill, care and diligence in the

transaction4. Disclosing all known facts that materially

affect the value of residential real propertyand are not readily observable to the buyer

5. Presenting all offers and counteroffers in atimely manner, unless a party has previouslydirected the licensee otherwise in writing

6. Limited confidentiality, unless waived inwriting by a party. This limited confidentialitywill prevent disclosure that the seller willaccept a price less than the asking or listedprice, that the buyer will pay a price greaterthan the price submitted in a written offer, ofthe motivation of any party for selling orbuying property, that a seller or buyer willagree to financing terms other than thoseoffered, or of any other informationrequested by a party to remain confidential

7. Any additional duties that are entered into bythis or by separate written agreement.

Limited representation means that a buyeror seller is not responsible for the acts of thelicensee. Additionally, parties are giving up theirrights to the undivided loyalty of the licensee.This aspect of limited representation allows alicensee to facilitate a real estate transaction byassisting both the buyer and the seller, but alicensee will not work to represent one party tothe detriment of the other party when acting asa transaction broker to both parties.

Should you sign another lease or takethe plunge and buy a place of your own?Nearly, 3 million Americans askthemselves that question everyday. Tomake a wise decision consumers shouldconsider a few factors, such as theirlifestyle and financial situation. There is noright or wrong answer when trying tomake a decision to rent or buy. A gooddecision is one that is right for you.However, there are advantages anddisadvantages to both.

Although most Americans own theirhomes, homeownership is not foreveryone. If you move around frequently,have credit problems or if you cannotafford the home you want or simply do notwant the responsibility of owning a home,you could be better off renting. Usuallywhen renting, the landlord or owner of theproperty pays for the cost of any work orrepairs that are done to the property. And,there is generally less up-front cashneeded to move in.

However, when you are renting aproperty, you are waving good-bye to yourmoney each month. Renting a home doesnot provide tax advantages to the renter.Any and all tax advantages go to thelandlord or property owner. Also, monthlypayments for renters can beunpredictable, depending on the lease.

Owning a home is a responsibility.Not only does it mean paying a mortgageeach month, but it also involves other

costs associated with the home, such asthe cost of insurance, taxes, repairs andgeneral maintenance. First-timehomebuyers are often startled by theinvestment associated with purchasing ahouse. The down payment required canbe as much as 20 percent. You also haveto consider other fees, such as lawyer’sfees, points, escrow costs, appraisals andcredit checks.

In spite of the risks andresponsibilities, 67 percent of Americansenjoy the rewards of home ownership.Purchasing a home is a sound investment.As you pay down your home loan, you arebuilding equity. A home usually increasesin value over time.

Home ownership does offer taxadvantages. The mortgage interest andreal estate taxes are tax deductible, whichallows you to subtract part of yourhousing-related expenses from yourincome, thereby reducing your tax liability.

There is not much doubt that formost people owning a home is better overthe long term than renting. When you havemade the decision to buy, know how largea mortgage you can afford. If possible, get“pre-qualified” for a loan. When you find ahome you and your REALTOR® like,carefully give it your own personalinspection.

To Rent or to BuyWHICH IS RIGHT FOR YOU

Information provided by the Realtors® Association of the Palm Beaches

1. W-2 forms or business tax return forms ifyou’re self-employed for the last two or threeyears for every person signing the loan.

2. Copies of at least one pay stub for everyperson signing the loan.

3. Copies of two to four months of bank orcredit union statements for both checkingand savings accounts.

4. Copies of personal tax forms for the last twoto three years.

5. Copies of brokerage account statements fortwo to four months, as well as a list of anyother major assets of value, i.e. a boat, RV orstocks or bonds not held in a brokerageaccount.

6. Copies of your most recent 401(k) or otherretirement account statement.

7. Documentation to verify additional income,such as child support or a pension.

8. Account numbers of all your credit cards andthe amounts of any outstanding balances.

SPECIALTY MORTGAGES – WHAT ARETHE RISKS AND ADVANTAGES?

Understanding Specialty MortgagesThe traditional fixed-rate mortgage and

standard adjustable-rate mortgage may not bethe best options for everyone. A growingnumber of homebuyers are deciding to use oneof several new types of specialty mortgagesthat let them “stretch” their income so they canqualify for a larger loan. But, before you chooseone of these mortgages, make sure youunderstand the risks and how they work.

Specialty mortgages often begin with a lowintroductory interest rate or payment plan—a“teaser” —but the monthly mortgage paymentsare likely to increase a lot in the future. Someare “low documentation” mortgages that comewith easier standards for qualifying, but alsohigher interest rates or higher fees. Somelenders will lend you 100 percent or more of thehome’s value, but these mortgages alsopresent a big financial risk if the value of thehouse goes down.

It’s in your best interest to learn the ins andouts of these packages before deciding if theloan you’re considering is right for you.

Specialty Mortgages Can: • Pose a greater risk that you won’t be able

to afford the mortgage payment in thefuture, compared to fixed-rate mortgagesand traditional adjustable-rate mortgages.

• Have monthly payments that can increaseby as much as 50 percent or more whenthe introductory period ends.

• Cause your loan balance (the amount youstill owe) to get larger each month insteadof smaller.

COMMON TYPESOF SPECIALTY MORTGAGES

Today, when you apply for a loan, you havemore choices than ever before. Here are a fewexamples:

Interest-Only Mortgages: Your monthlymortgage payment only covers the interest youowe on the loan for the first five to 10 years ofthe loan, and you pay nothing to reduce thetotal amount you borrowed (this is called the“principal”). After the interest-only period, youstart paying higher monthly payments thatcover both the interest and principal that mustbe repaid over the remaining term of the loan.

Negative Amortization Mortgages: Yourmonthly payment is less than the amount ofinterest you owe on the loan. The unpaidinterest gets added to the loan’s principalamount, causing the total amount you owe toincrease each month instead of decrease.

Option Payment ARM Mortgages: Youhave the option to make different types ofmonthly payments with this mortgage. Forexample, you can: • A minimum payment that is less than the

amount needed to cover the interest andincreases the total amount of your loan

• An interest-only payment• Payments calculated to pay off the loan

over 30 or 15 years40-Year Mortgages: You pay off your loan

over 40 years, instead of the usual 30 years.While this reduces your monthly payment andhelps you qualify to buy a home, you pay off thebalance of your loan much more slowly and paymuch more interest.

This is only a short list of specialtymortgages. Today’s marketplace includes manyvariations on these types.

WHAT ARE THE MAJOR RISKSOF SPECIALTY MORTGAGES?

Payment Shock. One major risk is that yourmonthly payment may increase by a largeamount, resulting in “payment shock.” Even achange of 1 or 2 percent in interest rates can resultin a very big jump in monthly mortgage payment.

Higher Debt Over Time. Another risk thatcomes with specialty mortgages involves your“equity”—the amount your house is worth afteryou subtract the amount you still owe to thelender. Consumers who choose some types ofspecialty mortgages will build equity in theirhome much more slowly than with traditionalloans. In fact, with some specialty mortgages,the amount you owe on your home couldincrease rather than decrease over time.

• How much can monthly payments increaseand how soon can these increaseshappen?

• Do I expect my income to increase or do Iexpect to move before my payments go up?

BewareOF PREDATORY LENDING

As a result of the recent surge in financial crimes, the Federal Bureau ofInvestigation (FBI) is cracking down on mortgage fraud to curtail this growingproblem. Predatory lending and mortgage fraud are among the most commontypes of financial crimes. Especially vulnerable to predatory lending are first-timeand elderly buyers.

Florida is one of 10 states on the FBI’s list of mortgage fraud hot spots.Mortgage fraud scams were also among the top 10 categories of complaintsreceived by the Florida Attorney General’s Office recently, prompting FloridaAttorney General Bill McCollum to issue a consumer advisory.

WHAT IS FRAUD? Fraud involves two parties: one makes a false statement of fact material to

the business involved, and the other party relies on that statement to theirdetriment.

Anyone involved can be held liable. Responsible parties can include buyers,sellers, real estate agents and brokers and mortgage brokers.

WHAT IS PREDATORY LENDING?Predatory lending usually involves consumers losing their homes and their

investments because of predatory lenders, appraisers, mortgage brokers andhome improvement contractors who:• Sell properties for much more than they are worth using false appraisals.• Encourage borrowers to lie about their income, expenses or cash available

for downpayments in order to get a loan.• Knowingly lend more money than a borrower can afford to repay. • Charge high interest rates to borrowers based on their race or national

origin and not on their credit history.The U.S. Department of Housing and Urban Development (HUD) has

created a new brochure to educate consumers on predatory lending. Thebrochure is available in English and Spanish and includes valuable informationto help protect consumers from unlawful perpetrators.

Moving doesn’t have to be a stressfulexperience, and choosing the right movingcompany is the best way to ensure an easymove.

5 STEPS TO FINDING A QUALITY MOVING COMPANY

1. Make sure your moving company isproperly licensed. The Palm Beach CountyConsumer Affairs Division maintains a list oflicensed movers in the county, which isavailable on their Web site,www.pbcgov.com/consumer or by calling(561) 712-6600.

2. Ask family and friends forrecommendations. The Consumer AffairsDivision also keeps a list of consumerdispute history and business informationreports for local moving companies.

3. Decide who will do the packing of boxes.The cost of the move increases when themoving company packs your goods inboxes. Moving companies will not takeresponsibility for items broken in boxes theydon’t pack.

4. Obtain written estimates from at least threelicensed moving companies. Writtenestimates should include all the costs forpacking and transporting your goods.

5. Don’t use price as the only factor. Thelowest or highest estimates do not assurequality service.

NEED-TO-KNOW INFORMATIONValuation Coverage: Every moving

company must provide minimum ValuationCoverage of 60 cents for every pound of everyitem damaged, destroyed or lost during transit.

Of course, this amount will not cover your losseson many of your goods if they are lost ordamaged. Inquire about Additional ValuationCoverage from your moving company, and besure that you understand and agree to the terms.

Bill of Lading: Before doing any work, yourmoving company must provide you with a Bill ofLading and, if the move is within Palm BeachCounty, your mover must also provide you witha Palm Beach County (or Tri-county) DisclosureForm. Both must be signed by you and themoving company representative.

Deposits: Deposits required by a movingcompany can not be more than 20 percent ofthe total estimate. If the move is cancelled bythe consumer within 48 hours of the scheduledmove, the moving company must return thedeposit.

Unloading: It is a felony criminal offense fora moving company to refuse to unload thehousehold goods if the amount of the

estimate/Bill of Lading has been paid by theconsumer. The moving company may legallyrefuse to unload your household goods if youdo not pay the estimate/Bill of Lading amount.

Damage: If your goods are lost ordamaged in the move, you must give writtennotification to the moving company within 60days after delivery. Your written notice should bevery specific and clearly state that you wish tomake a claim for compensation of lost ordamaged goods.

Will Rogers the famous humorist once quipped "America is a land ofopportunity and don't ever forget it." The quote takes on weight when youconsider that he said that in the midst of the Great Depression of the1930’s. There is truth and insight in those words. We are in what isarguably a very poor economy, but we must remember that where thereis uncertainty, there is opportunity. Those who are stakeholders in theSouth Florida economy must remain open to changing some of the thingswe have grown accustomed to – and finding new ways of surviving andeven prospering.

There are some positive indicators for Palm Beach County. This areais expected to show moderate-to-low growth in some major indicators.Personal income is expected to grow 2.4 percent annually. Per capitaincome is still the highest in Florida. Average annual wage growth isprojected to be 2.3 percent and the average annual wage level is still oneof the highest in the state. Unemployment is expected to be 9.4% - a highnumber – yet it is one of the lowest in the state. Palm Beach County’sfastest growing sectors are expected to be in the Professional andBusiness Services, and Education and Health Services.

The commercial real estate market is experiencing high vacancyrates in the industrial, office and retail sectors. With many of the majorretailers downsizing, incentives are popping in all shapes and “$” sizes.The number of commercial property sale transactions in the county hasdropped to less than 50 year to date, and many deals collapse due toinability to obtain financing. The bargains are out there, but it is a cashmarket. Many distressed properties will be appearing on the market in thenext six months at steep discounts, like the “short sales’ in the residentialmarket. Those represent a great opportunity for aggressive and smart

buyers to put the properties back into operation at realistic lease rates.This realignment will also represent a boon to those wanting space, sinceit will become affordable once again after the ruinously high rates of thelast five years. All of that is good news; however, taxes and municipalburdens must decline to match the market. No sector of the economycan remain off the table when it comes to this economic realignment. Ifcounty and municipal governments are smart, they will aggressivelyencourage vacant space absorption by loosening zoning and userestrictions and allowing landlords to book tenants in spaces they are nowlocked out of by use restrictions or slow and cumbersome approvalprocesses. Property taxes must come down, or the expense burden willcontinue to crush leasing markets.

Where are we heading and what’s the forecast? With the Health,Education and Bioscience industry showing positive signs of growth in our area, Palm Beach County could continue to enjoy some influx of companies in those fields, but only if regulatory barriers are eased andincentives offered by our local governments. The EB-5, Investor Visaprogram, has identified Palm Beach County as a target market for potential foreign investors. In conjunction with tourism, conventions & expos, and cultural promotions this Visa program could help boost interest amongnational and internationalinvestors. Palm BeachCounty remains as one ofthe Hottest “Spots” in theglobe for business andquality of life.

What You Should KnowABOUT LEASING COMMERCIAL REAL ESTATEAre you getting ready to start looking for a

new lease space? If so, here are a few things tothink about. First, make a wish list—what wouldbe the perfect site, location and amenities forthe space you want to lease. You probablywon’t get everything you want, but it gives youa place to start.

Next, how much space do you need? Youshould look at what your company’s growth hasbeen over the last five years and what youexpect it to be over the next three to five years.Why? Whether you are expanding orcontracting you will still want to lease enoughspace for minor expansion. Moving is always anexpensive proposition; satellite locations areexpensive and inefficient.

Once you determine how much space youneed, the next thing to look at is location. Makea geographical box of the area where you wantto be and go a little further out of that box;sometimes there might be a better deal justoutside the area where you want to locate. Is itmore important to consider how far you andyour key employees have to travel, or theaccessibility of your clients and customers? Areyou better to be located near Interstate 95 orFlorida’s Turnpike? If you get a lot of deliveriesor your business requires deliveries to yourcustomers, then you need to factor in fuel costsand time it takes you to get to the highway fromyour new location.

Now you have found a space that you like,you need to ask some important questions to theowner or the owner’s leasing agent. How muchis the base rental rate and how much is thecommon area maintenance (CAM) or operatingexpenses of the building? Does the owner use agross lease or a Net Net Net (NNN) lease?

Depending on the motivation of the owner,

the base rental rate might be negotiable, but notalways. Due to financing, the owner may nothave the ability to reduce the base rent,however, they might be able to give anabatement of base rent (usually the owner willnot abate CAM or operating expenses).

The owner will probably ask that theprospective tenant fill out a rental applicationand credit application. Prospects have said,“No! They are not going to give thatinformation!” Property owners who don’t ask forfinancial information usually are owners whomight not take pride in their property and/ortheir tenants. Yes, there are problem owners!You want an owner who cares about theirproperty, and keep in mind that most peoplespend more time at their place of business thanthey do at home.

In all multistoried office buildings there iswhat is referred to as the common area lossfactor. This is the pro-rata share percentage ofthe common areas equated to your leasespace. For instance, your rentable squarefootage of the space is 1,000 square feet with aloss factor of 15 percent. With the loss factorthe usable square footage, the space that youactually get to use, is 850 square feet. However,you will be paying the owner base on therentable number, 1,000 square feet.

The CAM or operating expenses shouldinclude real estate taxes, property insurance,water/sewer, common area electric, landscapemaintenance, trash removal, propertymanagement, repair and replacement of majorcomponents on the property including parkinglots and roof repair and replacement. Many ofthese items are considered uncontrollable andthe owners have very little control over the costs.

A good property owner will have the

expenses of the property as low as he can getthem. Also most tenants don’t know this, butlandlords are accountable to the tenants for theoperating expenses. A tenant has the right toreview the operating expenses every year; all onehas to do is ask the property owner to provideback-up data to justify the costs. Remember asthe tenant you’re the one paying the bill.

When considering a space don’t be afraidto ask questions that are geared directly towardthe operating expenses, i.e. how old is the roofand how often is it maintained, how manyparking spaces are allotted for my unit, do I haveaccess to my space 24/7, is the property youare leasing zoned properly for your business anddoes the owner have a maintenance agreementfor the air conditioner and heating system(HVAC). (If an HVAC system is old it can be verycostly to run. Get a licensed AC contractor toinspect the system in the space you’re going tolease. Is it still under warranty? You might bebetter off making a deal with a landlord to put anew condensing unit in your space; it will pay foritself in about 12 to 18 months.)

And if you really want to be smart, getyourself a good Real Estate broker to help youfind the space. They will cover more ground inone hour than you will in a week. They shouldknow where to look when you give them yourwish list and they will be able to negotiate thebusiness terms of the lease. It is also importantto hire a good Real Estate Attorney to reviewthe lease and negotiate the legal aspects of thelease with the owner’s attorney.

In everyday business life, moving an office happens once every36 to 60 months, and nobody wants to do it. There are things toconsider that will help the process move along more efficiently.

First and foremost, it will take longer than you think. If youprepare for this, you are way ahead of the game. Take the time to findout about large electronics like copiers, scanners and industryspecific equipment that is probably leased. Most of the time theleasing company not only will move the equipment, they require it.The property management company may have insurance andmoving requirements that may effect the time and logistics of themove, so it is good to get that information early in the process.Planning the packing of files and the disassembly of electronics the

day before the move also makes for a smooth transition.When hiring movers for the job, there are a few things to look for.

Ask about training and background checks for the employees.Protecting the building and your items is very important. Do they haveexperience in moving a company similar in size and industry to yours?Some movers will not only take care of the issues mentioned earlier,they will take on a project management role to help the move seemeasy. Above all, however, they should be a certified office mover.

Planning ahead and letting the right people take care of thethings they specialize in will not only make for a smooth move, butensures less downtime and faster return to productivity for you andyour co-workers.
