o you feel like you have been living and operating your business with aBunker Mentality for the last several years? According to Wikipedia, a bunkermentality is “a phenomenon that occurs when an individual or group stops taking intoaccount new, pertinent information and begins viewing outsiders as enemies due to anisolation resulting from being under attack”.

If you find yourself identifying with this description, isn’t it time to take a peek aroundand realize the worst is behind us for the most part. We have had to reevaluate ourbusiness models and adjust to the “new normal”. Many builders have diversifiedthemselves as remodelers, energy auditors, and lead paint specialists. Suppliers andassociates have downsized and found alternative sources of revenue. There has been amajor effort to “Do Business with Members” and I feel these efforts are paying offfor our membership.

Your Association continues to offer a variety of programs and services that can helpyou get out of the bunker. Our educational programs, social events, and networkinggroups are all enhanced by your participation. We need you - and you need us - as wepush this industry forward.

The political climate is against us and the nation faces an unprecedented assault onhousing that threatens to derail nearly 100 years of national policy promoting the valueof homeownership. We must make our voices heard as an industry and our electedofficials must understand the benefits of a strong housing market. Fully 15 percent ofthe U.S. economy relies on housing and nothing packs a bigger local economic impactthan home building.

A healthy housing industry means more jobs and a stronger economy. Home buildingincreases the property tax base that supports local schools and communities. Housing,like no other sector, is “Made in America.” Most of the products used in homeconstruction and remodeling are manufactured here in the United States.

But policymakers are proposing far more radical changes that would threaten thedream of homeownership for millions of current and future Americans. These include:

1. Eliminating the Mortgage Interest Deduction - Cutting the tax benefitsassociated with owning a home would impose a huge tax increase on millions ofmiddle-class home owners and send shockwaves through the economy.

2. Abolishing Fannie Mae and Freddie Mac - Some members of Congress areactively pushing to abolish Fannie Mae and Freddie Mac and end the federal backstopfor housing.

3. Mandating Minimum 20 Percent Down Payments - Six federal agencies areproposing a national Qualified Residential Mortgage standard that would require aminimum 20 percent down payment and other stricter qualifications, which wouldkeep homeownership out of reach for most first-time home buyers and middle-classhouseholds.

4. Denying Credit for New Housing Production - The credit pendulum has swungso far out of balance that many lenders are refusing to make loans for potentially newhousing projects, and under pressure from federal banking regulators, are even callingin performing loans.

Please make you voice heard – contact your representatives in Washington, Raleigh,and the City / County in which you live and work. Plan to attend upcomingcandidate forums and public discussions of topics that are important to you and thisindustry.

Remodeling Industry Positioned for Growth

s the new construction housingmarket continues to struggle locallyand nationally, we are seeing somepositive upturn in remodeling andhome renovations. Consumers areshowing signs of increasing interestand pent-up demand for homeimprovements.

Families remodel their homes for manydifferent reasons. It may be toaccommodate additional people livingin the home, to redesign the space tobetter suit the family’s current lifestyle,to save money on utility bills, or toreduce their environmental “footprints”and be better stewards of our naturalresources. Whatever the reason,remodeling continues to grow inpopularity.

NAHB’s economic department offersthe latest analysis and information –including the Remodeling MarketIndex – to identify the currenteconomic trends in remodeling.

According to NAHB, Americans spent$116 billion on improvements toowner-occupied units in 2010, down

from a peak of $146 billion in 2006. NAHB’s remodeling forecast expects these expenditures to increase steadily as thebroader housing market recovers through 2011 and 2012, reaching $119 billion and $131 billion, respectively.

Beyond general recovery in the housing market, key factors driving increases in remodeling expenditures will include: theaging housing stock, needed aging in place remodeling work, and increasing interest in improving home efficiency andgreen remodeling.

"Remodeling activity has been rising slowly since the first quarter of 2010. Expected improvements in the job market andthe overall economy are beginning to increase homeowners' confidence and remodelers are seeing indications thatbusiness will pick up," said NAHB Chief Economist David Crowe. "More remodeling jobs will unfold as consumers in moresecure financial positions enter the remodeling market. A more robust recovery in residential remodeling will depend uponfuture improvements in labor and credit markets."

Who remodels?According to the 2009 HUD/Census American Housing Survey, households under the age of 35 account for 11 percent ofthe money spent by home owners on professional remodeling jobs. Home owners between the ages of 35 and 44 accountfor 22 percent, home owners between the ages of 45 and 54 for 24 percent, home owners between the age of 55 and 64 for23 percent, and homeowners 65 or older for 20 percent.

What are the most popular remodeling jobs?According to NAHB surveys, the top jobs by popularity remain bathroom and kitchen remodeling. Window and doorreplacements, room additions, decks, enclosed porches and outdoor living are growing in demand and interest.

As you can see in this year’s Tour of Remodeled Homes, we had a variety of each of these for area consumers to see. TheTour of Remodeled Homes continues to provide a great resource and marketing opportunity for our participatingremodelers.

The Tour of Remodeled Homes provides a greatopportunity for area consumers to annually see the very bestin professional remodeling, celebrating our 14th consecutiveyear of providing this event. Attendees have theopportunity to see beforehand photos and view firsthand theenhancements and improvements that can be made througha professional remodeling project.

Remodelers along with their trade contractors andsuppliers are available at the homes to discuss theproject and share insight into tackling all types ofremodeling and renovation projects. Consumers find thetour to be both informational and valuable as they evaluatetheir own interests in remodeling and/or building a newhome.

Remodelers CouncilGBA has an active and engaged Remodelers Council that hasbeen in existence for more than twenty years. Membershipis open to both Builder and Associate members. TheRemodelers Council provides monthly educational programsthat foster professional growth within the remodelingindustry; conducts the annual Tour of Remodeled Homes toshowcase quality remodeling projects to area consumers; andparticipates in a variety of community service projects.Through these various levels of participation, members havebuilt long-standing relationships and partnerships.

Membership in our local council also includes membershipin the NAHB Remodelers Council. NAHB Remodelers is theleading professional organization for remodelers in thecountry. Members are recognized for their commitment toprofessionalism, integrity and knowledge. RemodelersCouncil members are listed on both the GBA website andthe NAHB Remodelers website as an industry reference forconsumers and members looking for remodelingprofessionals.

Professional growth through educational programs is acornerstone focus for the council. Numerous industrydesignations are offered through NAHB such as theCertified Aging in Place Specialist (CAPS), the onlyprogram that teaches remodelers how to modify homes forthose who wish to age in place; the Certified GraduateRemodeler (CGR) designation, taking on average more thantwo years to complete; and the advanced educationalachievement for experienced remodelers, the GraduateMaster Remodeler (GMR) designation. Many remodelersare also gaining the Certified Green Professional (CGP)designation focused on energy efficiency and sustainableremodeling and building practices.

Giving Back to the Community…PEACEHAVEN COMMUNITY FARMDuring the week of June 20-24, GBA members came together to help enhance Peacehaven Farm’scommunity barn which serves as the focal point for all community and farming activities. Tasks includedresiding the barn with lumber milled from the farm; replacing and installing new windows and doors;and insulating the lower level. An additional workday was held August 9.

Special thanks to all our members who took time from their schedules to come out and help. Not onlywere we able to provide a much needed service for a local non-profit agency, but we were able to buildand strengthen friendships and relationships among our members.

Planning is underway for a follow up workday to finish the siding and make other enhancements to thebuilding, including a new roof shed and rebuilding the interior stairs.

Day One begins with a fully exposedbarn as Steve Batts ponders how toget started..

The lumber that was used on the barnwas milled from the farm. The greatestchallenge was painting all this lumber.It took days and a process championedby Jim Sandknop and Corry Wilder.

It was a family affair as several of ourteenagers got involved in this project…many of which enjoyed being part of“Jim & Corry’s Painting Team”…someenjoyed painting themselves as muchas the lumber!

In addition to our volunteers…we would liketo thank Lee Holiday, JDL Inc and KevinVogel, Ahern Rentals for providing equipmentto help us tackle these gables.

Day Six…project teams tackle finishing the barn. All but aportion of the upper gable on the back side was competedby end of the day!

More than 30 Greensboro Builders Association members donated theirtime and expertise during May’s National Remodeling Month makingmuch needed repairs for low-income and elderly homeowners inGreensboro.

ReBuilding Hope is anew collaborativepartnership betweenthe GBA and HousingGreensboro, a localnon-profit agencywhich serves low-income families byproviding criticallyneeded repairs andenergy efficiency improvements Housing Greensboro maintains agrowing list of homes that need repairs to make these homes warmer,drier and safer.

Project teams were formed, adopting a homeowner identified byHousing Greensboro. Builder and associate members worked togetherrepairing roofs, bathrooms, kitchens, and building handicap ramps and

railing to make thesehomes healthier andmore accessible.

Peacehaven Community Farm was founded in 2007 to be anaffordable housing community where adults with intellectual andphysical disabilities can live independently within a workingsustainable farm. Currently the barn on the property serves asthe focal point for all community and farming activities.

Don't put away those golf clubs! We are headed back to ForestOaks Country Club on Thursday, October 6 for an afternoon ofGOLF and FUN…followed by a Southern Buffet dinner. Skeet TournamentWednesday, November 2

We had so much fun last year and this spring…we’re doingit again this fall! Come out and join us for our SkeetTournament on Wednesday, November 2 at 1:30 pm. It’s agreat way to spend an afternoon with other GBA membersand friends. This fall’s event will be held at Shane’s SportingClays at 6319 B Highway 158 in Summerfield.

Expert marksmanship is not a requirement to attend - beginnersand pros alike will be participating. Guns may be rented for$10. Cost per participant is $55 which includes dinner followingthe tournament. Prospective members and guests are invited toattend with GBA members.

If you have never used a hand gun or need a refresher, this is agreat time to come out to the Skeet Tournament. We will havean expert on hand to give you tips and information on theproper way to safely handle and discharge a hand gun. Varioussizes and types of hand gun will be available for you to try.

Sponsorships are also available for members to utilize thissporting venue to promote products and services, as well asgain some one-on-one time with other builder and associatemembers.

Look for great prizes to be awarded after the tournamentincluding an outdoor firepit!
