history aboutEstablished in 1983 by Allen Johansen, primarily as a Sheet Metal and HVAC/Mechanical Construc-tion Company. Today, Johansen Mechanical, Inc. has transitioned to a second-generation family owned and operated business that maintains the flatten structure to which it was established. JMI’s company structure enables a shortened dis-tance between management and the frontlines to effectively and efficiently deploy resources, which for our customers, translates over to a rapid response.

Our dedicated owners, Keith Johansen and Derek Holm spend a considerable amount of time es-tablishing and maintaining personal connections between the families and communities to which we serve As a result, we have a deep knowledge of our ever-changing industry, partners & sup-pliers, and most importantly, our Customers. Over the years, maintaining a slow, conservative growth has allowed us to build our customer base and diversify our capabilities along the way.

you. Our success is mainly due to our dedicated and loyal

team of talented employees, who are focused on creating a

positive experience for all of our customers. Our business

is focused on a “family” atmosphere, which began with my

father, who is the founder of JMI. Although my business

partner Derek Holm and myself both joined the Sheet Metal

Apprenticeship in the mid-to-late 80’s, we have known and

worked side by side as teammates since Elementary School.

Over the years, long term relationships have been built

within our industry based on our reputation of “quality work

and customer service”, which has created a win-win situation.

We also actively support our employees and local communi-

ties as opportunities arise. “Making a difference” is the tag

line on our company e-mails, we have contributed to over 30

charities and fundraisers in the past 10 years. We take pride

in our contributions and abilities, and the work we are able to

perform for our customers.

We have performed Architectural Metal Work in such notable buildings, as The Space Needle, Port of Seattle (SeaTac), Century-Link Field, Safeco Field, King Street Station, Russell Investments, just to name a few.

While your average fabrication shop may have the capacity to produce an engineered product, our team of metal artisans & superior craftsmen have the ability to interpret our cli-ent’s mental impression to Design, Value Engineer, Fabricate, and Install a variety of metals to match their application requirements.

Metal applications may determine our approach on how metal is prepared. However, JMI’s value-added Sustainable processes of metal forming and fabrication, helps minimize environmental impact and contributes to the preservation of natural resources.

With new developments in fabrica-tion and construction technology & software, JMI has been able to com-bine quality craftsmanship with the use of advanced computer-design technology and fabrication tools to build & specify both standard and non-standard designs.

The equipment used in our 16,000 square foot facility, is geared to-wards the preparation of some of the most commonly used metals in infrastructure ie: Sheet & Plated, Pipe & Tube Stock, Square Bars, etc.Various techniques, range of equip-

ment, and process flows include Sheering, Stamping & Forming, CNC Machining, Hi-Def. Plasma Cutting, Welding, Polishing, Assembly, and Delivery of components made from Sheet or Structural Metal.

Building Information Modeling (BIM) was considered an industry “trend” over a decade ago. Johan-sen Mechanical was one of the first companies in the early 2000s to adopt the use of Revit MEP Soft-ware and began integrating the BIM Model into our work processes. Although this was an investment in the beginning, our proven method-ologies have enabled robust com-munications and the ability to take a responsive approach to unforeseen or to potential problems through-out all stages of construction. This has enabled our team to meet our clients’ needs within the original estimated costs and minimize the amount of unnecessary change-orders.

Environmental Stewardship and Sheet Metal Fabrica-tion.A Western Washington - Sheet Metal and Air Conditioning Contractors’ National Associa-tion (SMACNA) trade union member, Johansen Mechanical’s team consists of skilled metal craftsman who have not only received extensive training by means of the Sheet Metal JATC apprenticeship program, but JMI’s innovative Employee Development pro-gram.

The 5-year apprenticeship training program produces some of the best craftsmen within the Pacific Northwest. Quality union workmanship means faster completion of projects and the flexibility to implement creative concepts in construction and custom metal work. Courses emphasize the principles of sheet metal, equipment operation, materials, site preparation, health & safety, and maintenance.

Johansen Mechanical’s team of overlapping capabilities doesn’t end at the pass-through from apprentice to journeyman. JMI’s Employee Development program helps continue to advance skills and certifications to implement innovative results. These results have enabled continued growth within our team and an expansion of our portfolio.

on one of the most recognizable and commonly used Mechanical Estimating Software – QuoteSoft (formally known as QuoteExpress). This powerful solution has allowed our estimating team to generate onscreen digital takeoffs to estimate labor, material costs for ductwork, pipe, fittings, etc., for a variety of Mechanical & HVAC projects.

Our Purchasing Department, Project Management Team, and Accounting Staff have utilized the Dexter-Chaney construction and accounting management software Spectrum for over the past 15 years. This system tied into our communi-

tive process from QuoteExpress and Revit MEP software has enabled our team to provide robust/in-depth communications from between our internal operations as well as the partners, and trade members, clients, and owners to which we op-erate with on a regular bases during all stages of construction.

In our shop, we have utilized a series of metal working technologies that integrate with our CAD software to massively produce Mechanical & HVAC mechanical parts and assem-blies, as well as our Architectural & Custom work.

Controls through affordable, customized solutions that inte-

grate with new and existing building infrastructure.

At JMI we have a reputation built on handling intricate designs that have both unique and specific parts that may require extensive planning and logistics, labor organizing, and the foresight on how-to manipulate metals per gauge, finish, and ap-plication.

HVAC Systems & Equipment make up a large portion of construction costs and energy consumption dur-ing operation. Therefore, our aim is to install energy efficient equipment in the beginning, and help our clients manage data and controls to maximize efficiency and productiv-ity throughout the life-span of the equipment.

Historically, HVAC Contractors were responsible for planning, procuring materials, installation, start-up and

commissioning of HVAC Systems, with monitoring and control sta-tions being independent from other building management systems.

However, our team participates in the design, fabrication and manufacturing of Commercial HVAC Systems as well as specializing in the design, installation, and manage-ment of complex Building Automa-tion Controls.

This work is not limited to HVAC Systems, but includes Lighting, PLC, Refrigeration, and other elements of Building Automation per project requirements.

Design-Build and Design Assist

We offer expertise in design-build, design assist and plan/specification services for a variety of projects, in both new construction and tenant improvement projects. Whether designing a single-component or leading the design team, our customers have varying specification and delivery requirements, with the expe-rience and overlapping capabilities within our team we can avoid re-creating the wheel with our proven design models.

Pre-Construction

While there are many different ways to structure a con-struction project, JMI’s approach involves the overlap-ping capabilities within our team throughout all stages of construction, coordinating of trades, manufactured equipment, and materials & components that make up infrastructure. We can minimize the potential cost escalation with pre-planning and productivity proce-dures to meet the needs of the original estimated cost, unless the scope of work has changed.

Construction Management

The complexity and the project delivery structure of projects vary based upon the specific requirements of each of our customers. Our proven BIM and Criti-cal Path Method (CPM) methodologies have enabled robust communications to our project team and between selected design & construction teams (Archi-tects, Structural Engineers, General Contractors, etc.) and subcontractors.

Autodesk Revit MEP is the object-based software package used by our Engi-neering team to facilitate plans, sections, elevations, 3D renderings, quanti-ties, and pertinent data needed to fully coordinate efforts to complete the Mechanical Construction elements of our projects.

From our BIM database, we can perform design tasks & reviews, queries, and generate construction documents – meaning less time and more productivity for coordinating building data between Architects, Engineers, Manufacturers, and Subcontractors involved on each project.

Our proven methodologies have enabled robust communications and the ability to take a responsive approach to unforeseen or to potential problems throughout all stages of construction, which enables our team to meet our clients’ needs within the original estimated costs and minimize the amount of potential change-orders.This requires being up-to-date on regulatory requirements, innovative soft-ware & equipment, and maintaining a high-level of craftsmanship in order to maintain our reputation of quality service.

Following commissioning, we help manage and promote optimization of en-ergy use by regularly monitoring the equipment and controls installed to help ensure a continued reduction of operational costs and energy consumption.

By tracking energy consumption data, we can help clients negotiate utility rebates & facilitate access to grant resources and programs with local utility providers.

For potential retrofits, our analysts provide an Operational Overview & Re-porting of estimated repair, replacement and rebuild statistics for existing HVAC, Lighting, Power Systems and more. The data provided also allows our Mechanical and Controls Engineers to offer recommendations to address ex-isting and potential conditions, determine a Planned Maintenance Program, and or an Extensive Mechanical Design tailored to the budgetary and opera-tional needs of our customers. An additional component to Building Automation is remote HVAC Monitoring capabilities which can be integrated with new and existing systems, JMI can coordinate with your facility maintenance team and assist in monitoring your data dashboard of building systems.

This compliments JMI’s maintenance program and energy consumption anal-ysis by enabling our team to troubleshoot and automate corrections remotely, and if necessary JMI will deploy a Service technician to address issues in a timely manner.

Sustainable PracticesMaterials, Energy, Labor, Equipment, Delivery, and Design.While the metals used in our industry are non-renewable. Our efforts towards Green Energy & Sustainability are first made by the logistical purchasing of materials. Secondly, investing in energy-efficient equipment that not only promote productivity but also low on electric energy consumption within our facility. Additionally, our Quality Control efforts include, but are not limited to our Workplace Safety Management Program, as well as the monitoring and minimizing of water consumption and chemicals used for cut-ting, cleaning, surface treatments and finishes. Logistically we take into account our delivery methods. And most importantly the Design of the systems to which we install are based upon the proven methodologies of low energy consumption and high operational efficiency.

Around the Clock Service.Heating, ventilating, and air-conditioning (Hvac) systems not only represent a percentage of construction costs for building owners, but ongoing asset management costs after commissioning. UpJMI’s Service Team is available 24/7. Our of Service Technicians are coordinated by dispatchers who are available to immediately respond to client calls. Our goal is to respond to all service requests within a 2-hour window.

Maintaining a quality level of service and standard of operation, requires the implementation of planned maintenance programs. By aiding installed equip-ment, the life of property owner assets are being prolonged by means of repair, rehab and/or replacement of equipment, parts & assemblies. This is why our dedicated owners spend a considerable amount of time establishing and main-taining personal connections within the arena to which we operate. We plan for a long-term connection that surpasses the approximate 15-20 year life span of system infrastructure.

JMI offers System Upgrades, HVAC Troubleshooting and Planned Maintenance Programs, all backed by a comprehensive Warranty that is the best in the indus-try. For all major makes and models of HVAC and Refrigeration Equipment, JMI Planned Maintenance Programs are tailored to meet the specific requirements of each of our customers, from seasonal integrity checks to full coverage pro-grams.

Our Operations Analysis reporting consists of an inventory list of makes, mod-els, locations, and technical information per our client’s facility for asset man-agement purposes. Our Custom Metals Division capabilities of Designing, Fabricating and In-stalling expands beyond the unique details and components that form the architectural style of building infrastructure. We also provide our clients with made-to-order custom metal work ranging from Artwork and Displays to Kitchen and Medical Equipment.

Our knowledgeable staff has the foresight to determine the limitations of manipulated metals per its gauge, finish, and application. Most importantly, our team recognizes “special-use” areas requiring the durability and steril-ization of materials such as Stainless Steel in locations such as Commercial Kitchens and Healthcare facilities.

For example, our installers recognize the long-term importance of avoiding pits & inclusions when installing Stainless Material to prevent the onset of corrosion damage, which can be dangerous.
