Since our start in 2003, Bellstar has established a boutique brand that is recognized by the real estate and hospitality

has grown 500% in the past 18 months. The members are loyal to our brand. When we email them,

our open rate is 15% above the industry average and our booking conversion rate is as high as 5%.

and dynamic revenue generation programs. As a

result, we consistently deliver exceptional financial

returns and value to our suite owners, developers and

investors.

Green travel has grown at three times the rate of

conventional tourism since 2004, according to

the International Ecotourism Society. Not only

is it good for the planet, it’s also good business.

In 2007 Bellstar implemented our Stay I GREEN

environmental program. Highlights include

recycling programs, the use of non-chemical

eco-friendly cleaning and laundry products as

well as unbleached/recycled paper products,

in-suite linen re-use program and phasing in of

energy efficient lighting. We have taken a significant

step in reducing our carbon footprint in Alberta with

the purchase of 100% carbon-neutral energy. We

also strive to deal with suppliers who demonstrate

sustainable business and manufacturing practices.

Bellstar always seeks ways to “give back” by

contributing to the strength and growth of our

stakeholders and our communities. Some of our

initiatives include: providing staff with affordable,

dignified housing; donating meeting space to non-

profit organizations; striving to design our resorts

in a way that will encourage social interaction and a

sense of community; donating exhibition space to

local artists; supporting local wildlife preservation

groups; and offering gift certificate donations to

support local charitable events.

The Canadian Tourism Commission recognized

Bellstar with the 2007 Silver E-Marketing Award

for our Stay campaign and its use in our prolific

e-marketing efforts.

The Alberta Hotel & Lodging Association

recognized Bellstar as Employer of Choice for

Best Human Resource Practices for 2008.

The American Resort Developers Association

recognized Bellstar’s Real Estate Sales Manager

as a finalist for its 2008 Sales Executive of the

Year Award, the only Canadian sales team to be

nominated.

Bellstar launched our in-house Central

Reservations call centre in 2007. The operation

now generates in excess of $1,000,000 in room

revenues annually. Our online reservations

initiatives also account for over $1,000,000 in

annual revenue, a 333% increase in 18 months.

An effective on-line presence is a hotel’s

lifeline. The industry in North America is

currently garnering approximately 30% of room

revenue through on-line sources. Bellstar’s web-

sites receive over 36,000 visits in an average

month. As a result of our Preferred Partner

status with Expedia and Luxury Res, our

search engine optimization techniques and our

expertise in website structuring, we earned an

unprecedented 62% of our revenue in 2007

from on-line sources.

Our in-house procurement program is

responsible for integrating with interior

designers and architects and for selecting

furnishings, fixtures, equipment, operating

supplies and expendables. Centralizing this

process ensures consistent standards, proven

suppliers and efficient administration. Bellstar

projects also benefit from our huge consolidated

purchasing power.

Mystic Springs Chalets & Hot Pools - Canmore, AB (opened 2003) Under Bellstar management since opening, Mystic Springs consistently achieves the highest average daily rate in Canmore while maintaining market occupancy rates. As a result, Bellstar delivers exceptional levels of guest satisfaction and owners receive good rates of return on their real estate investment.

Mystic Springs offers 44 stylish 2-bedroom chalets, year-round outdoor hot pool, massage and concierge services and meeting space.

Fire Mountain Lodge - Canmore, AB (opened 2006)

Managed by Bellstar since opening, Fire Mountain Lodge is a boutique resort that achieves its fair market share and high average daily rates.

This luxurious boutique resort features 24 luxury 2- and 3-bedroom condos, an executive board room, hot tub and exercise room.

Two years after opening the first phase of this resort, the developer selected Bellstar to take over the rental management. Since our transition, Bellstar has improved average daily rate by 42%. Our systematic approach to management has also resulted in dramatically improved guest and owner experiences. The unit owners awarded the condo property management contract to Bellstar and we deliver cost efficiencies and disciplined reporting.

This resort includes 1- and 2-bedroom condo units, an outdoor heated pool, 2 hot tubs and a fitness centre. Bellstar’s involvement with this resort continues to grow as the developer expands with additional phases.

Canmore Crossing - Canmore, AB (Bellstar managed since 2005)

developed by the same group as The Lodges, Bellstar took over the rental management in 2005. Since revamping the marketing for this property, both the average daily rate and occupancy have improved.

The property features alpine mountain, stylishly appointed 1-, 2-, and 3-bedroom condos with exceptional on-site amenities including a conference room, fitness room and two roof-top hot tubs in the heart of downtown Canmore.

Blackstone Mountain Lodge - Canmore, AB (opened May 2008)

Under Bellstar’s rigorous systems for providing developers with pre-opening services, Blackstone recently experienced a successful opening. Through Bellstar’s procurement program, all goods were delivered on time and 2% below the developers budget – quite an accomplishment considering that the budget was established more than two years prior to deliveries.

The resort features 123 luxurious suites, a host of on-site amenities and services, conference rooms and personalized concierge service.

Mountain Spirit Resort & Spa - Kimberley, BC (opened June 2009)

Mountain Spirit Resort & Spa is located at the base of kimberley Alpine Resort and steps from Trickle Creek Golf Course. These ski in / ski out condos are kimberley’s most luxurious suites.

in addition to winter activities, kimberley offers three championship caliber golf courses. The town is known for the extensive nature trail system, premier fly fishing, whitewater rafting, kayaking and canoeing on the St. Mary River, and access to the pristine wilderness and backcountry activities in the Purcell and Rocky Mountains. Sixty-eight welcoming studio, one, two and three-bedroom suites feature contemporary design, and exceptional finishes, spa-like bathrooms and richly appointed gourmet kitchens. The restaurant, spa, swimming pool and hot tub will be open in time for the 2009 ski season.

Kokanee Springs Resort - Crawford Bay, BC (Bellstar master planned resort)

kokanee Springs was named Canada’s Most Under-Rated Golf Course by Travel + Leisure Golf Magazine. The resort’s owner has retained Bellstar to conceive and execute a development master plan. The magnificent mountain setting on kootenay Lake and a multigenerational history of visitors inspired Bellstar to create kokanee Springs Resort Club, a development of up to 1,500 cottages, homes and suites over the next 10 to 20 years. Spirit Ridge Vineyard Resort & Spa - Osoyoos, BC (opened in 2005)

Spirit Ridge was Bellstar’s first resort developed by Bellstar’s own development company. Since its launch in 2004, we have sold over $73 million in fractional and whole ownership resort real estate. Through Bellstar’s procurement program, all goods were delivered within budget.

Spirit Ridge is located at nk’MiP Resort, an integrated destination created by the Osoyoos indian Band. in addition to our resort, nk’MiP boasts 40 acres of vineyards, the award winning nk’MiP Cellars Winery, the Sonora dunes Golf Course, nk’MiP desert Cultural Centre and nk’MiP RV Park.

The Osoyoos indian Band has become Bellstar’s joint venture partner in Spirit Ridge. Phase i is comprised of 94 villas and suites, Sonora desert Spa, Passatempo Restaurant, swimming pool, waterslide and meeting rooms. Phase ii, opening in 2009, is substantially sold and under construction. it boasts another 132 villas and suites as well as another restaurant, swimming pool, fitness centre and conference centre for up to 350 people, the largest in the South Okanagan. Spirit Ridge is one of only two 4.5-star resorts in the region.

Spirit Ridge Residence Club - Osoyoos, BC (opening 2010)

Bellstar launched the South Okanagan’s first private residence club. The Spirit Ridge Residence Club will feature 37 luxurious villas, tucked between desert cliffs and Sonora dunes Golf Course, with spectacular views of Lake Osoyoos and the Okanagan Valley. The Club will offer its fractional and whole owners a 4,500 square foot private clubhouse and swimming pool in a vehicle-free, golf cart environment.

Strand Lakeside Resort - Vernon, BC (opened May 2008)

The developers of this exceptional lakeside resort selected Bellstar to oversee all aspects of planning and procurement. We established an owner use plan that conformed to complex zoning ordinances and delivered the multi-million dollar furnishings packages on time and under budget.

As the developer encountered construction delays, Bellstar created a flex-start program to systematically commence the operation in phases. The 104 resort residences, pool and hot tub, along with beachfront facilities will be fully open in the summer of 2008.

Bellasera Tuscan Villas and Piazza - Kelowna, BC (opened in 2006)

Bellasera was conceived as a luxury townhome project offering nightly rentals. When the city invoked a change of use ordinance, Bellstar provided the developer with a creative solution by restructuring the use plan and establishing a resort residence club offering monthly rentals. Our innovative rental program has more than doubled the initial monthly revenue targets over the first two years of operation.

Bellasera offers 58 luxury 2-bedroom, two-storey villas overlooking the Okanagan Golf Club, complemented by an outdoor pool and full concierge services. Bellstar was responsible for establishing Bellasera as a Private Residence Club.

Copper Sky Resort - Westbank, BC (opening 2010)

This project was envisioned to be a residential development. The developers subsequently decided that a structured rental program would add value to the real estate sales program. They retained Bellstar to create a vacation rental plan that would conform to zoning issues on the First nations lands.

Copper Sky Resort offers 536 whole-ownership suites anchored by ‘The infinity Club’, an 8,480 square foot amenity building. it includes a fitness centre, steam and sauna, change rooms, games room, owners’ lounge, kids’ play area, library, meeting room, service kitchen and concierge desk. Outside the clubhouse is an infinity pool, hot tub, BBQ’s and two tennis courts.

Orchard Beach Resort - Westbank, BC (opening 2012)

Orchard Beach Resort is envisioned to be a casual, family-oriented resort. The phased development will offer 438 whole-ownership suites situated on 800 feet of pristine LakeOkanagan beach, family oriented and adult-only swimming pools, hot tubs and a clubhouse featuring an owners lounge/theatre, children’s activity centre, a market-style deli, spa treat-ment rooms and fitness centre. The project is situated on lands owned by the Westbank First nations.

Canyon Desert Resort - Oliver, BC (opening 2010)

The Town of Oliver has been designated as ‘The Wine Capital of Canada” This new resort is in the early visioning stage. in partnership with the Osoyoos indian Band and Watermark Asset Management, Bellstar plans to develop Canyon desert Golf Resort. The resort will be the first fully integrated destination resort in the Oliver area, with 450 golf and lakefront residences, villas and resort suites. nestled between the summer lakes and wineries of the Okanagan Region and thespectacular Monashee Mountains of British Columbia’s Southern interior lies worldrenowned Big White Ski Resort. named the Best Family Ski Resort in north America in 2003, Big White has established itself as a premier winter resort destination in north America and worldwide.

The Big White Ski Resort master plan includes approx. 1,000 acres designated for a summer-based development. After 2½ years of planning and negotiations, Larch Realty development Group has been selected by the mountain owners to create Summer at Big White.

Larch has selected Bellstar as the developer to conceive and execute the development master plan.

Miraloma on the Cove - Sydney, BC (Bellstar managed resort since 2007)

The owners of this boutique fractional property approached Bellstar to determine if we could align divergent owners while structuring and implementing a disciplined rental program. in late 2007, we transitioned the resort into our portfolio. Since then, we have significantly improved owner satisfaction.

Miraloma on the Cove is a luxurious, 22-suite boutique hotel nestled on a beautiful heritage garden with ocean views. The elegantly appointed studios, 1- and 2-bedroom suites celebrate West Coast comfort and style.

Pemberton Valley Lodge – Pemberton/Whister, BC

(Bellstar managed resort since 2009)

The owners of Pemberton Valley Lodge chose to engage Bellstar as the operations manager for the 5-year old all suite resort nestled in the heart of the Pemberton Valley. Just 20 minutes north of the resort destination of Whistler, BC, the collection of Studio One and Two bedroom suites look out to the Coastal Mountains and surrounding valley. The resort features an outdoor swimming pool, hot tub and fitness studio, an executive meeting room and daily ski shuttle service to Whistler/Blackcomb Mountains during winter months.
