Welcome to the new edition of Urban Appeal – Choice Homes’ magazine highlighting our many investment opportunities in residential real estate.

Over the past 22 years of the company’s operation, and my 12 years as CEO, I’ve seen a number of property cycles come and go. I’ve looked at current market forces and predict that this coming year, Queensland’s housing market will shine in select regions.

Over the past 18 to 24 months the property market in the southern states, particularly in capital cities, has experienced stellar growth.

It’s no secret that the spotlight is now firmly on Queensland’s regional markets as the place the smart money is heading.

2018 will see the biggest sporting event the Gold Coast has ever seen and exciting new infrastructure including Stage 2 of Gold Coast Light Rail, Coomera Town Centre, the Pacific Fair upgrade and refurbishment of Jupiters Hotel & Casino.

Financial expert and co-host of Channel 7’s Sunrise, David Koch, recently praised the Gold Coast’s property marketing

and quoted SQM Property’s latest research predicting a

2016 rise in property values between 7 and 11% (making it

one of the best performing regions in Australia).

According to SQM, the Gold Coast market holds an overall

‘4.75 stars out of 5’ and ‘outstanding’ market indicators

such as rental yield.

Gold Coast apartment sales have also hit their highest

level in five years, further hard evidence that the city’s

market is moving fast.

Ipswich is another Queensland region I have great faith in. The

market is warming up and there’s plenty of data to prove it.

The city has one of the fastest-growing populations in the

country and new REIQ research ranks Ipswich as having the

strongest price growth in Queensland – a 6.7% gain, almost

twice that of Brisbane on 3.4%.

2001• Steve and Gillian Knight incorporate

Choice Homes.

• Steve a plumber, and Gillian, a nurse, bring the perfect personalities and backgrounds to nurture development of Choice Homes.

• Their goal is to create a family business so their sons, Troy and Jeremy, can build it into a long-term success.

1993

Steve and Gillian operate from their home garage and build three homes with 15 subcontractors.

1994

• Success blooms and the company constructs 55 homes worth more than $5.2 million with 160 subcontractors.

• Steve and Troy streamline the construction supervision process for greater efficiency.

1995-6

• Choice doubled construction in just three years to build 91 homes valued at $10.5 million with 350 subcontractors.

• The company moves into its first office, creates its own sales division and starts selling on the Sunshine Coast.

1998-9

• The implementation of the GST in 2000 slows the construction industry, but Choice’s volume and value of construction holds steady.

• Troy Knight becomes General Manager and moves the company into head offices at Paradise Point.

1999-2000

• Choice Homes’ construction value and job starts more than double to $31.2 million from 229 job starts with 1,100 subcontractors.

• Construction value almost doubles to $60.5 million as job starts reach 402 builds.

• Troy Knight becomes CEO of Choice Homes.

• Troy designs and implements “Land”, a customised internal workflow system that masterplans larger communities at the time of land purchase and produces significant internal and external office efficiencies through co-ordinated drafting, estimating, sales and construction.

• Choice founders Steve and Gillian retire from the business and hand operations to the next generation.

2003

• Job starts reach 511 and construction value reaches $87.3 million. Choice has 32 internal office staff, along with 1,300 subcontractors in the field.

• Construction averages 400 builds per year, predominately around now-popular Upper Coomera, a market that Choice singlehandedly created, and other property hotspots south of Brisbane to Ipswich.

2004

Troy creates sister company MPM Property to provide a high level of property management for investment properties Choice built for their clients.

2005

• In 2006, Choice set up operations in Mackay, becoming the first and most successful Gold Coast builder to venture and remain in this market.

• A revised workflow system replaced the outgoing “Land” program with ‘”Landman”, a far superior and reliable system that allowed staff, clients and sales groups to log in remotely for instant access to the latest updates and house and land package availability

• Choice’s subcontractors grew to 2,000.

2006

• At the height of the property boom, Choice Homes builds an incredible 782 homes, generating more than $162 million in construction value.

• Internal staff grow to 59, complemented by 2,500 subcontractors.

• Choice Homes ranks #70 in Queensland’s Business Review Q400 for private companies.

2007

• Choice ranks #56 in Queensland’s Business Review Q400 for private companies.

• MPM Property opens a second office in Ipswich, close to the hundreds of builds and upcoming builds in the booming suburb of Brassall.

2012

contactable seven days a week, 24 hours a day to

provide all the tools you need to successfully sell

a Choice Homes property.

Let your Client Manager choose the stock for

you, or for a more hands on approach use

your username and password to access the

business end of the Choice Homes website to

select your own stock.

Either way we ensure that you have all the

information at hand when you need it the most.

UPDATES WHEN YOU NEED THEM

Home maintenance is an integral part of our

ongoing success. If an item is brought to

our attention, our maintenance deparment

is immediately notified and clients/Property

Managers are contacted within 24 hours.

All work is carried out by Building Industry

licensed professionals.

This service is recognised and fully

supported by all Property Managers that are

given the opportunity to lease a property on

behalf of the owner.

We keep our valued clients up to date

throughout the building process by way of

monthly email, telephone or post contact

and/or at key construction milestones.

Our customer-focused Choice Homes

concierge provides market-leading ongoing

communication with clients and their work has

generated some great feedback for Choice

Repeat business is a major part of our

business model; Choice Homes has

implemented a two-year aftersales

communication program that keeps Choice

Monthly written communication to clients

to an independent company

Upon completion of each

home, two inspections are

carried out, the second of

which is carried out 10 days

after the first.

This 10-day period gives the

building supervisor a chance

defects that may have been

identified in the first inspection.

CONTRACTS ADMINISTRATION SERVICE

Administration is a very integral part of our

service to you. Turnaround timeframes for

contract processing is a three day policy for

all HIA construction contracts (providing that

we have received all of the documentation

complete, concise and correct).

This short turnaround maximises the time

that financiers need to present a case to

obtain unconditional approvals.

Choice Homes has three dedicated full-time

staff members to satisfy this particular task,

and feedback from all financiers and brokers

has created a new level in industry standards.

DELIVERY

Market tested systems are in place to

ensure that delivery of each home is over

and above the expectations for our clients

from date of signing.

Our ongoing and ever improving systems

are in place for construction supervisors

that provide pinpoint accuracy for ensuring

an as early as possible start date, build

timeframe, completion date and consistent

quality control.

All builds are monitored by the Project

Manager on a weekly, if not daily basis,

to ensure consistency and accountability

throughout construction.

The star of south east Queensland growth remains the Gold Coast. The city is now the fastest-growing region in Australia, with a rapidly-increasing population and a shortage of housing. Its northern growth corridor is proving a boon for residential property investors.

Traditionally, the city’s property market surges behind Brisbane and the southern capitals.

The Sydney and Melbourne markets are today well and truly overheated and Brisbane’s recent market growth is now showing signs of tapering off, leaving the Gold Coast on trend to boom.

SQM Property’s latest research forecasts a 2016 rise in property values of 7-11% (making it one of the best

performing regions in Australia) and awarded the city’s market a phenomenal 4.75 stars out of 5.

In September 2015, financial expert and co-host of Channel 7’s Sunrise, David Koch, praised the Gold Coast’s property marketing and quoted the SQM Property research to the Gold Coast Bulletin.

Mr Koch told the News Limited masthead that the Gold Coast “is still undervalued according to SQM ... there are still bargains to be had”.

Gold Coast apartment sales have also hit their highest level in five years, further hard evidence that the city’s market is moving fast.

ECONOMY AND EMPLOYMENT• Queensland’s economy has experienced the

second-highest average annual growth rate of any Australian state or territory over the last 20 years.

• Queensland accounts for 20.3 per cent of Australia’s total employment.

• Health care and social assistance, professional, scientific and technical services, construction and mining are forecast to provide more than 60 per cent of employment growth in the next five years.

As Australia’s fastest-growing state and a resource sector powerhouse, Queensland outputs a fifth of Australia’s GDP, backboned by some of the country’s largest mining infrastructure projects and strong agriculture and tourism sectors.

A lower Australian dollar, rising Chinese middle class and rapidly growing influx of tourists, the upcoming 2018 world class sporting event and thriving university education sector are going to drive investment throughout the region.

The state's property market has picked up significantly more momentum than the southern capitals of Sydney and Melbourne and will deliver above average growth for the next five years at least.

Queensland's growth is focused around the south east, a thriving mixed-use region encompassing the Gold Coast, Brisbane and fast-emerging satellite cites such as Ipswich and Beaudesert.

Some of the city’s brightest residential real estate prospects

are located in tightly held areas of the northern Gold Coast, as

highlighted by noted demographer Bernard Salt in his 2015 Beyond the Horizon report on the Gold Coast’s future growth.

A recent article published on 19 November, 2015 by the Australian Financial Review's Smart Investor found that nine of the top ten performing suburbs in Queensland were from the Gold Coast as investors looked to capitalise on gains made elsewhere and diversify.

• Brisbane Airport Corporation’s new Property Development Master Plan will focus on creating a vibrant commercial hub from Airport Village to the Domestic Terminal and beyond within the next 10 years.

The Queensland government has approved the $16 billion Adani Group Carmichael Mine project, which includes construction of a $2.2 billion rail line linking pit to port, making it Australia’s largest thermal coal mine.

Combined with rail and port operations, the project is forecast to provide more than 10,000 direct and indirect jobs for the next 60 years.

The city is also scheduled to be connected to the National Broadband Network well ahead of Queensland population centres Brisbane and the Gold Coast, a move predicted to stimulate local business growth.

REIQ zone chairman for Mackay, Peter McFarlane, said the local property market was well on the way to recovery.

Demand for Mackay is partly driven by the region’s growing population, which has grown at a rate of 2.3 per cent per annum over the past five years and is forecast to continue growing by 2.2 per cent, making it one of the fastest growing areas of Australia.

Analysts say the population growth is spurred by people

moving to Mackay for reasons other than just work – an

improved lifestyle, a milder year-round climate and the

benefits of a vibrant community.

Mackay’s location as gateway to the Whitsundays

underpins its surging tourism sector, which Tourism

and Events Queensland ranks as the strongest regional

market in the state.

In 2015, domestic visitor numbers rose an astounding 25.9

per cent to 817,000, while holiday visitors also saw a jump,

up 10.2 per cent to 151,000.

Domestic visitor expenditure in Mackay grew 41.4 per cent

to $430.9 million, while international visitor numbers to the

Whitsundays jumped 10.2 per cent to 210,000.

Five new inbound routes to Mackay Airport have been

proposed.
