Jenny & Darryl, NSW
Thank you for all your help throughout
what has been for us a very big step in
assuring our future financial security.
Your assistance and willingness to help
has made this a very painless project,
and the end result is exceptional.
We will not hesitate in recommending
Choice Home in the future.
John & Rose, NSW
If I buy another property in QLD you
will be the first I contact. I have dealt
with a lot of companies in my time
but none as professional and great at
keeping your customer up-to-date with
every stage of what is going on as you.
I was telling our service manager here
how well you keep your customers
informed of what is happening at
every stage of the process. Tell your
boss to not change anything about
your process as it is perfect.
Keep up the great work.
Emma & Dean, SA
Thanks for all your help,
correspondence and.... patience!
Emma and I have just started the ball
rolling on another Choice Home (you
can’t get rid of us that easily)!
Terry, QLD
I recently entered into a contract
with your company to build a duplex
in the Big Sky Estate, Coomera QLD.
I am writing to advise you of my
utmost satisfaction with all aspects
of the contract.
From the outset, your administrative
staff were friendly and obliging. I
found all my dealings with them to be
most helpful in determining contract
requirements and ensuring I met my
obligations as the client.
Likewise, the standard of the duplex
and its build process were both
excellent. I was well informed at
all stages of the build regarding its
progress. The finishing is to a high
standard and the project is truly 'turn
key' with tenants able to move directly
in with nothing left to be completed.
Please convey my congratulations
to all your staff and feel free to use
this correspondence in any way to
promote your business. I thoroughly
believe you deserve the accolade.
I would recommend Choice
Homes as a builder of choice to
any prospective investor who is
considering undertaking a similar
project to mine.
Thank you for your professional
standards and excellent business
model.
KK, Malaysia
Thank you for the update. I am
happy with the service so far and
it's very much better than what
I have experienced in Malaysia.
Thank you for the smooth and
straight forward transaction.
Steve & Allison, NSW
We can honestly say that the Choice
Homes experience was a very positive
and comfortable one for us! You guys
were great and the quality of the
finished house is fantastic. We always
felt up to date throughout the process
and the regular photos were brilliant.
Thank you to all at Choice Homes that were involved in our project and if we look at another one of these investment gigs, we will be sure to check you guys out first of all.
Kiran & Mel, VIC
Mel and I would like to thank Choice Homes staff for all their help during the construction. It has been an absolute pleasure dealing with all and hope to have many more dealings in the future.
Jason & Alison, QLD
Thank you so much to you all at Choice Homes. We appreciate everything that you did to make our purchase and the build so very easy and hassle free. We will certainly recommend you to any one who wishes to build. Once again, thanks so much for a great experience and we wish you all the best for the future.
Russell & Diane, QLD
I would like to take this opportunity to thank all the staff I have dealt with at Choice Homes for their assistance and professionalism. Thanks again for the lovely home Choice have built for us.
Paul, NSW
Not having purchased an investment property or a new home for that matter I have been impressed with the way you and your company looks after the buyer. Your company has kept us informed and the process of the update emails and photos has been excellent. Now the final inspections by two independent groups does ensure quality assurance. Thank you and well done to the team.

CHOICE HOMES
Welcome to the new edition of Urban Appeal – Choice Homes’ magazine highlighting our many investment opportunities in residential real estate.
Over the past 22 years of the company’s operation, and my 12 years as CEO, I’ve seen a number of property cycles come and go. I’ve looked at current market forces and predict that this coming year, Queensland’s housing market will shine in select regions.
Over the past 18 to 24 months the property market in the southern states, particularly in capital cities, has experienced stellar growth.
It’s no secret that the spotlight is now firmly on Queensland’s regional markets as the place the smart money is heading.
2018 will see the biggest sporting event the Gold Coast has ever seen and exciting new infrastructure including Stage 2 of Gold Coast Light Rail, Coomera Town Centre, the Pacific Fair upgrade and refurbishment of Jupiters Hotel & Casino.
Financial expert and co-host of Channel 7’s Sunrise, David Koch, recently praised the Gold Coast’s property marketing
and quoted SQM Property’s latest research predicting a
2016 rise in property values between 7 and 11% (making it
one of the best performing regions in Australia).
According to SQM, the Gold Coast market holds an overall
‘4.75 stars out of 5’ and ‘outstanding’ market indicators
such as rental yield.
Gold Coast apartment sales have also hit their highest
level in five years, further hard evidence that the city’s
market is moving fast.
Ipswich is another Queensland region I have great faith in. The
market is warming up and there’s plenty of data to prove it.
The city has one of the fastest-growing populations in the
country and new REIQ research ranks Ipswich as having the
strongest price growth in Queensland – a 6.7% gain, almost
twice that of Brisbane on 3.4%.
Choice Homes’ has strategically positioned itself in both
of these major growth areas to provide a range of turnkey
house and land packages for property investors.
While this magazine aims to give you more information
about these developments and Choice Homes as a
company, you can always contact us directly to find out
more or to register for your own personal login for even
more market and product news.

CHOICE HOMES
Choice Homes is active predominately in south east
Queensland growth areas such as the Gold Coast,
Brisbane, Ipswich and Beaudesert, as well as major
resource industry hubs such as Mackay.
The company’s well-planned growth and market share has
continued through 2015, hallmarked by a record number of
home settlements, outstanding sales results and significant
industry award recognition.
In 2015, a phenomenal 19 residential stages sold out at the
estates The Meadows, Norman Springs, Pimpama Village,
Leda Living, Foxwell Drive and Scenic Rise, while projects
Karingal Drive, The Image, sold out entirely.
Choice Homes’ head office staff grew by 20 per cent in
order to maintain our excellent standard of service.
Behind its outstanding market success, Choice Homes
is a 22-year-old family-owned company that’s conducted
strategic expansion into several complimentary real state
and development businesses.
Each addition to the Choice group of companies
has become a success story in its own right, while
simultaneously bolstering client service and satisfaction.
MPM Property & Sales for instance, our standalone real
estate and property management company, now has offices
on the Gold Coast, Ipswich and Mackay, each staffed by
professional sales and property management teams. Visit www.mpmproperty.com.au for more information.
In south east Queensland and within the highly sought-after growth corridor between the Gold Coast and Brisbane, Choice’s premier land developments are selling at a rate not seen since pre-GFC as the region heads towards another property boom.
Choice Homes will in February 2016 open two new display homes at Leda Living in Pimpama, two new homes at Pimpama Village in March and a further two display homes at Six Mile Creek, Redbank Plains in May.
Choice Homes also rounded out 2015 by being named in October Best Family Business at the Gold Coast Business
Excellence Awards and winning Best Spec Home at the
Housing Industry Association Queensland Awards.
Choice’s 22 years of achievement and proven performance
as one of Queensland’s premier builders has enabled it
to secure an enviable land supply from key residential
developers in Queensland and northern NSW.
This supply will allow for the ongoing expansion of Choice’s
group of companies as the market continues to build.

FOCUS ON QUEENSLANDSouth East Queensland – the growth region in the growth state
THE GOLD COAST
The star of south east Queensland growth remains the Gold Coast. The city is now the fastest-growing region in Australia, with a rapidly-increasing population and a shortage of housing. Its northern growth corridor is proving a boon for residential property investors.
Traditionally, the city’s property market surges behind Brisbane and the southern capitals.
The Sydney and Melbourne markets are today well and truly overheated and Brisbane’s recent market growth is now showing signs of tapering off, leaving the Gold Coast on trend to boom.
SQM Property’s latest research forecasts a 2016 rise in property values of 7-11% (making it one of the best
performing regions in Australia) and awarded the city’s market a phenomenal 4.75 stars out of 5.
In September 2015, financial expert and co-host of Channel 7’s Sunrise, David Koch, praised the Gold Coast’s property marketing and quoted the SQM Property research to the Gold Coast Bulletin.
Mr Koch told the News Limited masthead that the Gold Coast “is still undervalued according to SQM ... there are still bargains to be had”.
Gold Coast apartment sales have also hit their highest level in five years, further hard evidence that the city’s market is moving fast.
ECONOMY AND EMPLOYMENT• Queensland’s economy has experienced the
second-highest average annual growth rate of any Australian state or territory over the last 20 years.
• Queensland accounts for 20.3 per cent of Australia’s total employment.
• Health care and social assistance, professional, scientific and technical services, construction and mining are forecast to provide more than 60 per cent of employment growth in the next five years.
As Australia’s fastest-growing state and a resource sector powerhouse, Queensland outputs a fifth of Australia’s GDP, backboned by some of the country’s largest mining infrastructure projects and strong agriculture and tourism sectors.
A lower Australian dollar, rising Chinese middle class and rapidly growing influx of tourists, the upcoming 2018 world class sporting event and thriving university education sector are going to drive investment throughout the region.
The state's property market has picked up significantly more momentum than the southern capitals of Sydney and Melbourne and will deliver above average growth for the next five years at least.
Queensland's growth is focused around the south east, a thriving mixed-use region encompassing the Gold Coast, Brisbane and fast-emerging satellite cites such as Ipswich and Beaudesert.

The Gold Coast is Australia’s sixth-largest city, with a
population expected to reach approximately 650,000 by the
end of 2018. Geographically, the city is a lifestyle, residential
and employment hub of one of the nation’s fastest-growing
regions – southeast Queensland.
Covering an area of 1,400sqkm, the Gold Coast’s
boundaries extend from just south of Beenleigh to
Coolangatta, taking in South Stradbroke Island and part of
Moreton Bay, and extending west to the hinterland of Mount
Tamborine and the Lamington and Darlington Ranges.
Welcoming more than 11 million visitors per year, it
is Australia's leading tourist destination, with a large
concentration of holiday accommodation in Surfers
Paradise and Broadbeach.
According to the City of Gold Coast, the Gold Coast
enjoys a growth rate of nine per cent and has access to an
economic catchment of three million people. Since 2001,
the local economy has almost doubled in size from $13.4
billion to an estimated $23.3 billion.
In 2018, the Gold Coast will host one of the largest elite
multi-sport events in the world, providing unprecedented
international exposure and commensurate business, trade
and investment opportunities.
Some of the city’s brightest residential real estate prospects
are located in tightly held areas of the northern Gold Coast, as
highlighted by noted demographer Bernard Salt in his 2015 Beyond the Horizon report on the Gold Coast’s future growth.
A recent article published on 19 November, 2015 by the Australian Financial Review's Smart Investor found that nine of the top ten performing suburbs in Queensland were from the Gold Coast as investors looked to capitalise on gains made elsewhere and diversify.
Choice Homes, a leader in the construction of the city’s north growth corridor for more than a decade, has several exciting projects in the region.
Our newest residential estate for 2016 is Norman – Dee Springs. Sited for close proximity to the Coomera Town Centre, Marine Precinct, TAFE and the Coomera train station, this will be one to watch.
New stages have also been released at Leda Living in Pimpama, a project so popular it’s warranted construction of two display homes due for completion February 2016. More stages will be released throughout 2016 to keep up with market demand.
Pimpama Village at Pimpama has been a hit with owner-occupiers and more affordable packages will be rolled out in 2016.
Another new estate, Tallagandra Heights at Holmview, has also caught the market’s attention, with its close proximity to the Beenleigh CBD, Bahrs Scrub High School and 18-hole golfing proving a winning combination.

MAJOR INFRASTRUCTURE PROJECTS
• Work continues on the amazing $345 million redevelopment at Jupiters Hotel & Casino in Broadbeach.
• The $1 billion, five-tower Jewel development at Surfers Paradise has been funded through Wanda, one of China’s richest property groups.
• The Gold Coast light rail project is one of the biggest public transport projects in the country, and the biggest transport infrastructure project ever undertaken on the Gold Coast.
• Work on the $600 million Stage 2 of Gold Coast Light Rail will commence in 2016.
• The Coomera East Shopping Centre has been approved for the corner of Foxwell Road and
Oaky Creek Road at Coomera. The 2,000sqm centre includes a Woolworths, cafes and restaurants and is due for completion mid-2016.

For health students, the training environment on the Gold Coast is second to none.
• Brisbane Airport Corporation’s new Property Development Master Plan will focus on creating a vibrant commercial hub from Airport Village to the Domestic Terminal and beyond within the next 10 years.

THE MEADOWSIt’s no coincidence The Meadows at Pimpama features a kookaburra in the logo.
The team behind the estate is committed
to preserving a green buffer through the
very heart of the estate so that ‘native
residents’ also have a place to call home.
Urban designers have made sure there’s
a blend of parkland and environmental
retreats for human residents too – there’s
room to kick a ball, or just kick back and
spread out a picnic blanket.
At The Meadows, you’re close to
everything, about 20 minutes from
Surfers Paradise and 30 minutes to the
Brisbane CBD via the M1. Commuting to
work is easy but home is quiet enough to
disconnect from work life, and reconnect
with your family and community.
Weekend getaways are a breeze; the
Gold Coast’s picturesque hinterland is
easily accessible and so is the open-
water access of the Coomera Marina.
Imagine your family living so close to
famous Gold Coast theme parks and
the Pacific Ocean, but in a quiet setting
that’s everything you want it to be.
With schools and a shopping centre so handy, The Meadows is the perfect community for you to build a life for yourself.
All lots are fully serviced, including natural gas and ultra-fast NBN fibre optic/broadband communication to keep you connected.
And best of all, The Meadows team have taken the headache out of finding a new home with the introduction of a Leda Living Display Village, where you’ll find an ample selection of home designs and friendly staff to help you tailor the ideal home for you.

The region is hugely popular with families due to its retail and family amenities, local employment opportunities and great educational and transport infrastructure.
According to data from Queensland Government Statistician’s Office, Ipswich’s annual employment growth was 2.2%, streaks ahead of the statewide average of 0.1%.
Ipswich also has one of the fastest-growing populations in the country and, according to new REIQ research,
the strongest property price growth in Queensland at 6.7% (almost double Brisbane’s 3.4% gain over the same quarter).
City of Ipswich Mayor Paul Pisasale says the new demographic and economic data point to the city’s continued growth as a south east Queensland centre.
“The city of Ipswich continues to lead the way in development, innovation and growth in south east Queensland,” says Cr Pisasale.
Ipswich also benefits from very favourable
consideration in the Queensland
Government’s South East Queensland
Plan, with policy directly stimulating
population and economic growth.
Private and government investment
in the area, including the under-
construction $320 million Darra to
Springfield train line, major Ipswich
Motorway upgrades and a new
Bunnings in West Ipswich, is further
driving demand.
IPSWICHJust 31km from the Brisbane CBD and backed by strong economic and demographic underpinnings, Ipswich is coming on strong as an investment hotspot.
Major Infrastructure Projects
• A $279m upgrade of the Ipswich Motorway from Darra to Rocklea, including the addition of Intelligent Transport Technologies to the route.
• A $3.1million widening of the Ipswich Motorway to six lanes between Dinmore and the Ipswich/Logan Motorway Interchange at Goodna.
• The $1.1billion expansion of Amberly RAAF base as Australia’s only ‘super-base’.

Beaudesert’s population is forecast by the Scenic Rim Council to triple by 2036 as the region emerges as a significant satellite of Brisbane and the Gold Coast, both less than an hour away.
Much of the city’s growth is underpinned by the Bromelton State Development Area, a 15,000ha area less than 6km from Beaudesert.
Included in the SDA is the Bromelton State Industrial Park, an 1,800ha parcel that will deliver an estimated 18,000 new jobs to the region.
Demographers point to the SDA and other strong infrastructure underpinnings as key stimulants to Beaudesert’s growth, while a tightly held market and low supply will keep property values strong.
Beaudesert’s Scenic Rise estate will soon have new land releases and a second estate, Brooklands Drive, will build on interest in the area and provide a consistent supply of stock for clients seeking quality Beaudesert investment.
The quiet rise of Beaudesert is further evidence of south east Queensland’s robust performance.
BEAUDESERTThe Scenic Rim town of Beaudesert is emerging fast on the back of favourable geography and significant infrastructure advancement.
Major Infrastructure Projects
• The $27.5 million Beaudesert Bypass, set to open up the area and stimulate the Bromelton State Industrial Park
• The 339ha $1 billion masterplanned community, Oakland Estate, that will double Beaudesert’s size. The mixed-use Oakland Estate comprises residential, commercial and industrial developments.

and will stimulate commensurate demand for residential housing in Beaudesert.
Another key piece of infrastructure is the recently approved $27.5 million Beaudesert Bypass, a major route that will speed commute times to Brisbane and increase access to Bromelton.
Lifestyle amenities nearby to Brooklands Drive include Beaudesert’s established CBD (1km away) and the Beaudesert Fair Shopping Centre, as well as Beaudesert State Primary School, St Mary’s Catholic Primary School, Beaudesert State High School and the Metropolitan South Institute of TAFE.

The Queensland government has approved the $16 billion Adani Group Carmichael Mine project, which includes construction of a $2.2 billion rail line linking pit to port, making it Australia’s largest thermal coal mine.
Combined with rail and port operations, the project is forecast to provide more than 10,000 direct and indirect jobs for the next 60 years.
The city is also scheduled to be connected to the National Broadband Network well ahead of Queensland population centres Brisbane and the Gold Coast, a move predicted to stimulate local business growth.
REIQ zone chairman for Mackay, Peter McFarlane, said the local property market was well on the way to recovery.
Demand for Mackay is partly driven by the region’s growing population, which has grown at a rate of 2.3 per cent per annum over the past five years and is forecast to continue growing by 2.2 per cent, making it one of the fastest growing areas of Australia.
Analysts say the population growth is spurred by people
moving to Mackay for reasons other than just work – an
improved lifestyle, a milder year-round climate and the
benefits of a vibrant community.
Mackay’s location as gateway to the Whitsundays
underpins its surging tourism sector, which Tourism
and Events Queensland ranks as the strongest regional
market in the state.
In 2015, domestic visitor numbers rose an astounding 25.9
per cent to 817,000, while holiday visitors also saw a jump,
up 10.2 per cent to 151,000.
Domestic visitor expenditure in Mackay grew 41.4 per cent
to $430.9 million, while international visitor numbers to the
Whitsundays jumped 10.2 per cent to 210,000.
Five new inbound routes to Mackay Airport have been
proposed.
MACKAYThe Mackay property market’s bounce-back is well underway, stimulated by significant infrastructure spend and a surging regional tourism sector.
