‘T is the season for out-of-townguests. In the past two weeks, I’vehosted my brother and some
friends from high school. I live in a small space, and when you combine that with extra peo-ple and lots of luggage, you begin to realizejust how precious an inch or two here andthere can be.
It’s made me think about opportunities forspace overhead, especially in the kitchen. While my cabinets are full and the shelves arestocked, some clever rearranging may make
all the difference. Pot racks, for example, havea way of commanding attention withoutweighing down a room, as they allow for lightto shine through empty spaces.
Pot racks are also relatively easy to install.First, find the joists in your ceiling. This is the
most important step. Use a stud finder.Remember, a pot rack is designed to holdpots and pans, so it will need to supportsome heavy weight. Installing it into drywall isnot recommended. Measure the distancebetween the joists and purchase a rack basedon this measurement.
When looking at placement, remember toaccount for height. There should be ampleroom for people to walk or work under-neath the rack without hitting their heads. Also, make sure there is enough roomaround the pot rack so that it doesn’tobstruct cabinet doors.
After you purchase and put together yourrack, measure where you will hang the rackalong the joist. Mark the spots off with a pen-cil. Make sure to pay attention to the manu-facturer’s instructions as well. Some say toadd a 2-inch-by-4-inch piece of wood to the
joists for extra support. Next, drill pilot holesfor the eye hooks and twist them in until thethreads go behind the wood. Once these arein, hang the rack using the ceiling hooks. Then, hang your pots and pans and enjoy yourextra space.
The entire process can take up to a half aday or more, so remember to plan ahead.

Preserving pavementwhere it matters mostNearly six months ago, Mayor Peter
Carlisle joined the Department ofFacility Maintenance and the Hawaii
Asphalt Pavement Industry to demonstrateseveral pavement preservation methods thecity will evaluate as part of its effort toimprove road/parking lot conditions.
The goal of pavement preservation isto treat a road/parking lot that is in goodcondition to extend the life of theasphalt pavement.
As Mayor Carlisle put it, he would like to“protect our roadways to help stop potholesand other problems before they even start.”
Since then, the city has been using thesemethods to better Hawaii’s asphalt.
Alakona continues to slurry in theMililani Mauka area
A slurry seal is a mixture of aggregate, emulsified asphalt (cationic quick set emul-sion, CQS-1h), fillers and additives. This sur-face treatment can be used on newer orolder pavements. It will fill the surfacecracks, stop raveling and improve skidresistance. Additionally, it will waterproofthe surface and reduce oxidation deterio-
ration. This product becomes the wearingsurface and “slave” to vehicular traffic.
Crack fillingThe Department of Parks and Recreation
has started using pavement maintenanceincluding two projects at Hanauma Bay. Itapplied hot crack filler and two coats ofOptiPave Plus sealer. The upper parking lotwas applied by Alakona and the lower parkinglot by Walker-Moody Asphalt Maintenance.
Crack filling is the most basic of pave-ment treatments. Once moisture pene-trates the asphalt, it will deteriorate theunderlying layers, eventually causing failure.SealMaster Hawaii provides cold- and hot-pour materials that can be used as a firstdefense against pavement deterioration bystopping moisture.
Seal coatingA seal coat is an application of asphalt
emulsion — often mixed with coarse angularsand — to an existing asphalt surface. In addi-tion to providing a protective barrier to stopwater penetration, MasterSeal Ready-To-Useor OptiPave Plus sealers will also protect
against oxidation, oils and gases, and itwill beautify your asphalt by providinga uniform black color to the surface.
The Department of Education(DOE) also started maintaining pave-ment recently at Pauoa ElementarySchool. The application of a seal coaton this project will prolong the investmentlifetime. The project also involved applyinghot crackfiller and two coats of MasterSealReady-to-Use sealer.
All products used in the demonstrationand by the city, District PerformanceReview and the DOE are available atSealMaster Hawaii. These pavement main-tenance techniques have been used in theprivate sector for a number of years andSealMaster is happy to provide its productsto the city, county and state.
For more than 40 years, quality-drivencontractors have relied on SealMaster, themost recognizable name in pavement main-tenance in the world. With everything underone roof, contractors save valuable time andmoney on products, tools and equipmentneeded to do the job right.
Pavement maintenance is simple with thehelp of SealMaster Hawaii. Talk with a trainedprofessional at SealMaster Hawaii by calling839-2781 or visit the company showroom at2927 Mokumoa St. in Honolulu.

Talk to any contemporary architect, remodeler, interior designer or home-owner, and you’ll find one of the hot
topics these days is “flow.” Gone are the daysof floor plans burdened by closed-off, claus-trophobic rooms, each designed around spe-cific functions.
“Today’s new homes and home remodel-ing projects embrace far more open designs, allowing for unprecedented levels of flexibility. These floor plans permit gatherings to spillout of the dining room, family room or livingroom into adjoining spaces with no loss ofsociability, or take on a welcome aura of pri-vacy when needed,” said Michael Myers,Marketing director for Johnson Hardware, manufacturers of pocket, sliding and bifolddoor hardware. They also enable interiorspaces to serve new purposes with eachnew day. The result is a new kind of Americanhome, one where rooms assume different
personalities as occasions and spatial require-ments change.
Sliding doors are the smart designer’sanswer in creating openness within spacesthat can’t accommodate hinged, swinginginterior doors. In today’s homes, sliding doorshave been given a literally and figuratively larg-er role in room decorating. They can glideinto place to create walls between rooms oreasily glide back out if wide open spacesabsent of walls are desired.
“Consider, for instance, the value of slidingdoors during the holiday entertaining season.Large family gatherings may require adding aleaf or two to the dining room table, makingthat dining area a trifle too confining. A wall ofsliding doors can expand the dining roominto the family room or living room, permit-ting the party to accommodate the arrival ofunexpected guests,” said Myers.
The same functionality ensures the kitchen,
increasingly seen as the “heart of the home,”can serve as a cozy and intimate space forfamily dinners and neighborly coffee clutches, then morph into an expansive setting thatpermits easy mobility of hosts and guests.
Making all this possible are advancementsin hardware that eliminate issues of stickingand derailment. Johnson Hardware’s 200MD
Multi-Pass Heavy-Duty Door Hardware makescustomization easy, allows for three-door appli-cations on three tracks and accommodatesdoors weighing up to 400 pounds each.

There was a time when a bathtub ina home was considered an item ofluxury. But today, a bathtub is the
centerpiece of most bathrooms and animportant part of our way of life — somuch so that many homes have more thanone.
Apart from being a highly effectiveway for you to get clean, a bathtubmakes for a wonderful place to relax. Byluxuriating in a tub with hot water, youcan literally soak your worries away, notto mention the various aches and painsin your body.
So what can you do if an old friend likethis becomes old and worn? Call AlFernandez of Al’s Bathtub Refinishing. Most people dread the day when theyhave to decide what to do about their oldbathtub. If you watch any home improve-ment television show, the host will simplyreplace the bathtubs when renovatingbathrooms.
There is nothing wrong with that, if youhave the money. That’s where you have tobe careful in assessing your options. Buyinga new bathtub is a classic “buyer beware”situation.
You can walk into any store that sells
bathtubs and see many for less than $300.This will lead you to believe it is not expen-sive to replace your old tub. What youdon’t consider, however, are the hiddencosts that can burst your budget. Alongwith the cost of the bathtub itself, you alsoneed to consider the cost of a contractor, demolition, removal, tilers and a plumber.
Suddenly, instead of paying just $300 to geta new bathtub, the total bill becomes$3,000 or more. And if things don’t gosmoothly, there can be additional budgetbusters.
What can you do if you are workingwith a limited budget? Believe it or not, there is another option. Look into refinish-
ing your bathtub instead of replacing it. Thecost savings could be significant — up to75 percent less — and it can be done inyour home in less than one day. Fernandezcan make your old, worn-out bathtubshine like new again. His company canrepair all the chips and cracks in your tub, give it a new surface and even change itscolor to match the decor of your bath-room.
With 20 years of experience in Hawaii,Al’s Bathtub Refinishing can do it all: fiber-glass, ceramic tile, countertops, porcelainand more. It also can do spot repairs onrusty old tubs and cracked fiberglass tubs,or do chip repairs on brand-new tubs.
Call Al’s Bathtub Refinishing for a freeestimate today at 679-8297, email [email protected] or visit our web-site at alsbathtubrefinishing.net.

You might not be aware that yourhome may pose some hidden risksfor you and your family. But you
don’t need a fat budget to give your homea safer and healthier boost. After all, thereis nothing more important than keepingyour family safe.
Hazards may be lurking in your home, andfor $100 or less, you can make the homeimprovement precautions needed to protectyour family from household dangers.
Danny Lipford, home improvementexpert and host of the nationally syndicatedshow “Today’s Homeowner,” recommendedthese budget-friendly DIY projects for a saferand healthier home:
Mount smoke detectorsThere should be a smoke detector on
each floor and in or near every bedroom
in the home. Installing them is as simple asmounting them 4 inches from the wall onthe ceiling. Smoke rises, so opt to place thedetector at the highest point of the ceilingif you have an angled ceiling.
Install a water filterIf you’re concerned about lead, VOCs,
microbial cysts and pharmaceuticals in yourtap water, or even if you just don’t like thetaste or smell of it, install a DIY water filtra-
tion system. Filtrete Brand makes a full lineof them, such as the High PerformanceDrinking Water System that comes with adedicated faucet and will provide your fam-ily with cleaner, better tasting water.
Secure heavy furniture and appliances
Children are susceptible to bookshelves, televisions or other furniture falling overand causing harm. Use furniture bracketsor straps to secure dressers, the stoveaudio equipment and more to the wall toensure passersby are safe from falling andtipping items.
Install carbon monoxide alarmsCarbon monoxide — an odorless, color-
less, poisonous gas — is a result of improp-erly vented or defective home systemssuch as heaters, furnaces and fireplaces.Carbon monoxide does not rise to theceiling like smoke, so the alarms can bemounted anywhere, such as plugged intowall outlets or affixed to walls and pow-ered by batteries.

This year’s holiday season promisesto be full of shopping, gift-giving,decorating and celebrating with
friends and family. Unfortunately, it’s anequally busy time of year for home bur-glars.
Nearly 400,000 burglaries occur in theUnited States in November and Decembereach year, according to the FBI. TheNational Crime Prevention Council rec-ommends homeowners take extra precau-tions to protect their homes at this time ofyear.
“During the holidays, homes are oftenfilled with expensive gifts, the good silver isout and people are in a festive mood —they aren’t thinking about home securitythe way they should,” said John Heppner, president and CEO of Fortune BrandsStorage and Security including Master LockCompany LLC.
Follow these tips and enjoy a safer andhappier holiday season:
• First and foremost, lock up! Whether it’sa short trip to the grocery store or alonger haul to finish some holiday shop-ping, make sure your doors and windowsare securely locked. Never leave boxesfrom expensive gifts laying on the curb fortrash pickup. Consider crushing them andplacing them in a large, black garbage bag.
• Remember that nothing is more effec-tive at deterring a burglar than the impres-sion that the home is occupied. Make itlook like it is by installing timers on yourlights.
• Keep your garage door closed at alltimes. Keep the door from your garageinto your home locked as well.
• Be sure that your trees and shrubs don’thide windows and doors. Blockedentrances can make it easier for burglarsto get into your home unnoticed.
• Leave spare keys only with trusted familymembers or neighbors you are close to.Do not hide them outside. Burglars aresmart enough to look around and knowthe common places people hide keys.
• Be certain that tools, ladders and otherobjects that could be used to break intoyour home are securely locked up insidethe house. If you will be away for a lengthyperiod, entertain the idea of a house sitter.
• You may also want to consider a homesecurity system. Check online or look inyour phone book to find companies spe-cializing in home security.
• Most experts agree that your neighborsare your best defense. Get to know them
and chances are they will be more likely towatch for suspicious activity around yourhome while you’re away.

QUESTION OF THE WEEK: (This week’squestion is from Alice to you!): Now that weare just about a week away from the end ofa year, can you look around your home andidentify what is “old” and what you are readyto reposition or even get rid of?
The middle of the holiday season isthe easiest time to consider con-scious change in our environment
because our homes go through a shift inenergy when we put up our trees, meno-rahs and other decorations. What are youready to move or let go of in your home?Ponder that over the next week or so.What you decide will help you tremen-dously in the upcoming year. You don’twant stale energy to follow you into 2013,do you?
Moving the energyDuring the holidays, we reorganize our
homes to accommodate festive decora-tions, so the energy gets moved around. Not only does it refresh the environment, but it helps us get into the holiday spirit.Usually Christmas or Chanukah changesmade to the home are uplifting and posi-tive for all in the environment.
Change and flowFeng shui’s underlying theme is based
on change and flow. Many homes I visit arebeautifully arranged and decorated, andsome might even say “feng shui perfect,”but they have looked the same for dozensof years, not necessarily supporting changefor the inhabitants.
I like to remind my clients that every-thing in our lives is in a state of constantflux. We evolve and grow in so many waysthroughout the years that we are morethan likely not the person we were fiveyears ago, last year, or even last month. Ifyour environment stagnates because of alack of change and rigid structure, you lackthe foundation to flourish and support
change as easily. In other words, the envi-ronment needs to change in order to sup-port the changes you want to make.
What can I change? Here are a few things to consider over
the next couple of weeks, especially whenyou are putting away the holiday decora-tions and “getting your house back to nor-mal.” No time is better than the present toconsider new options. Ask yourself thesequestions:
• What can I donate or get rid of whilethings are in a state of flux? (Prepare forthis by keeping some large boxes and bagsavailable to pack things in, and removethem from the house before the 31st.)
• When I remove the Christmas tree orthe menorah or other holiday décor, rather than put back what was originally in
that space, can I put something new there?• What can I change at the entry of myhome so that all who enter are greetedwith a sense of renewal? What intent dowe want to set for the new year and howcan I symbolize this?
Small change in my home makes abig difference!
The other day, a friend gave me a beau-tiful 2.5-foot topiary as a gift. I could findno place in my home to put it that looked“right” because it was too tall for myshelves and too small for the floor. I finallydecided to place it on a hip-high table atthe entrance. I had kept the same distinc-tive décor on that table for more than twoyears, but when I placed the new tree onit, I was delighted. Even with all of my fengshui experience, I didn’t realize that theenergy from my old table adornments wasstale. Just placing the new item on thetable was invigorating.
Now, every time I enter myhome, I feel uplifted and ready forsomething new. When the topiaryexpires, I will not replace it with theoriginal statue that had been there. Iwill put something new and inspir-ing in its place to support all thechanges I want to make in theupcoming year.
Not just food, but things in ourhomes expire too
When you last redecorated your
home, you aligned and adjusted it to suityou and your family at that time. You mayhave had the perfect duvet, a wall colorthat suited you, pillows that matched per-fectly with the painting on the wall, a newcarpet, even new plants, but whatever itwas, it was perfect at that time. It is impor-tant to acknowledge change in our lives. Itkeeps us in the moment and mindful ofour journey. Things are always great until itis time to change.
Even our concept of what is perfectchanges as we do. Are you now tired of thecolor on your walls or of your bed linens,or have the pillows lost their appeal? Staypresent and make choices that better alignwith who you are in the now. If you findyourself making many changes, it just mightmean that you are evolving at a rapid pace.
Use your home to support your life.Change doesn’t have to be dramatic; eventhe smallest bit of change counts. Giveyourself the gift of support through yourhome!

Prioritizing during the holidays
Although this may not sound like “fengshui” advice, it will relieve stress, so itcounts! Give yourself a break from the
mental chatter that says you have to get“everything” done before the new year.Identify what does not have to be done and letit go until then. You have enough to do thisweek! Enjoy the season.

A s a little girl, I was always attractedto shiny objects. Maybe that wasbecause I grew up in a working-
class family and there wasn’t much moneyfor those pretty things that I wanted oh sobadly, especially during the holidays. Sincethen, the glow and shimmer of goldmetallics and warm candlelight have alwaysbrought to mind Christmastime. And thecool, bright glisten of silver gets me excitedabout the new year and new beginnings.
So in this two-part series, I’m going togive you tips about how you can incorpo-rate a trend that’s hot in home décor: theunmistakable sparkle of metallics. First up isChristmas!
Gold, antique gold, bronze: All thesemetals are warm in nature and work beau-tifully with warm colors. Remember those?I’ve talked to you about the color wheel, something we all learned about in school. How can you incorporate warm hues ofred, orange brown and earth tones intoyour home not only for the holidays butthroughout the year?
When we remodeled the Vavuls’ homein Diamond Head, we chose to accentone wall in the sitting area off the masterbedroom not with paint, but with a corkwallpaper that has a glint of gold peekingthrough. It’s from Phillip Jeffries ofArchitectural Surfaces in Gentry PacificDesign Center.
The wallpaper creates a warm andinteresting backdrop for our punee andties in well with our gold lotus lamp. Thewarm colors that accompany this rangefrom reds to chocolates and a soft black. It’san ethnic, modern space that glistens withthe right amount of gold highlight.
Other possible gold elements for aroom? Think accessories, drawer pulls, can-dlesticks and yes, even wallpaper.
And how easy is it to bring in some pil-lows or re-cover a seat cushion? Yes, youcan choose a warm color, or you can go lit-
eral with a yellowish-gold fabric. But whynot do it in a metallic?
There are so many amazing textiles outthere now that can give you the warmglow you’re looking for, like a gold metallicbasket weave print, crocodile or snakeskinprints, or even ikat prints with a splash ofgold. These textiles are super-hot, and it’seasy to create one-of-a-kind pieces fromseat bottoms to seat backs or bolster cush-ions or even ottomans.
If you don’t want to go quite so big, howabout making changes in small ways? Lookfor some gold tea lights or candlesticks.Don’t have them in gold? Paint them!Especially if you find something affordable inwood, the easiest thing to do is take a canof spray paint and paint on your metallic.
If you want it to look a little more weath-ered, then while the paint is still wet, take acloth and brush a little off. Voila!
And how about some organic branches?
Get some very simple curly wil-low or other natural branches, spray on a coat of gold paint andsuddenly you have a tall, dramaticnatural centerpiece for just pen-nies.
So there you have it: ways toadd the glow and glisten of gold so
that a touch of Christmas magic will makeyour house sparkle all year long.

Equipped for the jobA lternate Energy Inc. has just achieved Mitsubishi
Electric Certified Installer status. It is the only pho-tovoltaic (PV) company in Hawaii — in fact, in the
entire nation — to do so. This fall, several Mitsubishi representatives made the trip
to Hawaii to visit Alternate Energy job sites in progress allover the island.
Once the inspections were complete, Mitsubishi’s seniorengineering manager Jim Kadiaka notified Alternate Energyfounder Bruce Ekimura that, “Alternate Energy has demon-strated a high level of technical proficiency and overall pro-fessionalism. Mechanical, electrical and all other aspects ofyour company’s projects met or exceeded industry stan-dards and safety requirements.
“Every homeowner expressed confidence and satisfac-tion in favor of Alternate Energy over other competingquotes, and they were pleased with the knowledge of yoursalespersons. I congratulate the Alternate Energy organiza-tion on this fine accomplishment.”
Mitsubishi has just launched its new MLE 260 series mod-ules, with high-power output, high reliability and Mitsubishi’srenowned quality. At this time, Alternate Energy — aMitsubishi Elite Dealer — is the only PV provider in the U.S.to offer these new panels.
In other newsMany customers were concerned by recent reports
about changes to the law regarding the state’s solar taxcredits. Some PV providers are even suing the state to
keep laws unchanged.A 30 percent Federal tax credit remains in effect, and
some form of tax credit from the state will remain. Withpanel technology and installation techniques improving allthe time, the bottom line is that going solar is still a smart, and ultimately money-saving, investment for Hawaii familiesand businesses.
As always, Alternate Energy pledges to:
• Never propose more panels than a customer needs
• Never inflate its list price to make “discounts” look moreappealing
• Always conduct business with honesty and integrity, andoffer the highest quality product, installation and customerservice possible

How does one go about buying anew roof? It’s not something youdo every day, nor is it a home
improvement that people know a lotabout. You not only have to select the cor-rect roof product, but you have to select acompetent and fair-minded contractor toinstall it. Some people think with their wal-lets, while others simply buy what theirneighbor bought or take the recommenda-tion of a friend. These are all good ways tobuy — if you’re lucky.
These methods often lead the home-owner to a temporary roof such as asphaltshingles, concrete composites or woodshakes. These roofs appear to be lessexpensive, but actually cost much morebecause of the need for multiple re-roofsand frequent and costly maintenance.
Clay or concrete tile is extremely heavyand the composites are highly porous. Bothroofs are subject to damage from highwinds or foot traffic.
On the other hand, high tensile alu-minum used to form the Country ManorShake (CMS) roof system produces anaffordable, light weight, energy efficient roofwith unsurpassed durability and strength.Plus, it does not degrade over the yearsand now comes with a cool, HI-R infrared
reflecting coating to keep your home 10degrees or more cooler than conventionalroofs.
Aluminum Country Manor Shakes comewith a patented “free-floating” FoamGuardinsert. The FoamGuard will help deadenthe sound of rain, keep your home cooler
and allow you to walk on the roofwithout damaging it.
The unique four-way interlock ofCMS roofs actually holds togethertighter as wind speeds increase. Thenatural, staggered appearance will
add value and curb appeal to your home.Your home will be fire-safe because theroof is non-combustible, and CMS is light-weight, which reduces the chances ofstructural collapse in the unlikely event ofan interior fire.
This time around, buy a permanent roof
with a manufacturer’s lifetime, non-prorat-ed limited warranty, which covers the costof both materials and labor. Investigate aCMS roof and imagine how attractive it willmake your home.
To learn more about the aluminumCountry Manor Shake system and to get afree detailed written estimate, call FredRehm of Aluminum Shake Roofing Inc. Thecompany has specialized in the installationof this system for more than 24 years. It hasre-roofed thousands of single-family andmulti-family homes around Hawaii.

Hot topics in PV energySince it is the final stage of the fourth quarter of the
year, activity in the solar energy market is literally“heating up.” Permits from the City and County
Building Department are at an all-time high. Also on thehorizon are governmental actions with far-reaching effectsfor consumers.
It is widely believed that the Hawaii State Legislature maybe contemplating revisions to the tax code, which willrestrict and/or reduce energy tax credits in an effort tocombat the state’s budgetary shortfall on tax revenues. Areduction from 35 to 25 percent is rumored to be in theworks. Some believe that any such action in the 2013 ses-sion will take effect in 2014.
According to a recent news article, the Hawaii State TaxDepartment unilaterally implemented limits to the tax cred-its that homeowners can claim starting in the 2013 tax year. While legislative action is necessary to reduce the per-centage or dollar amount of the allowable credits, thedepartment has limited the number of photovoltaic(PV) systems that may be claimed per qualified resi-dence per tax year. The department has placed a limit ofone PV system with a cap of $5,000. At this point, thereis little time left for consumers to take advantage of thenation’s most generous tax credit program.
Consumers contemplating PV systems in 2013 andbeyond would be wise to consider this: even without taxincentives, PV electrical systems are still attractive froma financial perspective. A $30,000 system that saves$200 per month equals an 8 percent annual rate ofreturn ($2,400 savings divided by a $30,000 cost equals8 percent). The less competitively priced designs stillreturn at least 5 percent annually — have you checkedthe rates on money-market funds or treasury bills lately? The more efficient and aggressively priced systems canreturn nearly 10 percent.
The fact remains that even at reduced incentives, returnsare extremely high. With a current federal credit of 30 per-cent ($9,000) and a $5,000 state cap, the return on theabove example is $2,400 divided by $16,000, which equals15 percent. There is nothing shabby about that kind ofresult.
Consumers who undertake action as quickly as possiblebenefit by saving on their utility costs sooner rather thanlater. After all, every dollar paid to the power company ismoney that will never be recovered.
But don’t deceive yourself. Hasty action has the effect ofnot doing one’s “due diligence” in making the wisest choicein contractors available. In the end, the “wrong” choicecould cost the consumer thousands.
Is it time for consumers to “pull the trigger” and “gogreen?” Emphatically, yes! If the homeowner is financiallyable, “beating the clock” for higher tax credits after doingone’s “due diligence” makes a lot of sense.
There is one caveat: Based on increased advertising ontelevision, radio and print media, it seems that many currentsolar companies are new players that were not in the busi-
ness a year ago. A good number of them are likely market-ing organizations that subcontract their installations. The full-service contractors seem to be a dwindling breed.
Hi-Power Solar is one such “full-service” contractor, offer-ing sales and service for solar water heaters as well as PVenergy. Principals Ron Romero, who has more than 20 yearsof experience in the solar business, and Matt Adams, whohas more than 16 years of experience, offer an excellentbalance of top-notch components, expert installation andcompetitive pricing. They are familiar with City and Countybuilding codes and adhere to special homeowner associa-tion rules.
Joining the solar revolution is likely to provide a financialbonanza for the consumer. It pays to be a little cautious inchoosing the most appropriate system design and toexplore the financial costs, which impact your pocketbook.

By opting for an efficient, split-duct-less air conditioning system, you canguarantee the ideal climate for your
home or office. Systems sold and installedby the Aire Conditioner Shoppe are avail-able in a variety of styles and price ranges.
“The best time to service your existingsplit-ductless system is between themonths of November and April, so whenthe warm weather hits, it will continue tooperate with high efficiency,” said AireConditioner Shoppe owner NeilWiedemann.
The latest split-ductless systems providezoned comfort and are engineered toinstall quickly and easily. These systemsavailable from the Aire ConditionerShoppe, which specializes in Fujitsu andMitsubishi, provide both heating and cool-ing with the push of a button on theremote control. They also provide individ-ual temperature control throughout yourhome or business so each room, zone orfloor will be the temperature you set.
Concerned about air quality? These sys-tems have the capability to filter out dust, mold spores and microorganisms. The Dry
Mode helps to control humidity levels, even when cooling isn’t needed. Otherstandard features include Sleep Timer AutoChangeover and 24-Hour Timer ColdPrevention.
Concerned about appearance? Thecooling-only wall-mounted units, designedfor single rooms, are slim and stylish.
Indoor units have a clean, aesthetic designand are powerful, though small and shorterin length than competing units. The variable-speed compressor helps systems adapt toshifts in heat load caused by afternoon sun.
Concerned about noise? These units areso quiet you won’t even know they’re on.How about cost? “The operative word is‘efficient,’” Wiedemann said. “Old or mal-functioning air conditioning systems areenergy hogs that don’t do the job effective-
ly and run up your electricity bills. The airconditioning systems available at the AireConditioner Shoppe are the newest mod-els that incorporate the latest technologicaladvances.” He pointed out that split-duct-less systems can be just as efficient as cen-tral air conditioning, or more efficient interms of energy savings, depending on thelifestyle of the homeowner.
Wiedemann, who has been in the airconditioning business since 1979, sells andinstalls split-ductless systems on Oahu, aswell as portable air conditioners. He alsosells less expensive window units that are
often the choice for apartments, condosand houses. “Even the window air condi-tioning units, which are generally what yousee in older apartment buildings or town-homes, have been extensively improvedboth in efficiency and appearanceHowever, the tenant and/or owner needsto obtain permission from the manage-ment company and/or apartment ownersassociation to install any type of air condi-tioning,” he added.

Cheers to loving where you liveA s the New Year approaches and
you begin making your list of reso-lutions, don’t forget about your
home. You spend a huge chunk of time athome; shouldn’t you love it? However, stick-ing to your resolutions can be tough. Hereare some hints to maintaining your goalsthroughout the year :
Start by making a list We all have dreams; the important thing
is to write those desires down. Whether it’supdating the kitchen countertop or finallyfinishing the flagstone pathways in thebackyard, putting those tasks on a list givesyou a map of what you can do this year, aswell as projects what you can do in the fol-lowing years. This can be the hardest partfor many of us, so make your list when youare in a good mood and feeling productive.Breaking bigger goals into smaller ones willhelp you feel more accomplished.
Post the list somewhere visibleOur lives tend to get hectic and we lose
focus on our resolutions as the year pro-gresses. Putting the list in a location thatyou frequent keeps the goals fresh in yourmind. As goals are achieved, scratch themoff. Seeing the progress will continue to
motivate you throughout the year.
Use images for referenceDo not hesitate to pull images from
magazines to inspire you. These imagescan be colors, a clever ad or a picture ofa kitchen you like. Even the smallestdetail can be a catalyst for an idea, pulling
these ideas allows you to recollect andshare your goals with others.Small tasks equal big rewards
Going after the biggest project on thelist can be overwhelming. Star t small andget some of the little things done. Pickingout a lavatory, deciding on your accenttile for your bathroom or painting thelaundry room are little projects inside bigprojects that will eventually result in thecompletion of even the most over-whelming tasks.

Getting rid of ground termitesBY RACHEL BREIT
W ith more than 50 years ofexperience, the team ofRichard Lee and George W.
Ofsonka III at Islander Pest Solutions hasthe answers to your questions regardingthose always-pesky subterranean“ground” termites.Q: Who needs to be concernedabout termites?A: Considering the damage that feastingtermites can have on your home — yourlargest investment — all homeownersneed to be concerned. Don’t be thehomeowner who isn’t concerned aboutthis problem until your house is beingeaten because, reality is, either you alreadyhave termites or sooner or later you willhave them. Subterranean “ground” termitesnumbering in the millions threaten thestructural integrity of your home and willlead to costly repairs.Q: Do these termites leave signs?A: Yes. Besides seeing the flying termiteswarmers, or “alates,” during the spring oreven late fall, ground termites create under-ground tunnels or above-ground mudtubes made of mud, feces or debris, whichcan usually be found along your exterior
foundation wall, floor joists or interior walls. These mud tubes protect them from dehy-dration as they travel from their nest in thesoil to their food source — your home.Q: How can these termites be con-tained around my structure?A: Termites can be controlled in two ways— with a termite baiting system or a “con-ventional” liquid treatment. Both are lethaland non-detectable by termites — con-trolling the ground termites through inges-tion and contact — but are safe for chil-dren and pets.Q: What is a termite baiting system?A: Termite baiting systems take advantageof the termites’ natural foraging behavior.Baited stations are placed in the soil aroundthe structure and monitored for termiteactivity. Station installation requires nodrilling (into the concrete that may bearound your home), and is suited for homeson hillsides, homes surrounded by concrete
or slate tiles, or homes located very close towater. An annually renewable service war-ranty comes with the termite baiting system.Q: What is a “conventional” liquidtreatment?A: A liquid treatment involves applying atermiticide mixture by spraying directly on
the soil and/or deep into the soil (wheretermites live) through holes drilled ortrenching done along the foundation wallsof your home. This creates a continuoustreatment zone around the structure.Q: When should I decide to have myhouse treated for subterranean“ground” termites?A: Don’t wait! You should invest in a treat-ment if you’ve noticed signs of ground ter-mites or even if you haven’t, to prevent themfrom infesting your home in the future. Theliquid termiticide mixture has been proven toremain in the soil and be effective long-term.Q: Why should I choose IslanderPest Solutions?A: Although we’ve only been in businesssince March 2010, we have quickly gained theconfidence of many homeowners because ofour communication and education beforeduring and after each ground termite treat-ment. There are many different constructiontypes, so based on our extensive knowledgegained through the years, we develop a treat-ment plan specifically for your home. We usethe best, most effective products and backthem up with a six-year ground termite serv-ice warranty (which all homes qualify for) ora 10-year ground termite service warranty(restrictions apply).

There are so many things to considerand do before, during and after arenovation. Having a contractor
control the flow of the project will helpmake sure the project goes according toplan and finishes within the time promised.CV Construction LLC is just that type ofcompany.
A recent project involved a homeownerand serviceman who, just before he was
deployed, inquired about our services. When I went to complete the free esti-mate, he had already been deployed, sohis wife walked me through their renova-tion request. I then drafted an estimateon site and sat down with the homeown-er’s wife and explained the estimate frombeginning to end.
After a few email exchanges betweenmyself and the deployed husband, thecouple settled on what they wanted tocomplete in their renovation. I had thewife come to our showroom to look atsome samples and finalize the contract. Then we went shopping for their appli-ances.
Contractors always know where to getthe right-priced materials for your projectand help you with buying the right appli-ances to fit your budget. While shopping, Igave her my ideas of items that would fither budget. We settled on what she want-ed and had the items delivered.
As with all renovations, there werebumps along the way. I helped the couple
by maintaining contact with both thehusband and wife. After the project wascompleted, I found out that her fatherdid a similar renovation (not in Hawaii)and was amazed at the speed and qualityof the project.
CV Construction LLC strives toexceed the expectations of the home-owner with each project. We maintain anopen line of communication so there areno surprises, and we always strive to save
time and money. We have a special going on right now for
a brand-new house build ($115 per squarefoot minimum for a 2,000-square-footbuild). This includes Hardie BoardSiding/Bamboo Flooring and StandardPlumbing fixtures (restrictions apply). Callto inquire more about the special.

“Fusing Custom Cabinets with Affordability”
20% OFFCustom Cabinets for December Only
W ith the holiday season upon us,EnergyPro Hawaii hopes thatyou have a very festive and
safe holiday season this year as we lookforward to 2013.
With the year ending, it’s time to makeyour New Year’s resolutions. We hopethat if you did not get a photovoltaic(PV) system in 2012, you’ll make it yourresolution to get one installed in 2013.Many PV companies are wrapping uptheir installations for this year and allow-ing last minute residents to get their sys-tems installed to claim their PV systemsin the upcoming tax year. The state taxdepar tment has already announcedchanges that will affect the tax credit for2013, and as expected, the changes tothe determination of eligible systems willultimately reduce the amount of taxcredit you might receive.
As you may have heard, there aremany opponents to the changes setforth by Gov. Neil Abercrombie. Suitsand petitions have been filed against thestate and the future of tax credits is stillcloudy. As mentioned above, residentswill see a reduction in the state tax cred-it, but that should not deter you frominstalling a PV system. Residents could
still see a 50 percent savings on their pur-chase, making any PV installation worth-while. Granted, the return-on-investmenttime will be longer, but the average sys-
tem should only take five to seven yearsto pay off.
As an added incentive to install yourPV system in 2013, EnergyPro Hawaii is
offering special deals to customers untilthe end of February. Paired with our 0percent, 24-month financing program, now is a better time than ever to takeadvantage of these offers.
Call EnergyPro Hawaii today at 596-2890 to schedule a free consultation andestimate for your future PV system.

A s 2012 winds down, GoldenCabinets & Stone is offering ahuge end-of-the-year sale during
which customers can take advantage ofsavings ranging from 40 to 50 percent offthe entire stock of cabinetry and coun-tertops.
Golden Cabinets & Stone has gained areputation for offering quality, affordablecabinetry and countertops to meet theneeds of Hawaii’s consumers for morethan five years. Owner Wayne Caonoticed how expensive it had become topurchase the products in Hawaii andsought to bring more affordable options toresidents looking to either build fromscratch or remodel existing spaces.
“We have a big sale going on, and cus-tomers can save plenty of money,” Caosaid. “We have big savings on everything instock.”
Cao noted that Golden Cabinets &Stone is fully stocked with inventory, and“plenty of choices” are available for cus-tomers shopping for everything from cab-inetry to hardware — including handles
for an attractive yet functional touch. Inaddition to the vast array of options cur-rently available, customers can look for-ward to considering two new cabinetstyles and five new countertop varietiesthat arrived recently.
“When we transform a client’s outdatedkitchen into a new, more functionalkitchen, it is most satisfying seeing theirface and hearing how much their wholefamily enjoys this new element in theirhome,” Cao said. “We’re licensed contrac-tors, so we provide full service from instal-lation to painting.”
Golden Cabinets & Stone operates outof a new location to serve its customerswho have come to appreciate the compa-ny’s professional customer service, qualityproducts and “unbeatable” prices. With a3,000-square-foot showroom at its Kalihi-Palama store — located at 1299 KaumualiiSt. — Golden Cabinets & Stone offers amultitude of cabinetry in addition to 50varieties of granite and quartz counter-tops, 30 choices of sinks and high-qualityporcelain floor tile varieties — a perfect
combination when renovating a bathroomor kitchen. Other possibilities for utilizingcabinetry include modifying office areas, adding closets or sprucing up a garage orlanai with various storage elements.
Golden Cabinets & Stone offers sevenwood selections that are used in designingcabinetry. The cabinets are constructedfrom solid wood doors and plywoodboxes, and they provide customers withunsurpassed quality not available fromcompetitors that offer particle or press-board cabinetry. The company is continual-ly offering new cabinet styles along withcountertop selections, which are in stockto aid home or business owners withcompleting projects as fast as possible.
Luxurious Cherry is a popular woodselection when it comes to designing cab-inetry, and it offers consumers a fine-grainwood that features a smooth texture andsatiny feel. The wood closely resemblescoveted Koa wood in appearance, and isusually finished with a medium or darkstain to bring out the wood’s mahogany-red tones. Cherry is integral in defining the
Shaker, Mission and country-style cabinetsoffered at Golden Cabinets & Stone.Other styles of Cherry wood offered atGolden Cabinets & Stone include RoyalCherry — the company’s top-of-the-linewood option — as well as GoldenCherry, which features a lighter tone ofwood with the same strength as its darkeralternatives.
Golden Cabinets & Stone also offersmultiple elements of customization, includ-ing 30- and 40-inch wall cabinets as well asthe option of including glass panels as anadded artistic element. Special orders arewelcomed, and if customers provide themeasurements for their desired cabinetry,Golden Cabinets & Stone can create a 3-D computer rendering of what the fin-ished product will look like.
“We truly appreciate each and everyone of our clients who have given GoldenCabinets & Stone the opportunity to fulfilltheir cabinetry needs,” Cao said.
