ASPEN, Colo… Carrie Wells with Coldwell Banker Mason Morse Real Estate in Aspen sold The Residences building located in the heart of downtown Aspen on Dec. 17, 2014 for $16.25 million.

The Residences, featuring two separately deeded homes on a 6,000-square-foot lot, maintain the pres-tigious distinction of being the only purely residential property with no retail or office space in the City of Aspen proper.

“This property was an incredibly rare find in Aspen,” said Carrie Wells, Broker Associate at Coldwell Banker Mason Morse Real Estate.

Wells can attest to increased buyer interest in core properties, as she has recently sold several penthouses and currently represents many other premier real estate listings in downtown Aspen.

Austin Lawrence Partners, a respected firm known for successfully preserving and redeveloping several high profile projects in Aspen over the past 20 years, was approached by the Walton Family estate in 2010 to bring the property back to its original charm. Because of their experience and reputation within Aspen and its commissions, the firm was chosen to manage the understandably complex challenges historic preserva-tions often present.

With restoration and redevelopment completed in Feb-ruary 2014, the two Residences now total 6,850 square feet of exquisite living space – and the location remains as it did 100 years ago, on the corner of Spring and Hopkins in the heart of downtown Aspen. Keeping the historical significance of the Residences intact, the cow shed is preserved forever as a wing on the new 5,000 square foot addition, offering a cherished nod to As-pen’s mining past, and a contemporary compliment to the original cottage, a beautifully restored 1,850 square foot Victorian cabin.

The Sellers, Austin Lawrence Partners are currently de-veloping the adjacent lot to the west of the Residences. The historic barn and Victorian home are already under contract. The Penthouse on Hopkins Avenue is sched-uled to be finished this spring.

THE CONTEMPORARY RESIDENCE, MAIN HOMEThe striking contemporary design of the 5,000-square-foot main Residence captures the eye first as it rises from its corner lot in downtown Aspen. The delicate balance of regal Aspen Mountain just blocks behind the property juxtaposed with the shimmering nightlights of town in front is unmatched anywhere in the Roaring Fork Valley.

Step inside the glass elevator in the grand entry and ascend into your impeccably designed four-bedroom home. Here, visitors are greeted by wide-plank oak floors connecting with expansive, floor-to-ceiling corner windows in the open living area. An open-kitchen design featuring beautiful stone slab countertops is complimented by an eat-in island, or when entertaining – the adjacent dining area and separate den are large enough to accommodate any gathering.

Extend entertaining friends and family to the rooftop deck or in an intimate courtyard setting featuring an exceptionally designed walkway connecting the main residence to the historic Victorian cabin guesthouse. With a world class media room, elaborate wine storage, plus efficient radiant heat, central air conditioning and advanced humidification systems.

THE RESTORED VICTORIAN CABIN, GUEST HOMEThe meticulously restored miner’s cabin located behind the main house is a charming, turn of the century home which successfully balances modern amenities with the remarkable craftsmanship of the past. Featuring 1,850 square feet of living space, gorgeous wood floors and a fresh pallet of wall space for art and decoration, this home is the perfect Aspen experience for guests or simply a personal getaway into a small part of Aspen’s rich history.

HISTORY OF THE RESIDENCESOriginal owner, Julius Berg was the first confectioner in Aspen. His daughter, Louise, was the first girl born in town and many think the family cow was one of the first to make the trek over Independence Pass, enjoying her years in the custom built shed still a part of the property. Constructed in 1885 during the mining boom, the Berg family remained in the residence until Louise passed away in 1971. The second homeowner, Adam Walton, lived at the property until his passing in 2009.

“This property went under contract and closed in nine days. Interest and activity remain high for

unique downtown properties.” - Carrie Wells
