Since the New Year, there has been a noticeable increase in activity in North Yorkshire. Over the first six months of 2012, the number of buyers registering with us increased by 23%, and 55% more sales were agreed than over the same period last year. The lower and middle section of the market (up to £700,000) has been the star performer, and there are signs that the top of the market will pick up over the summer. In terms of buyers, although local buyers form the majority of the market (55%), buyers from the south and from abroad are often the stronger bidders for property in Yorkshire.

To demonstrate the increase in the numbers of buyers, a pretty cottage between York and Harrogate attracted 18 viewings in eight days and sold above the guide price with contracts exchanging just two weeks later. Another property in Harrogate attracted 35 viewings in a two-hour open house event and sold above the guide price.

We expect prices to remain firm for the autumn selling season and, assuming interest

rates remain at their all-time low, buyer

confidence is likely to increase, which will translate into secure property prices in the north of England.
