MBI'S "ENCORE" FOR ARlSTElA CAPITAL

MBI Group completed the first proj- ect for Aristeia Capital LLC in August 2000. The project consisted of a com- plete renovation of the firm's 7,000 SF corporate offices located at 383 Fifth Avenue. The design called for a custom-built aluminum and glass Carvart Architectural Wall System with Rudy Art Glass decorative translucent glass, as pictured below.

MBI Group is completing an "encore" project for Aristeia Capital by renovating half of the 6th floor and reconfiguring parts of the 5th floor. Both projects were designed by Mark Gould Architects.

Specialty finishes for this second project included glass and aluminum framed partitions with multi-colored glass accents. The original oak floor was patched using new planks that blended tb match the existing materi- al, then the entire floor was stripped and refinished.

Other project highlights included a new oak staircase connecting the two floors, a 16 x 18 foot skylight offering a unique view of the Empire State Building and a new full-service

kitchen with stainless steel appli- ances. Light box coffered ceilings and a new split-system air condition- ing unit were installed as well as new electrical service from the basement to the roof.

MBI and the engineers determined that the installation of the sewage pits and some footings were compromised by higher than expected ground water lev- els and unsuitable soil conditions. To correct the problem, a trench box and dewatering system were installed to properly and safely install the sewage pits. All of the unsuitable soils were excavated below the footing lines and backfilled with structural stone to

The remaining portion of work on the critical path for this project will involve installation of the exterior shell, roofing, electrical and mechani- cal systems, construction of the pool area, the pool equipment (including obtaining the sign-offs for the pool) construction of the interiors, comple- tion of sitework and obtaining all sign-offs for the Certificate of Occupancy. The projected comple- tion date is on schedule for mid- January 2003.

sive menu of services, including budgeting, consulting and pre-project planning.

One architect who utilized these services to win new business is Alex Harrow, Project Manager, of Freyer Collaborative Architects. While Alex was working on a presentation for ION Trading Systems he suggested that MBI review the drawings. Consequently, MBI developed a pre-project budget for Freyer Collaborative to submit as part of their presentation to ION Trading Systems.

MBI worked closely with Freyer Collaborative during the estimating phase of the project, reducing the original budget by over $100,000 by implementing a series of value-engineering strategies.

In another instance, MBI provided Paul J. Gallo, Giannasca Gallo Architects, with a preliminary budget for the Trey Whitfield School project that was in the initial design stage. Based upon those conceptual documents, MBI prepared a preliminary budget, which the architec- tural firm used in its presentation to the School's Board of Directors.

According to Paul Gallo, "Following a brief site visit, MBI was able to take preliminary drawings to determine a preliminary budget for a fast-track project. They met with us, got the information they needed and produced a professionally presented document that was well- received by the client."
