Enjoy Life with a Canalside View
Southall Village is an exciting new neighbourhood in the heart of Southall, West London. Close to Hanwell and Ealing the development combines modern, well-conceived housing with redesigned open spaces and shops.

Canalside Living

The main canal features many places of historical importance including the nearby Hanwell Flight of Locks, built in 1794, and Brunel’s Three Bridges. Maypole Dock, a secluded leafy ribbon of the canal on the eastern side of the site is the location of Southall Village’s dockside homes. Overlooked by the Quaker Oats Factory, this branch of the canal was originally built in 1912 to facilitate deliveries to a margarine factory, the largest in Europe at that time. These days the Dock offers a secluded, tranquil area.

The Masterplan
Phase 1b of Southall Village will provide 33 apartments for private sale and five apartments for shared ownership, all with views overlooking the canalside. Living accommodation will comprise one, two and three bedroom apartments.
The masterplan envisions a village-style design with a series of vibrant ‘micro neighbourhoods’, characterised by their different housing types and styles, with the park, shops and canal forming the heart of the development.
Southall Village is a long-term scheme that will continue to develop and evolve as future phases are built.

Crossrail, or the now named ‘Elizabeth Line’, is a new 118-kilometre railway line and is one of Europe’s largest railway and infrastructure construction projects, which will create a new east-west route across Greater London.

Southall Village boasts a great location in Southall offering the best of both worlds: a quiet waterside location but with excellent transport links to central London and beyond.
With Heathrow Airport, a railway station and, in 2019/2020, Crossrail nearby, Southall’s status as a gateway to a multitude of destinations is assured.
Bicycle
Southall is a great place to get about on two wheels. Quiet residential streets, parks and canal towpaths all offer a safe way to get to many destinations.
Walking
Just a short walk away is Southall Park and a little further, Osterley Park and House. Nearby Grand Union Canal features its prized Hanwell Flight of Locks and the Brunel designed, Three Bridges. The Broadway is nearby for a great shopping experience.
Rail
Southall Station is located at South Road and falls within zone 4. Trains call at London Paddington and, in the other direction, Heathrow Airport as well as Reading, Newbury and Oxford.
Canal
Enjoy a day cruising the Grand Union Canal, with its community of live-aboard boaters and leisure boaters, on a hired narrowboat stopping for lunch at The Fox pub at the Hanwell Flight of Locks. For an extended trip climb the 50 locks to the Chiltern Hills.
London Underground
Osterley Station on the Piccadilly line is the closest underground station. Ealing Broadway is one stop away by train providing access to the Central and District lines.
Bus
Southall is well served by buses in both directions. There are 10 bus routes and one night bus to destinations including: Hanwell, Ealing, Shepherds Bush, Heathrow Airport, Hayes, Northolt, Brentford and Uxbridge. The E5 bus route is the closest to Southall Village operating a service to Greenford and Perivale.
Crossrail
Crossrail (the Elizabeth Line) is the new high-frequency, high-capacity railway for London and the South East, which will begin full service in 2019/2020.
Airport
Heathrow Airport, London’s busiest airport, is close by offering flights to hundreds of national and international destinations from its five terminals. It is the primary hub for British Airways and is Virgin Atlantic’s main operating base.
Car
Southall is close to several arterial routes including the M4, A40 and the North Circular, providing quick access to central London and also a swift exit from the city altogether. Heathrow Airport is only a 10-minute drive from Southall.

The Development
Southall Village provides attractive, flexible and well-designed homes for a variety of housing needs from first-time buyers to families. As well as new apartments and houses, 30 existing homes will be retained and incorporated into the overall masterplan. New roads improve connectivity and create a direct link from the park to the canal.
Enhanced green spaces are a key feature of the development. In addition to the new park there are private courtyards and ‘home zones’ offering semi-communal space for play, recycling and cycle storage.

It is partly Southall’s enviable location that has, over time, shaped its history. With the Grand Union Canal nearby and excellent transport connections to London and other parts of the country, Southall became a key place for industry with many businesses choosing to build factories here.
In the 1830s, the Brunel-designed Great Western Railway helped fuel this commercial growth. Of the many factories built during this time, one of the most well-known was the Martin Brothers’ ceramic factory. Built in 1877, the brothers produced their distinctive stoneware pottery up until 1923. Their Martinware ceramics are now highly collectable. A large margarine works followed in 1894, later owned by the Maypole Dairy, at its peak it was the largest producer of margarine in the world. The Quaker Oats Company set up a factory in 1936, which is still in operation today albeit under different ownership, and known locally as the Sugar Puff Factory on account of the well-loved cereal produced here.
It is also Southall’s location that attracted the first South Asians to settle here in the 1950s. With expanding employment opportunities in the local factories and also at nearby Heathrow Airport Southall was an appealing place to live. Over the years, as more Asians chose to make Southall their home, the area’s distinctive multicultural character, for which it is renowned, began to develop.
Southall is famously the backdrop for the well-known film Bend it Like Beckham, which launched actress, Keira Knightley’s career. It was also home to Southall Studios, one of the earliest British film studios. Opened in 1924 it produced dozens of feature films up until its closure in 1958.

Osterley Park and House
Nearby Osterley House is a stately Georgian mansion surrounded by formal gardens, parks and farmland. It is one of the last surviving country estates in London. Now managed by the National Trust, the house is open to visit and there is a café, farm shop and gift shop based in the old stable yard. A broad range of seasonal events are also held each year.
