GENERAL NOTES
1. THESE GENERAL NOTES SHALL APPLY TO ALL DRAWINGS IN THIS SET AND SHALL EXTEND TO
ANY CHANGES, EXTRAS, OR ADDITIONS AGREED TO DURING THE COURSE OF THE WORK.
2. THE TERM GENERAL CONTRACTOR (GC) REFERS TO THE ENTITY CONTRACTED BY THE
OWNER'S REPRESENTATIVE TO INSTITUTE, COORDINATE AND COMPLETE THE DEMOLITION
AND CONSTRUCTION DESCRIBED HEREIN.
3. THE OWNER'S REPRESENTATIVE REFERS TO THE AGENT OF THE OWNER RESPONSIBLE FOR
THE IMPLEMENTATION AND FACILITY MANAGEMENT OF THIS PROJECT.
4. SUB-TRADES SHALL BE BOUND BY:
4.1. THE SAME TERM AS THE CONSTRUCTION AGREEMENT BETWEEN OWNER AND THE GC.
THE GC SHALL MAKE COPY OF AGREEMENT AVAILABLE TO SUBTRADES DURING
BIDDING.
4.2. THESE GENERAL NOTES EXCEPT WHERE SPECIFIC REFERENCE IS MADE TO THE
GENERAL CONTRACTOR (GC)
5. OCCUPATIONAL HEALTH AND SAFETY ACT:
THE GC SHALL BE RESPONSIBLE FOR ENSURING ALL WORK ON SITE IS CARRIED OUT IN
STRICT COMPLIANCE WITH THE PROVINCE OF ONTARIO OCCUPATIONAL HEALTH AND SAFETY
ACT (OHSA) AND SHALL ACT IN THE CAPACITY OF CONSTRUCTOR AS DEFINED IN THE OHSA.
6. AUTHORITIES HAVING JURISDICTION:
6.1. WORK IS TO BE PERFORMED IN ACCORDANCE WITH RULES AND REGULATIONS OF
AUTHORITIES HAVING JURISDICTION AND SHALL CONFORM TO ALL MUNICIPAL AND
PROVINCIAL CONSTRUCTION, SAFETY, SANITARY LAWS, CODES, STATUTES AND
ORDINANCES, WHETHER OR NOT SPECIFIED ON THE DRAWINGS.
6.2. WORK SHALL CONFORM TO THE CONTRACT DOCUMENTS WHICH INCLUDE THE
OWNER/CONTRACTOR AGREEMENT, THE GENERAL CONDITIONS, THE DRAWINGS, AND
ALL ADDENDA AND MODIFICATIONS ISSUED BY THE ARCHITECT.
7. TEMPORARY UTILITIES:
7.1. PROVIDE ANY TEMPORARY UTILITIES OR SERVICES REQUIRED DURING THE COURSE OF
THE WORK.
7.2. FURNISH ALL TEMPORARY LIGHT AND POWER COMPLETE WITH ALL WIRING, LAMPS AND
SIMILAR EQUIPMENT, AS REQUIRED FOR THE COMPLETION OF THE WORK. REMOVE ALL
SUCH WORK UPON COMPLETION.
7.3. PERFORM CUTTING, PATCHING AND FITTING WORK THAT MAY BE REQUIRED TO MAKE
ALL PARTS COME TOGETHER PROPERLY, AND FIT TO RECEIVE OR BE RECEIVED BY
WORK OF OTHER CONTRACTORS.
8. BID SUBMISSION:
8.1. THE GENERAL CONTRACTOR AND SUB-TRADES SHALL, BEFORE SUBMITTING HIS BID,
REVIEW ALL PLANS AND SPECIFICATIONS AND VERIFY ALL GOVERNING DIMENSIONS AT
THE BUILDING. HE SHALL EXAMINE ALL ADJOINING WORK OR AREAS UPON WHICH THE
PERFORMANCE OF HIS WORK IS IN ANY WAY DEPENDENT. ANY VARIATIONS OR
DISCREPANCIES SHALL BE REPORTED, WITH ALL DUE EXPEDIENCY, TO THE ARCHITECT.
8.2. THE SUBMISSION OF A PROPOSAL SHALL BE CONSTRUED AS EVIDENCE THAT SUCH AN
EXAMINATION HAS BEEN MADE AND LATER CLAIMS FOR LABOUR, EQUIPMENT, OR
MATERIAL REQUIRED, OR FOR DIFFICULTIES ENCOUNTERED, WHICH COULD HAVE BEEN
FORESEEN HAD SUCH AN EXAMINATION BEEN MADE, WILL NOT BE RECOGNIZED.
8.3. THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR THE DISTRIBUTION OF
DRAWINGS TO ALL TRADES UNDER HIS JURISDICTION.
8.4. ANY INFORMATION THAT IS REQUIRED BY CONTRACTORS THAT IS NOT SHOWN ON THE
DRAWINGS OR CONTAINED IN OTHER CONTRACT DOCUMENTS SHALL BE REQUESTED
FROM THE ARCHITECT THROUGH THE GENERAL CONTRACTOR.
8.5. THE GENERAL CONTRACTOR SHALL PREPARE AND SUBMIT TO THE ARCHITECT A
CONSTRUCTION SCHEDULE UPON COMMENCEMENT OF WORK. INCLUDE FLOOR READY
DATE FOR THE INSTALLATION OF COMMUNICATIONS CABLES AND ANY OTHER
EQUIPMENT WIRING OR CABLING NOTED IN THE CONTRACT DOCUMENTS. DATES SHALL
BE INDICATED FOR SUBMISSION OF SHOP DRAWINGS ALLOWING A MINIMUM OF SEVEN
(7) WORKING DAYS FOR THE ARCHITECT TO REVIEW EACH SUBMISSION. THE SCHEDULE
SHALL INCLUDE ANTICIPATED SUBMISSION. THE SCHEDULE SHALL INCLUDE
ANTICIPATED DELIVERY DATES OF ALL MATERIALS OTHER THAN STANDARD AND
READILY AVAILABLE BUILDING MATERIALS.
8.6. THE GENERAL CONTRACTOR SHALL KEEP SUFFICIENT WORK STAFF ON THE JOB SITE
AT ALL TIMES TO PERFORM THE WORK TO MEET THE CONSTRUCTION SCHEDULE AND
IN THE MOST EXPEDITIOUS MANNER CONSISTENT WITH GOOD WORKMANSHIP, SOUND
BUSINESS PRACTICE AND THE BEST INTERESTS OF THE OWNER, BUILDING MANAGER
AND ARCHITECT.
8.7. SHOULD THE CONTRACTOR, BY HIS OWN DEFAULT, FAIL TO ADHERE TO THE
CONSTRUCTION SCHEDULE, HE SHALL, AT THE DISCRETION OF THE ARCHITECT,
PERFORM WORK IN PREMIUM TIME TO CONFORM WITH THE SCHEDULE AT NO
ADDITIONAL COST TO THE PROJECT. ANY EXPENSES AS MAY BE CAUSED BY SUCH
WORK SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR.
8.8. COMPLY WITH THE RULES & REGULATIONS OF THE BUILDING AS TO HOURS OF
AVAILABILITY OF ELEVATORS AND/OR LOADING DOCKS FOR THE PURPOSES OF
DELIVERY AND ALSO AS TO THE MANNER OF HANDLING MATERIAL, EQUIPMENT AND
DEBRIS TO AVOID CONFLICT AND INTERFERENCE WITH NORMAL BUILDING OPERATION.
BUILDING IMPOSED ELEVATOR CHARGES ARE THE RESPONSIBILITY OF THE
CONTRACTOR.
8.9. THIS SET OF DRAWINGS REPRESENT THE INTENT OF THE WORK. IT IS THE GENERAL
CONTRACTOR'S/SUBCONTRACTOR'S RESPONSIBILITY TO CONDUCT A THOROUGH SITE
REVIEW DURING THE BIDDING STAGE TO ENSURE THAT ALL EXISTING CONDITIONS ARE
ACCOUNTED FOR. START OF WORK CONSTITUTES ACCEPTANCE OF CONDITIONS
WHERE EQUIPMENT, FIXTURES, RECEPTACLES ETC. ARE SHOWN IN GENERAL.
CONTRACTOR SHALL FURNISH AND INSTALL ALL CONNECTIONS, PIPES, PATHWAYS,
ACCESSORIES, ETC. TO COMPLETE THE INTENT OF THE WORK.
8.10. DRAWINGS IN THIS SET AND DESIGNS THEREON ARE THE PROPERTY OF THE
ARCHITECT AND CLIENT.
8.11. A REPRESENTATIVE OF THE GENERAL CONTRACTOR, AUTHORIZED TO DISCUSS THE
WORK SHALL BE ON THE JOB AT ALL TIMES THAT WORK IS IN PROGRESS.
11. PROTECTION:
EXERCISE CARE TO PROTECT BUILDING SYSTEMS AND FURNISHINGS FROM DAMAGE THAT
COULD OCCUR BECAUSE OF WORK UNDER THIS CONTRACT. CONTRACTORS SHALL PROVIDE
PROTECTION FOR EXISTING AREAS AND NEW WORK AREAS. ANY DAMAGES DUE TO THIS
WORK OR ACCIDENTS SHALL BE REPAIRED, REPLACED OR PATCHED AT THE DISCRETION OF
THE ARCHITECT. THE CONTRACTOR SHALL BEAR FINANCIAL RESPONSIBILITY FOR SUCH
DAMAGE & ANY WORK UNDERTAKEN TO CORRECT IT.
REFER TO FRONT END SPECIFICATIONS FOR DETAILS ON TEMPORARY CONSTRUCTION,
SCAFFOLD & HOARDING REQUIREMENTS.
12. CONSTRUCTION SCHEDULE:
12.1. UPON AWARD, PROVIDE DETAILED CONSTRUCTION SCHEDULE FOR CLIENT AND
CONSULTANT REVIEW AND APPROVAL. UPDATE CONSTRUCTION SCHEDULE ON A
WEEKLY BASIS. GC TO COORDINATE ALL SCHEDULE WITH CLIENT PRIOR TO CARRYING
OUT WORK.
13. CONSTRUCTION MEETING:
13.1. GC SHALL COORDINATE ALL CONSTRUCTION MEETINGS. PROVIDE TABLE AND CHAIRS
AS REQUIRED FOR MEETING.
14. CONSTRUCTION MEETING MINUTES:
14.1. GC WILL BE RESPONSIBLE FOR TAKING MINUTES AND RECORDING ALL CONSTRUCTION
MEETING MINUTES.
14.2. GC WILL CHAIR AND COORDINATE MEETING AND PROVIDE COPIES OF MINUTES AT ALL
MEETINGS. DISTRIBUTE MEETING MINUTES A MINIMUM 2 DAYS BEFORE EACH MEETING.
15. INVOICING PROCEDURES:
15.1. AS PART OF THE INVOICE SUBMITTAL PROCEDURE, PROVIDE DETAILED BREAKDOWNS
INCLUDING BUT NOT LIMITED TO THE FOLLOWING:
15.1.1. GENERAL CONDITIONS
15.1.2. BONDING
15.1.3. DEMOLITION
15.1.4. EQUIPMENT
15.1.5. SCAFFOLDING
15.1.6. ENGINEERING
15.1.7. SUPPLY OF GLAZING
15.1.8. INSTALLATION OF GLAZING
15.1.9. PROVIDE ANY ADDITIONAL BREAKDOWNS AS REQUIRED BY THE CONSULTANT.
16. CLOSE OUTS, WARRANTIES AND O&M MANUALS:
16.1. AT PROJECT COMPLETION, PROVIDE GC WARRANTY FOR 1 YEAR ON THE OVERALL
PROJECT, AND EXTENDED WARRANTY OF TEN YEARS ON SUPPLY AND INSTALLATION
OF ALL GLAZING AND ASSOCIATED COMPONENTS.
16.2. PROVIDE O & M MANUALS IN HARD COPY FORMAT AS PER SPECIFICATIONS.
16.3. PROVIDE SOFT COPY OF CLOSE-OUTS TO CONSULTANT.
17. AS-BUILTS:
17.1. AT PROJECT COMPLETION, GC SHALL PROVIDE MARKED UP SET OF RED LINE AS BUILTS
DENOTING ANY CHANGES DURING CONSTRUCTION AS THE FINAL SET OF RECORD
DOCUMENTS.
18. SHOP DRAWINGS/SUBMITTALS:
THE FOLLOWING SUBMITTALS SHALL BE PROVIDED AS PART OF THIS PROJECT WITHIN
THE FIRST WEEK OF PROJECT AWARD:
18.0.1.1. ENGINEERED GLAZING SHOP DRAWINGS
18.0.1.2. ENGINEERED SCAFFOLD SHOP DRAWINGS
18.0.1.3. ENGINEERING REVIEW OF PROPOSED CONSTRUCTION METHODOLOGY
18.0.1.4. GLAZING SAMPLE TO ILLUSTRATE INSULATED GLASS UNIT AND TEMPERED UNITS
AS SPECIFIED FOR REVIEW / SIGN OFF
18.0.1.5. STRUCTURAL SILICONE INFO
18.0.1.6. MULLION PROFILE AND FINISH INFO / SHOP DRAWINGS
18.0.1.7. HOARDING SHOP DRAWINGS
18.0.2. ENGINEERED SHOP DRAWINGS FOR WINDOWS SHALL BE STAMPED AND SEALED BY
AN ENGINEER LICENSED TO PRACTICE IN THE PROVINCE OF ONTARIO. WINDOW
SHOP DRAWINGS SHALL COMPLY WITH ALL OBC REQUIREMENTS. THE GC SHALL
SITE VERIFY ALL GLAZING SIZES PRIOR TO PRODUCTION OF SHOP DRAWINGS.
PRODUCE DRAWINGS BASED ON SITE VERIFIED FIELD DIMENSIONS. THE GC SHALL
SITE SURVEY THE ENTIRE RAINFOREST GLAZING STRUCTURE TO IDENTIFY ANY
ADDITIONAL GLAZING/FRAMING DAMAGE.
18.0.3. ENGINEERED SCAFFOLD SHOP DRAWINGS SHALL BE STAMPED AND SEALED BY AN
ENGINEER LICENSED TO PRACTICE IN THE PROVINCE OF ONTARIO. SHOP DRAWINGS
SHALL COMPLY WITH ALL LOCAL HEALTH AND SAFETY REQUIREMENTS. SAMPLES,
MANUFACTURER'S LITERATURE AND MATERIALS LISTS SHALL BE SUBMITTED IN
TRIPLICATE (3), PROPERLY LABELLED AND IDENTIFIED.
18.0.4. THE GC SHALL REVIEW ALL PROPOSED CONSTRUCTION METHODS AND ROOF
LOADING WITH THEIR ENGINEER AND ACQUIRE APPROVAL FROM THE ENTIRE THAT
PROPOSED CONSTRUCTION METHODS WILL NOT IMPACT THE EXISTING BUILDING
STRUCTURE / INTEGRITY.
18.0.5. SAMPLES MUST BE SUBMITTED BY THE CONTRACTOR ONLY.
18.0.6. SAMPLES WHICH HAVE BEEN REJECTED MUST BE RESUBMITTED AS SOON AS
POSSIBLE AFTER NOTIFICATION OF THE REJECTION AND SHALL BE MARKED
'RESUBMITTED SAMPLE' IN ADDITION TO THE OTHER INFORMATION REQUIRED ON
THE LABEL.
18.0.7. THE CONTRACTOR SHALL SUBMIT TO THE ARCHITECT FOR APPROVAL MATERIALS
INDICATED IN THE SPECIFICATIONS.
18.1. THE CONTRACTOR WILL BE HELD RESPONSIBLE FOR ANY DELAY IN THE PROGRESS OF
THE WORK WHICH MAY BE DUE TO HIS FAILURE TO SEQUENCE THE SUBMITTAL AND
ORDERING PROCESS. THE TIME FOR THE COMPLETION OF HIS CONTRACT WILL NOT BE
EXTENDED ON ACCOUNT OF HIS FAILURE TO SUBMIT SAMPLES AND SHOP DRAWINGS
PROMPTLY IN STRICT ACCORDANCE HEREWITH.
18.2. ALL MATERIALS SHALL BE NEW, UNUSED AND OF THE HIGHEST QUALITY IN EVERY
RESPECT UNLESS OTHERWISE NOTED. MANUFACTURED MATERIALS AND EQUIPMENT
SHALL BE INSTALLED AS PER MANUFACTURER'S RECOMMENDATIONS AND
INSTRUCTIONS, UNLESS OTHERWISE NOTED.
18.3. ALL BUILDING MATERIALS STORED ON SITE ARE TO REMAIN IN THE MANUFACTURER'S
SEALED CONTAINERS OR PACKAGING SYSTEM UNTIL USE. FOLLOW MFGR'S
INSTRUCTIONS FOR HANDLING, STORING, UNPACKING, PROTECTING AND INSTALLING.
STORE MATERIALS IN LOCATION PER DIRECTION OF OWNER'S REP. GC SHALL TAKE
CARE NOT OF OVERLOAD THE EXISTING BUILDING STRUCTURE - SHALL REQUEST
APPROVAL VIA THE OWNER'S AGENT FOR STORAGE OF MATERIALS AND LOCATIONS.
18.4. THE GENERAL CONTRACTOR SHALL SUPPLY TO THE ARCHITECT, PRIOR TO
COMMENCING WORK, A LIST OF ALL SUB-CONTRACTORS. SAID LIST SHALL INCLUDE THE
NAME OF THE PRINCIPAL CONTACT, AND THE ADDRESS AND PHONE NUMBER OF EACH
SUB-CONTRACTOR.
18.5. PROVIDE ALL LABOUR AND MATERIALS NECESSARY TO EXECUTE ALL THE WORK AS
SHOWN IN THE CONTRACT DOCUMENTS WITH THE EXCEPTION OF THOSE ITEMS NOTED
AS SEPARATE CONTRACTS OR 'N.I.C.'. HE SHALL BE RESPONSIBLE FOR COORDINATING
HIS WORK WITH THAT OF ALL OTHER TRADES INCLUDING THOSE OPERATING UNDER
SEPARATE COVER WITH THE LANDLORD, OWNER, TENANT, BUILDING MANAGEMENT OR
ARCHITECT.
18.6. SHOULD THE DRAWINGS DISAGREE IN THEMSELVES OR WITH THE SPECIFICATIONS OR
SHOULD THE SPECIFICATIONS DISAGREE IN THEMSELVES, THE BETTER QUALITY OR
GREATER QUANTITY OF WORK OR MATERIALS SHALL BE ESTIMATED UPON, AND THE
ARCHITECT NOTIFIED BEFORE PROCEEDING. THE GENERAL CHARACTER OF THE DETAIL
WORK IS SHOWN ON THE DRAWINGS BUT MINOR MODIFICATIONS MAY BE MADE BY THE
ARCHITECT.
19. SUBSTITUTES OR APPROVED ALTERNATES:
19.1. THE GC MAY SUBMIT SUBSTITUTES OR ALTERNATES FOR THE CONSULTANT'S
CONSIDERATION ONLY DURING THE BIDDING PERIOD.
19.2. TO REQUEST A SUBSTITUTE PRODUCT OR APPROVED ALTERNATE, THE GC SHALL
SUBMIT THE FOLLOWING INFO ONE WEEK PRIOR TO BID CLOSING FOR CONSULTANT
REVIEW: ALL PRODUCT CUT SHEET INFO AND SPECIFICATIONS DEMONSTRATING

21. CLEANING:
21.1. AT THE END OF EVERY WORK SHIFT, THE GC SHALL RETURN THE GLAZING AREA BACK
TO NORMAL AND TEMPORARILY SEAL ANY OPENINGS IN THE GLAZING WITH SECURED
PLYWOOD.
21.2. KEEP THE PREMISES FREE OF ACCUMULATION OF WASTE MATERIALS OR RUBBISH
CAUSED BY HIS OPERATIONS. THE CONTRACTOR SHALL CONFINE HIS OPERATIONS FOR
REMOVAL TO SUCH METHODS AS MAY BE AGREEABLE WITH THE LANDLORD. THE
PROJECT SHALL BE LEFT CLEAN AND CLEAR, TO THE SATISFACTION OF THE ARCHITECT
AND THE DISPOSITION OF ALL SALVAGED MATERIALS IS TO BE CLEARED WITH THE
ARCHITECT PRIOR TO REMOVAL. THE PREMISES IS TO BE SWEPT CLEAN DAILY OF
RELATED CONSTRUCTION DEBRIS.
21.3. GENERAL CONTRACTOR SHALL THOROUGHLY VACUUM CLEAN ALL AREAS AFTER THE
INSTALLATION IS COMPLETED, AND SHALL MAINTAIN THOSE CONDITIONS UP UNTIL THE
OWNER'S OCCUPANCY.
21.4. UPON FINAL COMPLETION OF CONSTRUCTION, GC IS TO CLEAN THE CONSTRUCTION
AREA BY MEANS OF A STANDARD HOUSEKEEPING COMPANY APPROVED BY THE
OWNER'S REPRESENTATIVE.
21.5. MAKE ALL FINAL CONNECTIONS AND OPERATE ANY EQUIPMENT TO THE EXTENT
NECESSARY TO DETERMINE IF THE CONNECTION IS PROPERLY MADE. COMPLY WITH
ALL APPLICABLE CODES AND STANDARDS. ANY SYSTEM FOUND TO BE FAULTY IS TO BE
PUT IN SATISFACTORY OPERATING CONDITION.
21.6. UPON COMPLETION OF THE WORK, THE CONTRACTOR SHALL NOTIFY THE ARCHITECT
WHO WILL COMPILE A 'PUNCH LIST' OF CORRECTIONS & UNSATISFACTORY AND/OR
INCOMPLETE WORK. FINAL PAYMENT WILL BE CONTINGENT ON THE COMPLETION OF
THESE ITEMS.
22. TERMS AND DEFINITIONS:
22.1. 'TYPICAL' OR 'TYP.' MEANS IDENTICAL FOR ALL SIMILAR CONDITIONS, UNLESS
