Phase 1 includes the expansion of the clubhouse social hall, removal of BBQ Pavilion, pool deck expansion (where BBQ Pavilion is currently located and the addition of approx 80 new parking spaces
Prep will begin during the week of July 27th (weather permitting)
Pool area will be fenced off with a black aluminum fence
A 6’ tall privacy fence will be installed behind the aluminum fence
Access to pool area will be limited to the main clubhouse or through the locker rooms
1 handicap parking space as well as a section of parking on the SW side of the parking lot will be blocked off and used for construction vehicles/access

Discussed the components of phase 2 & 3 of clubhouse expansion plan.
Requests from homeowners which will be considered:
Sails above new lap pool for added shade
Additional feedback from homeowners regarding the type of exercise machines purchased for the new fitness center
Discussed the history of the bistro, ways in which homeowner feedback has helped to shape/change the bistro over the years and ways in which we will involve the homeowners to continue to improve food and services.
Announced the grand opening of our newest community in Wesley Chapel called The Ridge at Wiregrass. Invited all Valencia Lakes homeowners to attend the grand opening event on July 25th and July 26th.
Discussed the privacy fence added to the berms in parcels EF (Crystal Waters), G (Sandy Brook) and along a portion of Hwy301 @ 19th Street. The privacy fence will look like the fence currently installed in parcels MM (Aurora Lake) and H (Amber Falls)
Discussed requests from homeowners to add roof maintenance program to single family HOA Budget. While the program can work and has been done in GL communities (after turnover), we are not considering the option at this time. Concrete roofs should be cleaned every 5 to 8 years.
