From the vineyards and citrus groves of the 19th century, emerges ,

the Arts Districts’ preeminent destination for shopping dining and gathering.

Located in the eastern section of the downtown core, along the western banks

of the Los Angeles River and easily accessed by three major arterial freeways,

the Los Angeles Arts District has evolved into one of the country’s most

talked about, imaginative and authentic, upscale urban neighborhoods.

Fewer than forty square blocks of historical brick, concrete and wood

beamed industrial warehouses and manufacturing plants, accented by

the colorful character of dynamic murals and compelling architecture

encompass this unique neighborhood.

The History of the Arts DistrictIn its first incarnation, the fertile area now known as the Arts District was developed into acres of vineyards and citrus orchards by Los Angeles’ pioneers of the 19th century.

By the early 1920’s, the growing demand for warehouses and shipping depots to manage the agricultural industry determined the architectural landscape for the area in the

next century. The manufacturing boom, coupled with the inception of transcontinental rail transportation, spurred economic growth and the development of Los Angeles as a

major West Coast logistics hub. During this time the master plan for the Arts District we know today was developed.

Many buildings from this era still

stand, contributing to the unique

fabric of the neighborhood today.

By the early 1970’s the forgotten

warehouses became an economic

refuge for an emerging group of

artists and pioneering spirits,

resulting in an important new term:

“Artist in Residence,” whereby the

City officially granted the right to

utilize former industrial buildings

as residences.

During this period, one of the legendary

music venues, Al’s Bar, which sat on

the ground floor of the American Hotel,

was home to the punk rock scene

from the late 1970’s to early 1990’s.

Performers such as The Red Hot Chili

Peppers, Nirvana, and Beck performed

at the legendary bar in the early stages

of their careers.

With its rich history and distinct

architecture, the Arts District continues

to evolve as one of the most desirable

urban destinations in the country,

boasting a “well-sculpted” culinary

culture and cutting edge retail. Its’ high

demand residential housing market is

increasingly fueled by an influx of art

and architecture businesses, and green

technology industries.

Today, the Arts District is a culturally

significant community, as well as a

vibrant, creative business district, and

enjoys an ever-emerging international

reputation for playing it cool. From

consumable to textile art and

’s design is inspired by the history of

the Arts District’s constant change over nearly

two centuries: evolving from vineyards to factories,

to artist enclave, neighborhood, dining destination

and urban oasis, as well as its’ reputation for

being L.A.’s creative escape. As envisioned,

will offer more than 130,000 square feet

of commercial space, constructed with sourced

used brick and steel, to give the buildings a quality

and aesthetic, both reverential to the relics of its

industrial past and a nod to its repurposed future.

A T M A T E O - T H E D E S I G N

The Design

’s 400+/- car parking structure will provide

a much needed amenity for the Arts District.

Three levels of parking are designed with an

artistic edge to be open and inviting and serve

as a premier amenity for the project and the

community. In addition to abundant natural night,

thoughtful details throughout will promote a sense

of security, and optimal vertical transportation

with direct access and points of entry to shops,

restaurants and paseos at street level.
