Westfield Expansion Announces New Tenants, Summer Opening

Construction has continued non-stop during the pandemic on Westfield’s $250 million addition to their Topanga Center.

Phase one of the project, which will include the 55,000 square-foot, 12-screen AMC Theatre, will open this summer.

The dining, entertainment and retail complex sits on the site of the old 160,000 square-foot Sears building, and will offer a triple-height entryway facing Victory Boulevard and linking Westfield Topanga and The Village, with improved pedestrian access between the two.

Two new tenants have recently been announced for the complex.

Arhaus offers handcrafted, sustainably-sourced furniture and home decor. They will occupy a 20,734 square-foot showroom.

Lucid Motors will display their luxury electric car, with its ultra-efficient two-minute charge time and 520-mile EPA range.

Tenants previously announced by the development team include French luxury retailer Hermès, AMC, and Pinstripes bowling and dining venue.

Also planned for the new addition are five as yet unannounced restaurants and a chef-driven food hall. Plans call for complementing Topanga’s existing restaurants and food court with cutting-edge sit-down restaurants, sleek lounges and cocktail bars. It is not clear if any

PASSINGS: Herbert Brooks, above, native son of Cleveland, Ohio, who adopted Los Angeles as his home of 75 years, passed away peacefully surrounded by his family Saturday morning, January 8, 2022, at age 102.

In 1942, he enlisted in the U.S. Army and served in North Africa, where he met and married his beloved wife, Rachel, of nearly 78 years. After the war, Mr. and Mrs. Brooks relocated to the West Coast, accompanied by Mr. Brooks’ parents, Joseph and Malvina. They settled in the San Fernando Valley area of Los Angeles to start a family.

Family meant everything to Brooks. While he earned a good living driving semi’s in the Southwest, he transferred to a local company delivering bread so that he could be at home nightly once his daughters were born. Shortly thereafter, his mother-in-law Marietta Gabbay from Egypt joined them. The Brooks’ home was always multi-generational and a hub of activity. Everyone was invited to stay, celebrate and eat while Brooks regaled them with stories.

His passions reached beyond his family and friendships to include sports, non-fiction reading, travelogues, swing music and show tunes, and all foods, especially hot dogs, ice cream and donuts. He enjoyed traveling

and visited many countries, often with a close group of friends. Brooks was most content at home with his family and their pets and crowed that he never lived farther than 35 minutes away from his children. Brooks remained active with family, friends and in the neighborhood until he was in his mid-90s. His next-door neighbors relied on him solely for their care and advocacy until their deaths. The Masonic Temple’s Menorah Lodge honored Brooks for 50 year of unwavering service.

In 2011, Brooks wrote a letter to his daughter Colette in which he eloquently summed up his lifelong optimism and good fortune. As evidence, he recalled how, in January 1945, while about to board a military plane, he was “bumped” by a superior and forced to wait 48 hours for another transport. After he arrived back to his new bride in Cairo, he learned that the original plane crashed, and all occupants perished. From that time on, he knew he was blessed with a “charmed” life.

Herbert Brooks is survived by his wife Rachel, three daughters Joyce Brooks Bogartz (Gary), Colette Brooks (Brett) and Jacqueline Brooks Bercsi (Stephen), two grandchildren Joseph Tynan and Alexandra Ferro. He was laid to rest at Mount Sinai Memorial Park in Los Angeles on January 10, 2022.

David Banes, right, the youngest member of the Board of Directors of the West Valley Warner Center Chamber, has been elected Vice President of Membership for the Filipino American Chamber of Commerce of Greater Los Angeles. Banes also serves as Membership, Social Media and Outreach Chair of the West Valley Warner Center Chamber, and is their delegate from the chamber to United Chambers of Commerce. He is also a member of the Hollywood Chamber. Banes works at Onyx Auto Collection as an auto broker.

Proud Member:

Rantz & Ravez from Dennis ZineWhile Mayor Eric Michael

Garcetti waits for confirmation by elected representatives in Washington, D.C., to the distinguished position of United States Ambassador to India, his record as Mayor and eight-year leader of the City of Los Angeles can be described by some as an embarrassment to his legacy as the 42nd Mayor of Los Angeles.

There were great expectations back on July 1, 2013, when Eric M. Garcetti was sworn in as the Mayor for the people and communities of the City of Los Angeles. From downtown to San Pedro to the Western and Eastern regions of the city and to the San Fernando Valley, a strong hope and promise that would bring all the city’s diverse groups together for a unified, productive, and safe City of the Angels for residents, business, and visitors to the once city of glamor, excitement, and opportunity for those that sought it. Unfortunately, it did not quite turn out that way as evidenced by multiple FBI City Hall corruption investigations involving various departments and key management executives along with elected City Council members. The subsequent arrests and convictions of a number of elected and appointed city officials is reflective of the wide-spread corruption that existed and still may exist at L.A. City Hall. Some of those arrested have waived a trial and admitted to serious federal felony criminal charges. Others are waiting for their trials to begin. City Hall Investigations are still continuing as we are now in early 2022.

With Garcetti’s departure from City Hall, there will be the bloodshed of 397 murdered crime victims in L.A. in 2021 and the shame cast upon his reputation as Mayor of Los Angeles. 2021 was the deadliest year since 2007 when there were 395 murders in the city.

In addition to the well-publicized and most embarrassing MULTIPLE City Hall corruption cases and murders of nearly 400 residents and L.A. visitors, there is the lasting comment Garcetti made regarding our dedicated and

honorable police officers. Police Officers were called “killers” by the Mayor. That comment caused and remains a wall of anger and betrayal between the Mayor and many members of the law enforcement community that risk their lives protecting others.

Mayor Garcetti’s “Vision Zero Plan” to eliminate traffic deaths on city streets by 2025 is a total and complete failure as more people continue to die in traffic incidents on L.A. Streets.

As of December 25, 2021, 289 people were killed in traffic collisions in Los Angeles. The total is an increase of 21% over 2020 and 19% over 2019 figures. 1,465 people were injured which is a 30% increase over 2020. Pedestrian injuries and deaths also increased. Final numbers from the Traffic Divisions will not be released until later this year.

Mayor Garcetti established the “Vision Zero Plan” in 2015 with the unrealistic goal of ELIMINATING traffic deaths in Los Angeles by 2025.

This is another example of promised made and not kept by the Mayor.

As a former Police Motorcycle Supervisor with extensive expertise in working and supervising police traffic divisions, it is obvious from the lack of traffic enforcement by field patrol units and the reduction of motorcycle officers on traffic patrol that fatal and injury collision numbers will continue to increase resulting with more people injured and killed on Los Angeles roadways.

The ranks of both uniform patrol officers and motorcycle officers have been reduced in recent years, along with the difficulty in recruiting police officers in general. The Defund and Re-imagine the police movement promoted by

the progressive left has been detrimental to public safety programs.

Additionally, the required documentation required when issuing a traffic citation has increased by various oversight agencies which requires additional time to complete additional reports. The bottom line is that fewer traffic citations are issued resulting in more careless and reckless drivers on Los Angeles roads.

It is hoped that the next Mayor can work with the LAPD to re-energize traffic enforcement along with other field operations and reduce the number of people being injured and killed on Los Angeles streets.

Above: The entrance to the Wasserman Campus. The names on the sign include industry titans such as: Fran & Ray Stark; Jodie Foster; Jack Skirball; Samuel Goldwyn, Jr.; Frances Goldwyn; Louis B. Mayer and John Ford. At right: MPTF CEO Bob Beitcher accepted the Jean Hersholt Humanitarian Award on behalf of the organization at the 93rd Annual Academy Awards in April 2021.

How many nonprofit organizations are there in the San Fernando Valley?

4,300.That’s right: 4,300!The largest dedicated to

making the lives of those who were employed in the motion picture and television industries better as they age is the Motion Picture & Television Fund, located off Mulholland Highway in Woodland Hills.

This year marks the 100th anniversary of the Fund, a century of entertainment people taking care of those in need in their own professional community. Actress Mary Pickford conceived what was to be named the Motion Picture Relief Fund in 1921; it was created to help colleagues in the entertainment industry who had fallen on hard times.

At its annual Oscar presentations on April 25, 2021, the Academy of Motion Picture Arts & Sciences presented its coveted Jean Hersholt Humanitarian Award to the Fund, marking the first time that honor had been bestowed on an organization. There is an appropriateness in the organization receiving the Award as it was Jean Hersholt, president of the Fund in 1940, who found 48 acres of walnut and orange groves at the far end of the San Fernando Valley for the Fund. The organization paid $850 an acre for the land…just over $40,000. Pickford and Hersholt broke the first ground, and the facility was dedicated on Sept. 27, 1942.

While many people may think of the MPTF as residential and hospital facilities for the industries’ elderly, it provides much more, including child care, social services, health insurance, mental health services, veterans’ services, palliative care, memory care, and more.

The organization itself is pretty good at maximizing its assets. According to its official pictorial history book, The Heart of Hollywood, “an added windfall was the sale of a 12-acre parcel of land for a shopping center adjacent to the Country House and Hospital. That land had been purchased for $19,000 in 1941. The selling price in 1964: $1,100,000.”

Over the years, the Samuel Goldwyn Foundation has been the Fund’s biggest funder. Contributions to the Fund come not in $100 and $500 donations, but more typically in $10,000 and $50,000 – and much more, including major levels of support from the best-known names in the industry.

According to the organization’s pictorial history book, “The chapel was donated by John Ford, who also donated real estate and other bequests which brought his total to more than a quarter-million…Donations of $50,000 came from Lew Wasserman, George Seaton, the Robert Wise Foundation, Elvis Presley, and the estate of Jean and Don Harvey…Gregory Peck gave $75,000 A hundred thousand was given by Bob Hope and another $100,000 by Jules and Doris Stein. Lori Bara willed $222,000 in the memory of Theda Bara.”

But if Hollywood notables make up a large portion of the organization’s donors, so does its list of those benefacted by it. Residents of its Wasserman Campus have ranged from the most well-known stars to the most anonymous of craft workers. A partial list of those who have died in residence begins with

Bud Abbott (1897-1974) and concludes with Clara Kimball Young (1890-1960)…So far.

Bob Beitcher, president and CEO of the MPTF, has been at the organization’s helm since 2010. He is not unaware of the challenges facing the industry – and the Fund – over the next decade: “Seventy-five thousand industry members will be retiring in the next 10 years; some will move out of state. People we serve may be different as the industry will be different.”

According to Beitcher, “We describe ourselves as a democratic community where people who have worked in every facet of the industry can be taken care of. “We know we’ll need to provide more services supporting industry members who want to age in place,” he says.

Another challenge he says is nurses leaving the industry; nurses, hospitality, and others serving the Fund’s beneficiaries

find it difficult to work in a COVID-19 environment.

Beitcher revealed that the Fund just sold off 20 acres to a developer who is creating a luxury senior community, which might open in 2024.

Some of the oldest buildings

on the campus date to 1941 and Beitcher sees the need to remodel much of the facility over the next decade.

Throughout its first century, those who have supported, or been supported by, the Motion Picture & Television Fund, comprise an unparalleled roster of “the industry.” Of the 4,300 nonprofits in the San Fernando Valley, there isn’t one that can boast the star power of supporters of the Motion Picture & Television Fund…or of its beneficiaries.

Martin Cooper, President of Cooper Communications, supervised public relations for the Academy of Motion Picture Arts & Sciences for 10 years; held executive positions with Disney and Universal Studios; and served as Chairman of the Board of the UCLA Film & Television Archive. He is a Fernando Award Honoree and Past Chairman of VICA. An award-winning author, he has written four books, two of them on the San Fernando Valley.

Scream is a Meta Masterpiecein the Art of Slaying

By Katie SterlingScream manages to hit the

trifecta of being a thriller that’s self-aware, self-deprecating and still successful in delivering the much-anticipated scares. It’s a fresh take on an old-school classic designed and delivered for avid fans to showcase that sure, while not all players will survive, the franchise will ultimately keep thriving.

Following in the same vein as other classics such as Halloween, the latest Scream reboots the franchise by not erasing what has come before, but rather building on the narrative. While there is no number attached to the film (it’s the fifth in the arc), Scream presents itself as a fresh iteration, built for a new generation but calling back to the staples that made the films so iconic. After all, to understand where the horror is taking you, you have to know its origin.

Sam’s (Melissa Barrera) little sister Tara (Jenna Ortega) has recently been the victim of a home invasion attack, calling her to return to her hometown of Woodsboro, a place she chose to flee from long ago. But the past, much like Ghostface, will always come calling. When she arrives with her boyfriend Kirsch (Jack Quid) the attacks escalate and Sam realizes that someone must know the secret she’s been harboring. But who? And why kick off a new killing spree?

Enter Gen Z. Focusing on a new crop of friends, but whose characteristics mirror the tropes of the original clique, viewers are introduced to the generation of the “requel.” As the token slasher expert of the group explains, the “requel” is a combination sequel and reboot. It’s moments like these that call on how smartly crafted Scream is, always aware of their tongue-in-cheek moments, using them to drive the narrative and showcase their cards. This is a movie that is hyper-aware it is on its fifth installment and uses much of its energy to remind viewers of that factor. It’s a franchise that’s infamous for laying out the “rules” of slashers

not only through the characters blatantly expressing them as the narrative plays out, but who also expertly follow down those paths. Will the newer generations never learn from the past?

In order to answer that question, Scream must incorporate the forever Final Girl, Sydney Prescott (Neve Campbell). All narrative stems from her and while the newest crops of kids may look upon her trauma as ancient history, Scream will always remind you that the past will never stay buried for long. Bringing Sydney back into the narrative, as well as original players Gale Weathers (Courtney Cox) and Dewey (David Arquette), Scream blends the classic and the contemporary in a way that makes viewers excited for the future arc

of the series while nostalgic of its origin. The climax of the film caters to this idea when the truth of the killings comes to light.

The culmination of the killings is sharp and satirical, playing on fan fury to fuel the series into its next iteration. While the fifth installment in a long-standing series can easily fall flat, or overdone, Scream manages to integrate new blood to successfully freshen the franchise. While it incorporates all the characteristics that make the series so loved, it’s also hard to imagine if the film would have landed so successfully without the integration of those beloved “heritage characters.” Like Tara, who boldly claims her love of elevated horror (a la Hereditary), it will be interesting to see how Scream continues its reign in a genre where a slashing may be looked upon as too simple. Yet, in the meantime, Scream is perhaps the most fun installment since the original 25 years ago. It’s a full circle meta-moment that serves to show if it ain’t broke…But how long will Ghostface slash their way onto the screens? That, like the message of the movie, will be entirely up to the fans.

But how long will Ghostface slash their way onto the screens? That, like the message of the movie, will be entirely up to the fans.

By Dr. Michael Hirt As arguably the most

contagious virus in human history, Omicron has achieved this moniker by expressing 32 mutations in the spike protein array the surrounds its viral core. These spike proteins target the cell surfaces of our respiratory system and these spike proteins are also the target themselves of our immune system which can then neutralize and remove the viruses.

Unfortunately, these 32 mutations have transformed

First, the Omicron spike protein mutations give the virus a much stronger electric charge which causes a ‘static cling’ effect, binding the virus more tightly to the lining of our nose and mouth like a drier sheet to a wool sweater. This makes the

A best-kept secret worth sharing!

By Dr. Beverly D’CunhaThis holiday season was the

perfect time to test your ears. Between the conversations

with friends and family, holiday singing and the midnight celebration, there were plenty of sounds to hear. What you don’t want to hear- commonly described as the experience of frequent or constant ringing, buzzing, humming, or similar noise in one or both ears- is tinnitus. More than 45 million Americans live with tinnitus daily.

Tinnitus is the result of damage to the fine hairs in the inner ear, the recurring sounds are caused by the ear’s attempt to make up for the loss of external sound input.

The treatment of tinnitus depends on whether it is the result of an underlying condition. If so, symptoms may be reduced by treating this condition. Examples may include build-up of earwax, blood vessel conditions, hearing loss, and certain medications.

While often not able to be cured, other treatments to help reduce the symptoms of tinnitus include counseling and medication.

Tinnitus by the Numbers14% of 60-69 year olds live

with chronic tinnitus.75% of 18-30 year-olds that

frequently attend concerts and clubs have tinnitus symptoms.

85% of tinnitus patients have also been diagnosed with hearing loss.

62% of tinnitus patients experience a “major depression” or “defined psychiatric disturbance.”

Tinnitus and COVID-19Tinnitus, along with other

hearing-related issues, has been reported as a common side-effect of COVID-19. An estimated

7.6% of people infected with COVID-19 experienced hearing loss and 14.8% suffered from tinnitus.

According to the American Tinnitus Association, the stress and depression from social isolation associated with COVID-19 may play a role in the population’s experience of tinnitus. Some also experience neurological symptoms that are the result of changes to the nervous system and musculoskeletal system. This may also be an underlying cause of tinnitus or ringing in the ears.

If you are experiencing what you believe is tinnitus, please call me to schedule a hearing assessment today! We will work together to identify the cause and appropriate treatment.

By Janey M. RifkinNow that booster shots

have been approved, we have learned more about the length of protection expected from every injection we receive to fight the COVID respiratory disease.

The booster shots that most of us are now eligible for have been updated to combat the variants of the virus as well. In addition to Delta and Omicron, currently creating havoc with increasing numbers of daily cases of the variants, additional variants may be in the offing.

But why don’t COVID vaccinations last longer than a few months?

Measles shots are good for a lifetime; chickenpox immunizations protect us for 10-20 years; tetanus injections last a decade or more. COVID boosters are administered as soon as six months after the original one or pair of earlier approved inoculations. Needless to say, numerous factors enter into how long a vaccine is effective. As Dr. Rustom Antia, a biologist at

Emory University said, “Not all vaccines are ideal.” Effectiveness depends on the location of the infection, how fast the resulting antibodies decay, and whether the virus or bacteria tend to mutate. The three tiers of defense include full protection against infection and transmission and protection against serious illness, thus avoiding hospitalization and even death.

Then there is the mutation to consider. Measles, mumps, rubella and chickenpox hardly mutate at all. Delta, Omicron, and at least eight other variants of SARS CoV-2, the virus that causes COVID-19 have been found. Corona viruses replicate in both upper and lower respiratory tracts. We have good circulation in our lungs and body, but not on the surfaces of our nostrils. Thus, the proper face mask is indubitably the most protective piece of equipment to wear and prevent possible exposure.

StretchLab Opens in Woodland Hills A new boutique wellness

studio has opened in the heart of Woodland Hills.

StretchLab represents a new concept in wellness, providing “assisted stretching” with highly trained “flexologists” that feels like a cross between a massage and a workout.

The goal of regular assisted stretching is to increase mobility and range of motion. Regular stretching decreases joint and muscle tension and pain while reducing recovery time and soreness. Additionally, it increases sports performance which is why you typically see professional athletes stretched by trainers before games.

“Our members end up feeling better in their bodies, particularly during this time of reduced movement and fewer workouts, assisted stretching can help reduce aches and pains. You’ll feel better right away but you really begin to feel great after a couple months,” says Kat Makinney, the owner of this lovely new boutique.

Makinney explains, “the beauty of StretchLab is our customized approach. Each person receives a personalized flexibility plan using a proprietary 3D body scanning machine called

MAPS. Each customer works with a highly trained flexologist to insure maximum benefit without injury. StretchLab uses PNF or “proprioceptive neuromuscular facilitation” that enables you to get a deep stretch without the pain!”

StretchLab is a franchise started in 2015 and now boasts

over 300 studios nationwide. Members rave about it. A sampling of reviews: Al P. says “I love this place. We all put stretching on the back burner. And we ideally realize way too late that we need to stretch. The one-on-one attention you get is personalized and customized. The place is immaculate. Clean as a whistle. I never thought of stretching as a workout but now I do. And I’m hooked. I strongly recommend anyone who wishes to improve their flexibility, athleticism and posture to pay a visit.” Elise C describes it this

way: “I have been struggling with really tight hips and a knee issue. I went to stretch lab and had the best experience. The staff was super friendly and the place was extremely clean. I worked with a flexologist whose goal was to have me leave the place feeling pain free. Well now I’m hooked

it was an amazing experience and I feel much better all around especially in my hips. I will be returning. Highly recommend checking this place out.”

The grand opening is scheduled for February 19, Makinney invites anyone interested to come in for an introductory 50 minute stretch at

50% off. “We want everyone to

experience this and see for themselves the difference it can make. For $49 you will be able to get that customized stretch in a clean, beautiful environment. Come on in while we still have discounted memberships before the grand opening!” StretchLab is located in the Ralph’s Center at Topanga and Ventura between FedEx and Jenny Craig. Give them a call at 818 835-7808 or email them at [email protected]. “You won’t regret it!” Kat promises!

New patients with cleaning

By Paul DavisIt’s time to shop for your

Medicare supplement plan. How do you do this, what do you need to know and how much time will it take? The answer is simple. You don’t have to do anything, we do it for you.

What are Medicare Supplement Plans?

Insurance that allows you to see any Medicare contracted provider in the U.S. without a referral. We regularly save people more than $1000 a year on their Medicare supplement plans. If you’re like many people, you may have signed up for a plan 10, 15 or even 20 years ago and have never bothered to shop for a better deal, or what I like to call “a reality check.”

How much money are you wasting on plans that don’t suit your needs?

If you’re lucky enough to have gotten on a Plan J or I, which has not been sold since 2010, you are on the most robust standardized Medicare supplement plan that ever existed. Plan J and I have an at-home recovery benefit that does not exist on current plans. We had hundreds of clients on this plan but not one that ever used this benefit. How much extra are you paying annually for this benefit, and is it worth it?

That’s where we come in. Here’s a brief explanation of the plans.

Since 2010, Plan F has replaced Plan J and I as the most robust plan available. It is still available to those who turned

65 before Jan. 1, 2020. But if your 65th birthday or Medicare eligibility is after that date, you are not eligible for this plan. There are no new young 65 years olds enrolling to dilute the pools. Consequently, we have seen significant price hikes on Plan F.

Plan G is the one we are moving our clients to. The only difference between Plans F and G is that with G you are responsible for the Part B deductible. That one-time deductible is $233 this year and will index up annually. If we save someone $100/mo. in their premium and they need to

absorb this deductible, they are ahead by almost $1000. Over the past few years, we have seen more companies emerge with Plan G offerings and offer competitive pricing on them.

All the plans mentioned use the EXACT SAME NETWORK of providers and pay the exact same benefits (other than the deductible and recovery benefit).

For a Los Angeles County reality price check, go to pdinsure.com/Medicare-supplement-price.

In California, we have a “birthday rule” which guarantees the right of existing Medicare supplement plan subscribers to change to any carrier’s similar or lesser Medicare supplement plan within 60 days of their birthday — with no health questions.

Now through February 28, both Blue Shield of California and AARP/UHC have open enrollments going. You can transfer to these carriers Medicare supplement plans from any present plan with NO HEALTH QUESTIONS.

By Sandy RosenholzIf you’re a senior, the

common chant you repeatedly hear from health care professionals and coaches is to keep moving. They understand that staying active is essential not only for your physical health but for your emotional and mental health.

Okay, so staying active is good for us, but what does it look like, and how can you best incorporate it into your life? Here are a few tips for low-impact, highly-effective activities to improve your overall health.

WalkingNever underestimate the

merits of walking for everything from improving stamina and bone health to keeping health crises (heart attack and diabetes) at bay, as well as lowering stress. If taking walks is outside of your typical daily activities, start with manageable distances and add a few minutes to your routine each time you walk. According to many health experts, walking at least three to four miles in an hour is a good goal to work toward. Make sure to wear walking shoes that fit well and are comfortable. If there are other health concerns, use a treadmill to get those steps in but keep moving.

YogaIn all its forms, yoga is

designed to bring a balance between mind and body. It is known to improve overall health and enhance flexibility. As with walking, yoga also can improve blood pressure levels and relieve joint pain. It also enhances respiratory health, balance, and circulation. And for those whose mobility is restrictive, chair yoga is a great option.

BowlingBowling has been called

an exercise that’s good for everyone, from children through seniors. It is a valuable way to have fun, socialize, use your problem-solving skills, and get your cardio, all at the same time. Did you know that playing three games is equivalent to walking a half-mile (it burns from 170 to 300 calories per game)? It’s true, according to the Mayo Clinic.

If you’re new to the game, here are a few tips: bowling balls should be no more than 10% of your weight; learn how to hold and release the ball, so you don’t strain anything; and find out what exercises or stretches may improve your mobility.

BicyclingIf you love being outdoors

and still want to get the benefit of sustaining your balance, increasing your cardiovascular health, and much more, bicycling either on a regular or stationary bike is the way to go.

If you have back issues, seats with a support such as those found on a recumbent bike may

be your best bet.It helps to have a workout

buddy. If there isn’t anyone you know who walks, practices yoga, bowls or bicycles, consult your closest senior or civic center, religious organization, or online resource (Meetup comes to mind) about activity clubs for seniors.

Whatever you choose to do, keeping active is essential for good health. The American Heart Association recommends at least 150 minutes of moderate-intensity aerobic activity each week. Depending on your needs and health concerns, speak with your doctor before taking on anything too strenuous.

Omicron variant more contagious, so that it takes only a few viruses to start an infection because the virus is better able to “cling” to our respiratory lining.

Second, our immune systems use a sort of ‘natural’ technology (much like facial recognition) to identify bugs

like viruses and bacteria. The ability of the immune system to recognize a COVID virus can be programmed either by a naturally acquired COVID infection or by the COVID vaccines. So, the next time a COVID virus tries to enter our bodies, this ‘viral’ recognition technology helps our immune system

rapidly identify COVID and neutralize the threat. Omicron’s multitude of mutations create an effective disguise that can fool the immune system’s ‘viral’ recognition programming. These mutations transform the physical appearance of the virus and allow it to side step both natural and vaccine-acquired immunity.

Why Omicron is Double Trouble(Continued from page 9)

Seniors - Moving is Good for You

Never underestimate the merits of walking for everything from improving stamina and bone health to keeping health crises (heart attack and diabetes) at bay.

Demand Experience - Expect ExcellenceBuying or Selling... We Make Your Dreams Come True!

By Art PfeffermanMany folks have been asking

how the commercial market is. I was at an event last month and Kathleen Sterling did just that. Sooo, the following will present some facts about the office, industrial, and retail market in Encino, Tarzana, Woodland Hills, Calabasas / Westlake Village markets. This will be a three-part series. I have abbreviated the narrative to allow room in this piece for facts and figures substantially excerpted from Costar, which is in my opinion the gold standard for commercial industrial real estate information, however, we do not guarantee its accuracy or completeness.

Calabasas/Westlake Village Office

Vacancy in the Calabasas/Westlake Village submarket has been on the rise for two years and is currently 16%. The submarket has seen very little in the way of new office inventory during the past decade, and no new space is under construction. Regarding office investment activity, recent sales levels have been solid. The submarket saw the largest office transaction in the submarket’s history with the sale of The Park Calabasas for $79 million ($355/SF) in April 2021. Office assets in the area usually provide investors higher yields and lower pricing per SF than many other office locations in the L.A. metro. The submarket comprises 7.3 million SF of office space in one of the more affluent areas of the metro.

SalesThe Calabasas/Westlake

Village submarket has witnessed

Commercial Real Estate Two Years Into COVID$192 million worth of office sales during the past 12 months, which is robust in comparison to typical sales levels for the area. The past 10 years have averaged $127 million worth of office sales annually. The submarket’s average modeled price per SF, $300, and average modeled cap rate, 6.3%, represent a discount to average office pricing in the L.A. metro.

Tarzana OfficeThe Tarzana submarket in Los

Angeles is a midsized submarket that contains around 1.9 million SF of office space. The vacancy rate has risen somewhat over the past 12 months, and at 9.6%, the rate was above the long-term average as of 2022Q1.

SalesOnly one office property has

sold in Tarzana over the past year, which isn’t much of a shift from

the norm in a submarket where only a couple of office buildings might trade each year. Annual sales volume has averaged $27.7 million over the past five years, and the 12-month high in investment volume hit $61.2 million over that stretch. In the past 12 months specifically, $13 million worth of assets sold. Market pricing, which is derived from the price movement of every

office asset in the submarket, sat at $379/SF during the first quarter of 2022. That figure is up from this time last year, and the price itself is below the average for the region. The market cap rate has contracted over the past year to 5.8%, but it’s still higher than the region’s average yield. The present rate in the submarket matches the five-year average.

Woodland Hills/Warner Ctr Office

Since a recent low in late 2018, vacancies in the Woodland Hills/Warner Center submarket have risen. Rents decreased during 20Q2 for the first time in eight years, and declines persisted through 21Q2. The submarket has seen no new office space added in over a decade. The area, in contrast, has seen significant multifamily construction in recent years. Looking at office sales, transaction activity has been modest for over two years.

The L.A. City Planning Commission adopted the Warner Center 2035 Specific Plan, which aims to radically alter the area into a “transit-oriented district,” with plans for the development of 19,000 housing units and 14 million SF of commercial space.

SalesSales activity in the Woodland

Hills/Warner Center submarket during the past 12 months, $38.8 million, was below historical averages. With an average modeled price per SF of $340 and an average modeled cap rate of 6.2%, the Woodland Hills/Warner Center submarket offers a discount compared to the Greater L.A. office market.

By Raynald PelletierIt is now almost two years

since the initial Covid lockdown was established in the U.S. creating drastic changes to how

we interact with each other in the workplace. Traditional office spaces are changing and I have been asked numerous times, “How can I reshape my space

that can be done. These could include touchless technology, medical grade filters and new HVAC, low flow plumbing fixtures, LED lighting, UV lighting to disinfect surfaces, acoustic upgrades, and more.

Next, furniture has a huge impact on the workplace experience and can define your space even more than its own walls. For example, consider the various configurations developed in school environments to help students with a particular instructional method. On one hand, you have the standard row and column layout for students to observe the teacher and white board. On the other, you can have a circular layout more suited for debate and discussion. Both layouts have their place but more importantly, the furniture is what provided the flexibility necessary for both functions. There is also the health aspect to upgrading your furniture. Consider an employee that is both an office worker and laborer. An ergonomic chair goes a long way to preventing slowdowns or injury and provides comfort and rest during the office tasks. For employees that spend most of their time in the office, consider providing standing desks to include more movement into their daily lives.

Finally, you should truly

REAL ESTATE Reshape Your Space for 2022for 2022?” Here I will share with you some of my answers.

The first and sometimes overlooked approach is focusing on general upkeep and maintenance of your space. Though this option is not as extravagant as a ground up building, it goes a long way to providing better building systems and user experience performance and does not have to cost a lot. In fact new paint that highlights with an accent color can completely transform a space. Other general maintenance suggestions include replacing filters, upgrading accessibility requirements, replacing light bulbs, and a deep clean of the interior and exterior.

The next aspect to consider when reshaping your space has to do with how technologically advanced you are. Although many businesses have upgraded their IT infrastructure to maintain workflow, there is still much more

consider whether you need your current space or should you upsize or downsize. Many of us have gone virtual and have allowed employees to have more options when it came to where they worked. Is your current space optimized for how your team works and if your employees do return to the office, is that going to work for them as well? In this case, do remember to provide more individual workspace to your employees in order to maintain the six-foot COVID guidelines.

There are many factors that go into determining if your space is optimized for the best workplace experience and if it is not, there are endless solutions that can be customized to your needs. Renew, reshape and refresh your 2022 by creating a healthy and happy workplace!
