History :

HISTORY

➢ Top five Indian IT services providers are Tata consultancy services, Infosys, Cognizent, Wipro and HCL

Technologies.

➢ In 1991 the Department of Electronics created a corporation called Soft ware Technology Parks of India

STPI it started setting up soft ware technology parks in India in different cities.

➢ They provided satellite links to be used by firms, the local link was a wireless radio link.

➢ In 1993 the government began to allow individual companies their own dedicated links, which allowed

work done in India to be transmitted abroad directly

➢ Indian forms soon convinced their American customers that a satellite link was as reliable as a team of

programmers working in the client’s office.

➢ International economic integration:

➢ Economic growth of over 6% annually was seen during 1993-2002.

➢ The new administration under Atal Bihari Vajapayee 1999 P.M of India placed Information Technology

among its five top priorities and they formed the Indian National Task Force on Information Technology

and Soft ware Development.

Information Technology In India :

➢ The Indian IT market currently focuses on providing low cost solution in the services business of global IT.

➢ The growth is not fast paced .

➢ Previously the research was on programmings like Java but now it is shifted to technologies like mobile

computing, cloud computing and software as a service. This is as per the demands of the clients.

LOCATION AND SITE DETAILS :

• The place is called Boorugupudi. The measurement of the site is 18 acres . It is amidst a vacant sites and

there are some more such sites in that vicinity. I propose an IT hub in that area.

• It is about 2.5kms to Rajahmundry airport. It is also connected to NH16. It is about 23 Kms to our mandal

headquarters Kakinada.

WHY I PROPOSE THIS

• It is a known fact that the telugu state of Andhra Pradesh is bifurcated into Telangana and Andhra

Pradesh. This place falls under Andhra Pradesh. Andhra Pradesh is under the process of structuring its

infrastructure. It is also in the process of designing its new capital. In this situation the Government of

Andhra Pradesh is encouraging fast growth oriented proposals. So the social situation is all set for such

venture.

• The location of the site which is very nearer to airport encourages good corporate companies to set up

their establishments here.It is also connected to two important cities Rajamahendravaram and Kakinada.

• There are about 15 to 20 engineering colleges which include prestigious institutes like JNTU Kakinada,

GIET Rajamahendravaram, Aditya group of colleges etc. from where qualified engineers are coming out

every year and such venture may be beneficial both for out coming graduates and companies as well.

Building Automation system

• Human tendency is always towards comfort and simplicity. Man always yearns for c0mfort ….more

comfort….and more comfort. This may be at his home or workplace. This is one of the main reasons for

the spread of technology. Science and technology always tries to satisfy this urge of man. This conceptOf

having full ability to have full control from the everyday devices that everybody has always on hand like

the smartphones and tablet to the control of equipments at home and work place. This led to the

development of Building automation system shortly abbreviated as BAS. It makes life enjoyable and

comfortable to have the power of controlling all the functionalities within th. A building automeir house

or business with the flick of just a few buttons.Building automation describes the advanced functionality

provided by the control system of a building A building automation system is an example of a distributed

control system. The control system is a computerized intelligent network of electronic devices designed to

monitor and control the mechanical, electronics, and lighting systems in a building.

IMPORTANCE OF BUILDING AUTOMATION SYSTEM TO MY PROJECT :

As I have taken up construction of IT park as my project I would like to justify that there is all the need for Building

automation system to my project.

Firstly let us consider the components of BAS

CONTROLLERS:

They again comprise of Programmable Logic controllers System or Networks controllers

1. Terminal Unit controllers

OCCUPANCY: Temperature Sensor

Lighting : Photocell

AIRHANDLERS

1. Indoor Air quality

2. Demand control ventilation

CENTRAL PLANT

Chilled water system

Condenser water system

Hotwater system

I.T PARK 34

ALARAMS AND SECURITY

Fire and smoke alarm system

Why BAS?

Keeps the building climate within a specified range

The advantage of building automation system is that it keeps the climate of the building within a specified range. It

maintains a balanced temperature within the building. As my project deals with IT hub it is very much essential

that the temperature balance should be maintained. It becomes all the more crucial because the area in which this

project is taken up is an area where the temperatures are high and variable.

Provides lighting based on an occupancy schedule

BAS moderates lighting based on the basis of occupancy. This feature becomes a great asset for control of

electrical bills and this will reduce the maintainance cost of the establishments. This becomes an added advantage

to my project once again.

Monitors system performance and device failures

BAS gives a steady supply of electricity and this helps a lot for the longevity of the systems. The performance of the

monitor systems will be enhanced and there are less chances for the failure of the devices. This goes without

saying that it will be highly appreciated for my project which deals with systems in its working process.

Provides malfunction alarms to building engineering and maintenance staff

Whenever there is a malflunctioning BAS provides information to the building engineering or maintainance staff

immediately either through email or text notification. This will help them to check the malfunctioning immediately

and put it on the right track. It goes without saying that it is very much essential to any project and more so in the

case of my project which deals with IT companies.

Reduces building energy and maintenance costs when compared to a non controlled building

Building Automation system with its control systems naturally reduces the maintenance costs and it also reduces

the building energy also. This can specifically be seen when we compare a building supported with Building

Automation systems with that of a building which is not supported by it. This reduction in maintenance is very

much recommended for any project and more so in the case of my project.

Building automation systems have the capacity and are being used for much more than just control. We can also

observe that wireless is expanding rapidly. A new technology where power and control commuinications on the

same wire are emerging.

The features of BAS are being driven by the Internet user expectations. Web services such as weather, technical

data base and data processors are becoming more common.

In the near future BAS are a part of the building IS network and many new players are entering into the marked. It

is a truth that wireless and power line control will dominate and they reduce installation costs.BAS will increasingly

I.T PARK 35

become more utilized to manage energy and resources in a building. Self commissioning and auto tuning systems

will become the order of the day.

ELECTIVE 2

CONSTRUCTION MANAGMENT: Construction Management is considered to be a very crucial wing of architectural Engineering as well as civil

engineering. It deals with that part of a project which requires great skill on the part of the person who deals with

it. Hence there is a great demand for capable construction Managers in this field.

Project management requires strategic planning, Resource utilization, Revenue growth and cost

reduction.

The main objective of every project is that it should be completed on time and should be well within the budget. It

should also exceed customer’s expectations in terms of quality and service. For these objectives to be achieved a

construction Manager should take pride in the quality of work and he should be willing to perform even the most

menial tasks to remove project obstacles and get the job done. He should be able to envisage how specific parts of

the project would be like and he should be able to flow and communicate those ideas to architects, designers and

upper Management always with positive results. He should also be an expertise in blue print assessment and

collaborate with architects throughout the course of a job to point out oversights that would unnecessarily

consume time and money. One should be skilled in building everlasting relationships with clients who frequently

request

Project advise. He should be less of commercial motive and should give advises in the interest of customer and this

is going to promote good will.

He should have excellent skills in guiding motivating training and mentoring other employees. He should take

command of a project and should be capable of guiding it to new performance levels.

The capability of a construction Management expert depends on his ability to analyze the needs and create unique

solutions designed to yield a profitable outcome. He should be able to impact bottom line profitability and employ

procedures to boost productivity and sales. He should also be able to maintain crucial external relationships.

Having a fairly good idea of the area in which the project is taken up also is very important for construction

Management. One should have good knowledge about the availability of materials in the local area.

Transportation details and also about the availability of local work force. A fairly good knowledge of these details is

going to reduce drainage of time and money.

Having good communication skills to tackle with the problems of the workers at site. He should be like a good

bridge between the workers and the Management. Management and the clients as well.

More than others though not a theoretical statement he should have good ethical values. He should be air in all

the deals whether it be in purchases or payments or fee received from the clients. A little away from commercial

thinking which is going to set up a good example. It is in fact going to create good will for the company which is

worth more than crores of rupees. Thus construction Management is very crucial and challenging task to take up.
