Asset Register - Used to create and store asset characteristics and corresponding information, such as parent, location, vendor, up/down status. Asset Hierarchy - Building an asset hierarchy serves the following functions: Ø Costs get "rolled up" the hierarchy to the asset

Preventative Maintenance – Programmed Work. Optimize as required based on work history, manufacturer recommendations and local knowledge. Asset Criticality
• How important is the asset? • What are the consequences if the asset does fail? • Redundancy? • Cost • Impacts to other processes?
• Asset Classifications - Allows you to group assets into organized categories. Allows standardization and use of characterizing attributes
Asset Management Components
Failure Analysis - is the process by which you examine asset or location failure history, reported over a significant period of time. Use failure reports to look for breakdown trends, average time between failures, and so on. By correlating this failure information with other data available to you, for instance, preventive maintenance schedules, you can develop ways to reduce or limit equipment failures in the future.
Asset Management Components
Job Plan - templates include a detailed description of work to be performed, and labor, material, service, and tool requirements. Job plans can be created for assets, items, and locations, and can be used in the Work Order Tracking applications.
Maximo supports RCM requirements through: • Failure codes and analysis • Condition monitoring • Downtime reporting • User defined KPIs • Asset Inspections – oil analysis, vibration analysis, meter readings
Reliability Centered Maintenance - often known as RCM, is a process to ensure that assets continue to do what their users require in their present operating context: • Oil Analysis • Vibration Analysis • Meter Readings

Condition Monitoring - tracks measured point data for an asset or location and using that data to predict when preventive maintenance needs to be performed. The type of data, for example, vibration, pressure, oil analysis or temperature, depends on the asset or location. A measurement point record defines the acceptable high and low limits for condition and optimal performance measurements for a point or place on an asset or location. You can generate preventive maintenance (PM) work orders for measurements outside of the acceptable limits.
