• A ‘flat roof’ is defined in UK Codes as a roof which

has a pitch of 10 degrees or less

• Flat roofs are characterised by having a continuous waterproof layer

• Roof plane can be simple or complex with multiple

interfaces such as roof-mounted plantSource: bre.co.uk

Building Regulations Approved Documents:

• Part L: Conservation of Fuel and Power

• Part B: Fire Safety

• Part K: Protection from Falling…

British Standards:

• BS 476 (fire test for roofing membranes)

• BS 5250 (control of condensation for roofs)

• BS 5268 (structural timber roofing deck)

REG ULATIONS AND STANDARDS

FLAT ROOFS A GUIDE TO L IQUID APPL IED ROOFING SYSTEMS

Part L: ‘Conservation of Fuel and Power’

• Current Approved Document Part L came into force

October 2010 (Amendment 2013)

• Measures to make buildings more energy efficient and

reduce CO2 emissions

• Relevant to roofs as need to be appropriately insulated

and sealed to meet thermal performance criteria

• Roof design needs to incorporate appropriate insulation

levels – options for warm / cold / inverted designs

REG ULATIONS AND STANDARDS

Part L1A and L1B

L1A/L2A New Build• No Set U-Value

• Whole Building Calc

• Guideline U-Value 0.13 W/m2K

• Approx. 175mm Insulation (Warm Roof)

L1B/L2B Existing Buildings• Refurbishment of existing roofs (if stripped) and extensions

• Target U-Value 0.18 W/m2K

• Approx. 120mm Insulation (Warm Roof)

• However, if the existing waterproofing is retained and over-coated this constitutes a “repair” and is therefore exempt

*Above is an indication only and is based on a typical warm roof design.

The above will vary depending on the exact construction and it is advised

that specific calculations are obtained for any particular project.

Part K: ‘Protection from Falling, Collision and Impact’

• Part K sets standards for the safety of stairways, access ways, ramps and

ladders, together with requirements for protection to prevent falling.

Also included are requirements for the guarding and warning of hazards

• Part K section on ‘falling’ particularly relevant in terms of potential

maintenance and roof access issues

• Requirement for dedicated roof access route and safety system guarding

/ handrail protection, minimum 1100mm high and / or fall protection

system

• Roof design needs to incorporate appropriate fixing details for

guarding support, fall protection and dedicated anti-slip maintenance

SP ECIF ICATION CH ECKLIST

Specifiers or Designers must:

1. Fully understand the characteristics and limitations of individual

options

2. Select the correct material appropriate to that location / situation

and particular building

3. Ensure that correct and appropriate standards of workmanship

are carried out

4. Ensure that planned inspection and maintenance takes place

FLAT ROOFS A GUIDE TO L IQUID APPL IED ROOFING SYSTEMS

Therefore the key to a successful roof is:

• Specification

• Installation

• Maintenance
