1962 Mitnija was founded as a specialist electrical installation services company. In 1984, the company moved into the industrial and residential construction sector.

Mitnija, together with the Latvian
construction company Merks, built the
98,000 sq. m Akropole shopping and
entertainment center in Riga, Latvia, worth
EUR 100 million. Mitnija’s share in this project
was 50 percent. Akropole is one of the most
modern shopping and entertainment centers
in the Baltics and was the first shopping
center in Latvia to receive the prestigious
BREEAM Sustainable Development
Certification.
The Akropole centre was built on the site of
the Kuznetcov porcelain factory dating from
1841. Old factory elements were used in the
interior of the shopping center: yellow bricks,
metal columns and ceramic molds. The
center also includes a museum dedicated to
the former Kuznetcov factory.
The Akropole center houses more than 200
retail stores, cafes, restaurants, the state-of-
the-art Apollo cinema with its nine screens
and the first IMAX movie theater in Latvia, as
well as a gym, children’s playgrounds and
other tenants. In addition, 9,000 sq. m has
been allocated to an office building.
The Akropole center also features an
impressive ice arena that conforms to global
ice hockey standards. It is used for training
by the Latvian national ice hockey team.
Building the ice arena was a great challenge
for our construction team. An area of nearly
8,400 sq. m needed to be covered without
the use of columns, using so-called spatial
trusses, which had to be transported to the
site by special vehicles. Seventy-seven trusses
of different sizes were used for covering the
ice arena, the largest one being 3.5 m high
and 23 m long.

Akropole – a giant shopping and entertainment center in Riga for our repeat client

Mitnija has had a long-term relationship with
the Akropolis Group. In 2003-2007, we built
the Akropolis shopping centers in Kaunas and
Klaipėda, Lithuania, which have a total area of
nearly 160,000 sq. m; as well as an Akropolis
office building and the second stage of
the Akropolis shopping center in Vilnius. In
addition, Mitnija is currently carrying out the
renewal of the Vilnius Akropolis.

A new home for Danske Bank’s Global Service Center in Vilnius
Mitnija has constructed the first stage of the S7 business center in
Vilnius for the M.M.M. Projektai real estate development company.
It is located in the Žvėrynas District, on Saltoniškių Street, in a
former industrial area near the city center.
The first stage of the S7 project involved the construction of
a 6-story, 12,000 sq. m office building, as well as a 340-space
underground parking garage and a 130-space ground-level
parking lot. The building became the home of Danske Bank’s
Global Service Center.
The M.M.M. Projektai business centre is distinguished not only
by its modern and efficient architecture, but also by its state-of-
the-art construction and technological solutions. The roof of the
Energy Class A building features solar panels that generate one
tenth of the electricity that the building consumes. Bicycle paths
were expanded and installed around the structure, along with 11
electric-vehicle charging stations.
In this project, Mitnija focused not only on innovative
architectural solutions and engineering systems, but also
on responsible construction management, the creation of
convenient and modern jobs during the construction process,
and communication with the local community.
The first building of the S7 business center received many
prestigious awards, such as the BREEAM New Construction
Excellent and LEESMAN+, and it was also recognized as the Best
Office Project in the Baltics for 2018.

WHAT WE DO. OUR MAJOR PROJECTS
A new office building for the telecommunications company Telia Lietuva in Vilnius
Mitnija constructed the second stage of the S7 business center in
Vilnius for the M.M.M. Projektai real estate development company.
Over 1,200 employees of the tenant company moved into the
building in early 2019.
The office building is located on Saltoniškių Street in the capital’s
Žvėrynas District, next to the first stage of the S7 business center,
which was also built by Mitnija and became the home of Danske
Bank’s Global Service Center.
The 6-story 15,000 sq. m office building occupied by Telia Lietuva
was designed in a Scandinavian style, with clean lines and a focus
on functionality, materials and technological quality. Beneath the
building, a 3-story 14,000 sq. m underground parking garage was
also constructed.
The building was developed by M.M.M. Projektai to meet Energy
Class A standards. It was designed to have the minimum possible
impact on the environment. For example, this is the first time in
Lithuania that an office building’s sanitary facilities were designed
to use rainwater. A tenth of the building’s energy needs are
generated from the sun. The Telia Lietuva building constructed
by Mitnija received the BREEAM New Construction EXCELLENCE
certificate for sustainable buildings.

An even larger home for Danske Bank’s Global Service Center in Vilnius
Mitnija has been entrusted with the construction of the third
and fourth stages of the S7 business centre in Vilnius for the
M.M.M. Projektai real estate development company. This will
accommodate a further expansion of the Danske Bank Global
Services Center.
In the third stage of the S7 business center, 14,000 sq. m will
be allocated to office facilities and 15,500 sq. m to a three-level
underground parking garage. The project will be completed by
the end of 2019.
The fourth stage of the S7 business center will comprise another
6-story office building, where 12,500 sq. m will be dedicated
to offices and an additional 9,000 sq. m to a three-level
underground parking garage. Mitnija will complete the fourth and
last construction stage of the S7 business center project in June
2021.
The S7 business center developed by M.M.M. Projektai offers a
cutting-edge, efficient architectural design as well as modern
construction and technological solutions. The buildings are
designed in the Scandinavian style and have clean lines,
with a focus on functionality and high quality materials and
technologies. Solar panels are installed on these Class A and A+
energy efficient office buildings, while there are new bicycle paths
around them and dozens of electric-vehicle charging stations in
the underground parking garages.
The third and fourth stages of the S7 business center
When Mitnija completes the entire project,
the total area of the S7 business center will
be 103,000 sq. m: over 53,500 sq. m will
be allocated to offices and an additional
49,500 sq. m to underground parking
garages.

Mitnija has been entrusted with one of the
largest office development projects in Vilnius –
the 55,000 sq. m office complex for Business
Garden Vilnius, which will be developed by the
internationally-owned real estate organization
Vastint Lithuania.
The first stage of the project will comprise a
total area of 55,000 sq. m – 42,000 sq. m for
two office buildings and another 13,000 sq. m
for an underground parking garage. Mitnija will
complete the work in June 2021.
Business Garden Vilnius will be built on a 6.2
ha site on Laisvės Avenue, near the Lithuanian
Exhibition and Congress Center (LITEXPO). The
site will also have new recreation areas, outdoor
playgrounds, pedestrian and cycling paths, cafés
and restaurants.
Business Garden Vilnius has been developed
under an innovative business park concept of
the Vastint Group. Using modern architectural
and technological solutions, convenient and
healthy work spaces will be created, and the use
of sustainable construction and energy efficiency
solutions will significantly reduce the energy
costs of the buildings.
The business park will meet LEED Platinum
design requirements, so that people can enjoy a
healthy and convenient work environment.

Vilnius Outlet shopping and entertainment center
Mitnija is responsible for building Vilnius Outlet, a 62,000 sq. m
shopping and entertainment center. The center will be situated
in the capital, on Pilaitė Avenue, next to the Vilnius Western
Bypass. The project developer is the property development and
investment company Ogmios Group. Mitnija will complete the
project in March 2021.
Vilnius Outlet will be an A+ Energy Class shopping and
entertainment center housing 150 outlet-type stores, a Hyper
Rimi supermarket, 30 restaurants and cafés, a movie theater with
six screens and a gym. The area around the center will also have
new public green spaces, playgrounds, fountains and terraces.
The Vilnius Outlet project presents a great challenge for our team.
In the construction of this center, we will use 1,455 metric tons of
metal structures, almost 4,200 tons of reinforcement frames and
almost 31,000 m3 of concrete. We will have to manage hundreds
of subcontractors and suppliers, and must precisely organize the
work so that the new center can open its doors on the agreed
date.
The Vilnius Outlet shopping mall and the area around it will have
almost 1,300 parking spaces. Another 250 parking spaces will be
set up and allocated for the needs of the city.

Building the new Paupys district in Vilnius’ Old Town
Mitnija is building a business and public complex for real-estate
developer Darnu Group in the newly rising Paupys district in
Vilnius’ Old Town.
Mitnija has been entrusted with the Paupys business center
that will occupy an area of more than 30,000 sq. m, including
underground parking and other commercial buildings.
Here we build Class A offices for creative businesses that express
the culture of the Old Town and its surroundings, employing
unconventional solutions and bold architecture. The area will also
include premises for stores, restaurants, a conference hall, a gym
and other establishments providing various services. One special
feature of the Paupys business complex will be a stylish gourmet
market housing farmers and culinary masters with their products
as well as a several street food restaurants.
Special attention in the Paupys district will be given to various
public spaces – squares, fountains, art installations and leisure
zones.

Mitnija took part in the construction of one of the most modern
business centers in Lithuania – the 40,000 sq. m Class A office
building Quadrum, located on the right side of the Neris River in
Vilnius. Mitnija was responsible for the construction of the tallest
of the three buildings in the business center – a 17-story 21,500 sq.
m tower that includes a three-level underground parking garage
beneath it. Our client was the Norwegian property developer
Schage Real Estate.
This project was exceptional not only due
to its impressive size, but also because of
its innovative technologies, structural and
engineering solutions, the implementation of
which required extraordinary thoroughness,
experience and knowledge. The Quadrum
business center’s tallest tower became home
to the Lithuanian headquarters of Luminor
Bank.

Building for European retail giant LIDLThe 42,000 sq. m logistics and warehouse
center constructed by Mitnija near Kaunas is
one of the largest logistics hubs in Lithuania. Of
its total area, almost 14,000 sq. m is devoted
to refrigerators, while 1,300 sq. m is used as
administrative facilities. We constructed this
building in only 15 months.
The LIDL logistics center was the first industrial
building in the Baltic States to be certified by
BREEAM In-Use for building sustainability, as
well as to receive the Excellent award.

Long-term partnership. Building for our repeat client LIDL
Mitnija has continued its cooperation with LIDL, one of Europe’s
largest retail companies. We built six LIDL grocery stores in
Vilnius, Kaunas and Klaipėda. The total volume of these buildings
exceeded 15,000 sq. m.
The LIDL stores constructed by Mitnija have a new concept
and design. Brick walls, wooden frames and energy-efficient
technological solutions distinguish these stores from other retail
buildings.
LIDL also devotes special attention to social responsibility and
to its relationship with communities living near the stores.
The company financed the construction of basketball courts,
pedestrian crossings with stop lights, sidewalks and pathways,
along with the upgrading of surrounding roads.

WHAT WE DO. OUR MAJOR PROJECTS
A new office in Vilnius for Apranga Group, the leading clothing retailer in the Baltics
Mitnija constructed a new office building and logistics center for
Apranga Group, the largest clothing retail company in the Baltic
countries. The new 15,400 sq. m Apranga Group headquarters
was built in the 8.5 ha Vilnius Business Park on Ukmergės Street,
which is a project of the real estate developer Darnu Group.
The complex is located on a 3.6 ha site and comprises buildings
between 1-3 stories in height, housing over 200 Apranga Group
employees. The new office building occupies a strategic location
that ensures easy connections with other Lithuanian cities and
the surrounding Baltic countries. It also provides the opportunity
for further expansion and ensures efficient logistics.
This is the first project at Vilnius Business Park, which is unique
with its modern architecture that is in harmony with the
surrounding landscape and its high technical standards. The
Apranga Group office and logistics headquarters are rated Energy
Efficiency Class A, featuring geothermal heating, heated flooring
and an automatic temperature-control system. The buildings’
glass-dominated façades were installed using long-lasting and
easily cleanable materials. Automatically controlled blinds protect
the rooms from overheating and excessive sunlight.

Expansion of the Technopolis Ozas office campus
Mitnija constructed two new office buildings at the Technopolis
Ozas campus next to the Siemens Arena in Vilnius. The total area
of the new buildings exceeds 25,000 sq. m. We also installed a
390-space parking garage.
Our client Technopolis Lietuva is owned by Technopolis Plc,
a Finnish-based international property development and
management company.
In the new buildings at the Technopolis Ozas campus, Mitnija
additionally installed energy-saving systems. The lighting is
controlled based on the number of people in a specific part of
the building. Energy-saving light-emitting diode (LED) illumination
and outdoor blinds were also installed for better sunlight control.
We also equipped the campus’s buildings with an automated
building management system (BMS) that will enable the
management of their engineering systems according to pre-set
modes.
Mitnija was also responsible for the installation of one of the
two new office buildings for Technopolis’ largest tenant – the
international company Western Union.

Mitnija was chosen to perform infrastructure renovation and
modernization tasks at the Lithuanian Air Force base in Šiauliai.
We designed and renovated the fighter apron near the NATO
aircraft hangar and reconstructed the taxiway.
Under an additional agreement, we also designed and carried
out the repair of a 7,000 sq. m helicopter landing area; installed
a special security lighting system; repaired an ammunition
bunker; built vehicle and equipment maintenance hangars;
renovated the jet blast deflector zone; installed a 4,000 sq.
m reserve path; installed a special pressurized air system; and
performed other tasks.
Our client was the NATO Support and Procurement Agency
(NSPA).
Mitnija also carried out a design and construction project
under a contract with the US military for the renovation and
modernization of the infrastructure at the air force bases in
Lithuania and Latvia. The client in this project was the United
States Army Corps of Engineers, a US Army division under the
Department of Defense.
At the Lielvardė Air Force Base in Latvia, we designed and built
an aircraft spare-parts warehouse, a fire station with supporting
buildings and a hot hazardous cargo pad, as well as performing
other tasks.
At the Lithuanian Air Force base in Šiauliai, we designed and
expanded the fighter apron with 14 parking spaces, including jet
blast deflectors and engineering systems. We also built a
2,800 sq. m logistics area.

WHAT WE DO. OUR MAJOR PROJECTS
Mitnija completed one of the biggest and most important
public projects in recent years – the new 25,000 sq. m
National Center for Physical Sciences and Technology for
Vilnius University in Saulėtekis (Sunrise) Valley. We were
responsible for the construction of two out of the five
buildings (our share amounted to 13,000 sq. m).
A new National Center for Physical Sciences and Technology in Vilnius for Lithuanian scientists
The new science center furthers the development
of laser and lighting technologies, material sciences,
nanotechnologies, semiconductor physics and electronics,
as well as the related scientific research and experiments.
The complex serves as the country’s largest and most
advanced base for physics, chemistry and technology
research. Over 700 scientists and students can work here
at any one time.

Connecting Europe: The Rail Baltica project
Mitnija, together with the Kauno Tiltai company, took part
in implementing one of the largest and most significant rail
transportation projects in the region – Rail Baltica, a new
European gauge railroad to connect Warsaw, Vilnius, Kaunas,
Riga, Tallinn and (by means of a train ferry) Helsinki.
In the fall of 2015, we finished laying, remodeling and upgrading
the first stretch of the European-gauge track from Šeštokai to
Marijampolė.
We laid more than 70 km of railroad track, as well as remodeling
and upgrading the Marijampolė and Šeštokai railroad stations
and the Marijampolė-Šeštokai section. Additionally, we installed
18 sets of switches, 3 different track intersections, 31 culverts, 4
two-lane bridges, over 5 km of noise barriers, almost 800 m of
retaining walls, 10 crossings, 4 viaducts and one underground
pedestrian crossing at Marijampolė Station.
Rail Baltica will undoubtedly alter the transportation systems
of not only Lithuania, but also Latvia, Estonia and Poland, and
will provide residents and businesses with greatly increased
possibilities. The Baltic railroad systems will finally be integrated
into the common European Union rail transportation system,
allowing for faster and more convenient travel and more active
trade with other EU countries, thus promoting economic
development and integration.
The total value of the work completed by Mitnija
and Kauno Tiltai was the largest compared
to that of the other four subcontractors. The
two companies laid 34.5 km of the new 1,435
mm European gauge track, or a third of all the
segments designed for the Rail Baltica Project,
and remodelled 36 km of the existing 1,520 mm
gauge railroad.

Building for a better healthcare system in Lithuania
Kaunas Clinics, the hospital of the Lithuanian University of Health
Sciences, is the largest and one of the most modern healthcare
institutions in Lithuania. Therefore, when it selected Mitnija for
the construction of a new trauma and emergency center, this
represented not only a challenge but also an acknowledgement
of our long-term experience and high-quality work.
The new 15,000 sq. m Trauma and Emergency Center provides
highly advanced medical care. Here, we constructed modern
operating rooms, diagnostics facilities, laboratories and nursing
care wards. The center has over 400 employees and is able to
accommodate almost 200 patients at the same time.
In this new medical center, we built 2 tunnels with a total length
of almost 230 m, 17 operating rooms, separate intensive care and
emergency units, facilities for laboratories and diagnostics, and
even a helicopter landing pad.
Modern engineering solutions were used in the
construction of this extraordinary building: the operating
rooms feature stainless steel walls covered with certified
antibacterial surfaces, while air conditioning is provided
by modern cooling machines with integrated heat
pumps. Particular attention was given to the sterility of
the operating rooms, which have stainless steel doors
with an antibacterial surface. A three-level ventilation
system that cleans the air very thoroughly was also
installed in the operating rooms.

A new home for Lithuanian pharmaceutical science
Mitnija constructed the Center for New Pharmaceutical and
Health Technologies at the Lithuanian University of Health
Sciences in Kaunas, whose total area is over 11,000 sq. m. The
new home of Lithuanian pharmaceutical science is a unique
multifunctional complex that brings together the country’s
scientists, teachers, and students from pharmaceutical and other
medical fields under one roof.
The modern, open-access center contains laboratories with the
latest equipment necessary to conduct scientific research. The
Center also trains specialists at the highest level and provides
services for businesses and the public sector.
The building is unique in terms of its expressive architecture and
complex structural and engineering solutions. For example, in the
laboratory work stations we installed a network for the circulation
of natural gas, compressed air, vacuum, nitrogen, oxygen, helium
and carbon dioxide, as well as modern energy-saving engineering
technologies that automatically control the heating, ventilation
and cooling in separate spaces.

Design and construction project for the AIBĖ retail alliance
Mitnija designed and built a new logistics center in the Kaunas
district for the Aibė retail alliance, under which more than 160
companies are united.
The new logistics center covers 16,000 sq. m, about 5,000 of
which consists of a temperature-controlled warehouse. The
building also features administrative facilities, a store, a cafeteria,
and spaces where culinary and confectionery shops can be
installed.
While designing the building, Mitnija focused on ensuring
the efficiency of Aibė’s business processes and keeping the
employees comfortable. The building features modern ventilation
and air conditioning systems, rest areas and a cafeteria for the
employees, as well as spaces that are very open to natural light.
The logistics center was created with modern environmentally
friendly solutions in mind. For example, more than 50% of the
heating energy required by the center is geothermal. Surplus
energy from the refrigerator cooling machines is being used to
heat water. All of the logistics center’s engineering systems are
managed by an automated system.

WHAT WE DO. OUR MAJOR PROJECTS
Mitnija built a logistics center and shipping terminal for DPD Lithuania, one of the largest international shipment companies in
the country. The 5,000 sq. m facility in the Kaunas Free Economic Zone was built in a period of nine months.
The DPD Lithuania logistics center was built close to another special building constructed by Mitnija – a 42,000 sq. m LIDL
logistics and warehousing center.

For the second time, Sanitex – a national leader in wholesale trade, distribution and logistics for consumer goods – chose
Mitnija as its construction partner. Over a period of 7 months, we constructed a logistics and warehouse building measuring
almost 16,000 sq. m for this company in the Kaunas District.
The building is an excellent example of eco-friendliness: it employs geothermal heating, which is still a rare solution for such
projects in Lithuania.
This is the second project that we completed for Sanitex. In 2012, we remodeled and repurposed a facility of more than
24,000 sq. m into a shopping center housing a Sanitex Promo Cash & Carry wholesale store and an Ermitažas home
improvement store.

WHAT WE DO. OUR MAJOR PROJECTS
In somewhat more than 15 months, Mitnija built the 140,000
sq. m Akropolis shopping and entertainment center in Kaunas.
Located in the heart of the city on the site of the former Kauno
Audiniai textile factory, the three-story shopping mall features
an 80,000 sq. m retail area and a 60,000 sq. m garage with
2,500 parking spaces built next to the shopping mall, situated
above Karaliaus Mindaugo Avenue.
In order to prevent traffic jams, vehicle movements in the
parking garage with its 12 ascending and descending ramps are
controlled by an automated traffic-flow regulation system. The
Kaunas Akropolis mall has over 260 stores, cafes and service
companies that operate along with a seven-screen Forum
Cinemas movie theater and an ice skating rink.
We also built a shopping mall measuring more than 100,000
sq. m for Akropolis in Klaipėda, of which 75,000 sq. m are
devoted to retail and entertainment purposes. Located near the
center of the port city, the mall has over 250 stores and cafes,
and features a six-screen Forum Cinemas movie theater. Next
to the mall, we built a 2,600-space parking lot.

Based on the designs of architects Algimantas
Kančas and Gediminas Jurevičius, valuable
architecture from the original Kauno Audiniai
textile factory was preserved in the Kaunas
Akropolis. We carefully remodeled the old
factory buildings and integrated them into the
shopping mall, thus making this project an
excellent example of blending unique cultural
heritage with modern architecture.

WHAT WE DO. OUR MAJOR PROJECTS
The Lithuanian Museum of Ethnocosmology was built in Molėtai
in 1990. As the museum’s popularity grew, a decision was
made to thoroughly remodel it, increasing its area threefold and
providing it with modern, futuristic architectural features. In 2008,
Mitnija reconstructed, upgraded and expanded the museum
to an area of almost 2,000 sq. m, changing its appearance
completely.
Now, it has an impressive main entrance to the observatory
and museum – a complex aluminum-plated ellipsoid structure
reminiscent of an alien space ship. In the largest tower, the main
telescope has been installed. Measuring 80 cm in diameter, it is
one of the largest public telescopes in Europe.
Mitnija was awarded a gold medal for this project in the
Lithuanian Product of the Year competition.

A recreation and training oasis for athletes in Druskininkai
In Druskininkai, one of Lithuania’s most picturesque resort towns,
Mitnija has built an athlete training and recreation center of
almost 17,000 sq. m. This is the largest of the recently built sports
facilities in Lithuania.
Designed by the architect Gintaras Čaikauskas, the center will be
used to train athletes in basketball, handball, volleyball, swimming,
cycling, soccer, track and field events, combat sports and modern
pentathlon.
The Druskininkai athletic training center comprises a multi-sports
hall with 400 seats for spectators, locker rooms and hygiene
facilities, and a cafeteria, as well as a 25 m swimming pool, a
hotel, medical offices and a stadium.
During construction, a great deal of attention was devoted to
the functionality of the facilities. For example, the main gym can
be partitioned into three separate spaces by lowering dividers,
allowing three teams to practice at the same time.
The Druskininkai athlete training center will become the main
base for training the best athletes in our country.
