HISTORY
The land at Sutton Hall Golf Club is well documented
within historial dates going back as far as 1100 when
it was owned by one Hoetei de Sutton, then by a Sir
Peter Dutton who had a mansion built in 1248. The
present Hall was built in 1483 and has some of the
medieval construction still surviving today.
Many features of the Golf Course date back
centuries for example the spring fed lake in front of
the club house with the water flow used to drive a
mill for grinding corn, as well as being a watering hole
for the stock that was kept on the land.
The present owners originally obtained planning
permission in 1988 to convert the farmland into a
Golf Course and work commenced in 1994 with the
design work undertaken by Ace Golf Ltd and course
building by Michael Lowe and Associates.
Emphasis was placed on utilising the natural contours
of the land.
The course was opened on October 14th 1995 with
the club house open for use in October 1996.
FACILITIES
Over the time the course and clubhouse have
continually been improved including an extension to
the clubhouse and parking facilities so that it now
provides:-

• Club House Extending to approximately 378 sqm
• Including Professionals Shop
• Approximately 3 acre Practice Ground
• Parking Circa 90 cars with overspill area

LOCATION
Convenient and accessible from all directions just
one mile from Junction 12 of M56 it is the following
approximate distances:- Frodsham 2 miles, Runcorn
6 miles, Chester 14 miles, Warrington 8 miles,
Liverpool 19 miles, Manchester 26 miles.
THE GOLF COURSE
A very attractive undulating Parkland 18 hole course
extending to 6,640 yards off the white tees, with
views over the Weaver Valley which creates an
attractive backdrop to many of the holes.
There are 4 Par 3's ranging from 141 yards long to
194 yards and 4 Par 5's the longest being the 15th at
562 yards while the remainder are Par 4's ranging
from 305 yards to 424 yards. The layout provides a
true test of golf for both the amateur and
professional alike with water features and woodland
and both level and undulating greens.
Occupying a naturally free draining site ensures all
year round usage for both members and visitors.
CLUBHOUSE
A purpose built modern clubhouse originally
constructed in 1996 and subsequently enlarged
extending to over 4,000 sqft. The entrance hall
provides access to the Professionals Shop and
Administration Office with the Ladies and Gents
Locker Rooms accessed both off the hall as well as
independent access to the upper car park and there
is a trolley shed. The changing rooms have been
updated recently to accommodate their increased
usage from both members and visitors.
The Club Lounge and sun terrace enjoys an elevated
position overlooking the golf course with the ability
as a function room to cater for up to 80 covers at
any one time.
The kitchen , Still Room and Bar are extensively
fitted out with the ability to separate the Dining area
from the Lounge Bar enabling the ability for private
functions without affecting the day to day running of
the Golf Course and facilities.
CAR PARK
The lower and upper Car Parks provides parking for
approximately 90 cars and has further scope for
extension and the grass overspill area can hold up to
a further 50 cars.
GENERAL INFORMATION
Sutton Hall Golf Club is operated as a Proprietary
Club with members in the categories listed. There is
a healthy number of visitors and societies and the
Club House lends itself to accommodating outside
functions such as weddings and parties.
SUBSCRIPTION AND MEMBERSHIP CATEGORIES

The Club presently offers the following membership
categories with members having the option of paying
monthly or annually.
FULL MEMBER - £780
FIVE DAY MEMBER - £630
INTERMEDIATE AGE 21-25 - £500
INTERMEDIATE AGE 18-21 - £300
JUNIOR - £120
GREEN FEES:-
The current Green Fees applicable to visitors are:-
WEEKDAYS
£18 or £20 including cooked breakfast.
WEEKENDS
£23 or £25 including cooked breakfast.
Societies are welcome and are individually assessed
dependent on numbers and catering requirements.
STAFFING
The current staffing levels include:-
4 Full Time Green Keepers
2 Full Time in Clubhouse
4-6 Part Time staff dependent on activities and time
of year.
Self Employed Professional who runs the Pro's Shop
and who employs his own staff.
TRADING HISTORY
Annual Accounts can be made available for genuine
interested parties on request.
Recent trading reflects the road closures and work
on the link road off the M56 to Frodsham, Runcorn,
Liverpool and the Mersey Gateway when works are
complete it is anticipated a massive improvement to
access from the north and east.
It is considered that there is substantial growth
potential from the usage of both the Golf Course and
Clubhouse.
FIXTURES AND FITTINGS
All fixtures and fittings are owned and will be
itemised within a full inventory at the time of sale and
will be made available.
In regard to the Greenkeepers Shed this is being
retained but is available for use on licence for 6
months from purchase giving purchasers ample time
to arrange alternative facilities.

PLANNING
The Golf Course lies within Cheshire West and
Chester Council.
The property is located within the Green Belt.
BUSINESS RATES
The current rateable value for year ending 2017/18 is
£28,000.
With rates payable of £13,773.67.
Water Rates from January to December 2016 was
£2500.
LICENCES
The Club House is fully licenced for entertainment
with music and the sale of alcohol.
TENURE
Freehold free from chief or ground rent, vacant
possession upon completion.
For the avoidance of doubt there will be an Inventory
detailing fixtures and fittings included within the sale.
All consumable stock to be purchased at valuation on
completion.
ADDITIONAL LAND
There is additional agricultural land that adjoins the
Golf Course that may be available subject to a
separate negotiation.
TUPE
Purchasers will be required to comply with legislation

VAT
Should there be any part of the property deemed to
be chargeable for the purpose of VAT such tax shall
