RevNet Decommissioning

• RevNet has been in use since 2001 and has allowed RevenueSA to be able to transact electronically with increasing client participation

• To be able to better service clients alternative options have been investigated

• New technologies have emerged, allowing the implementation of new features, particularly in the support of mobile devices

• Opportunity to combine the front User Interface with the internal processing system allows more information and real time updates

• This new solution provides coverage of the entire process, allows records to be kept electronically, providing efficiencies for clients and RevenueSA

• RevenueSA looks forward to being able to actively improve client services and provide timely information to existing and potential clients

Benefits

• Significant usability improvements• Supports mobile devices and Apple Mac.• Consolidation with Commonwealth Reporting Portal and data prefill• Certainty of transacting via eConveyancing for all PEXA supported

transactions• Upload documentation so all information is readily available• Track the progress of your document throughout the assessment

process• Real time updates (both for the client and RevenueSA) reduces time

in transit• No more wondering….have they received this?• Save on postage cost and time

RevNet phased out:

• RevNet will run in parallel with RevenueSA Online for a transitional period of up to two weeks

• Access to create new documents in RevNet will then be revoked, work in progress only can be completed

• Access to stamp duty will be removed• Read only historical data will be available in RevenueSA

Online following RevNet deactivation• Once Certificates are implemented access to RevNet will be

removed (late May)• RevNet messaging facility will be replaced and usernames

transitioned to email addresses• This will support multiple client access for users

Other Changes Coming…..

• Stamp Duty Certificates (PDF), are proposed to replace the requirement to physically stamp instruments

• Legislation has been drafted

• If implemented will increase electronic options for non-approved clients

• Start using the new Online Opinions, the process is not difficult and you will operate more efficiently

• Ensure your users’ details are up-to-date

▪ Insured purchased a house for $1,650,000.

▪ House situated on waterfront.

▪ Following settlement, substantial storms affected locality

resulting in water penetration to windows/sliding doors

▪ Investigations revealed all windows/sliding doors installed

not the correct specification for locality

▪ Council required all windows/sliding doors to be replaced

to bring dwelling into compliance with development

consent

Claim Resolution

▪ Stewart Title arranged for removal and replacement of

approx 12 sliding doors and windows

▪ Total cost of window replacement $96,524.25

▪ Ensured no further breach and no further action from

Council

▪ Premium Paid $1058.75

▪ No Excess

Boundary Defects

Encroaching Structure onto Council Land

▪ Insured purchased their property in January 2015.

Following settlement a complaint was made in relation to

their “water feature”

▪ Survey of the property revealed water feature was built on

Council land by 4.4 meters

▪ Water feature had to be demolished and reinstated within

the insured’s property

▪ Total cost of the claim close to $200,000.00

Encroachment on Public Road

▪ Insured purchased a rural property in 2014

▪ Following settlement, the insured approached Council

for approval to build an extension

▪ Council required site plan & survey

▪ Survey disclosed significant siting issues relating to the

improvements – house, garage, sheds, driveway, water

tanks & retaining walls

Claim Resolution

▪ Stewart Title engaged an accredited specialist in property

law to provide advice and options

▪ Negotiated acquisition of that part of the Council land

(including unmade road) upon which the improvements

have been built.

▪ Liaised with Council throughout process of discontinuing

use of land as ‘public road’

▪ Stewart Title paid costs of land acquisition, legal costs,

boundary realignment (transfer of land).

Conclusion

▪ Council Enforcement Notices (statutory charge) and Boundary Defects are defects in title which fall outside of the safety of the Torrens System

▪ Risk management involves implementing controls to reduce or eliminate risk.

▪ Innovation – new ways to offer value to clients, adapt to changing market, competitive edge

▪ Nothing replaces the exercise of due care and skill

▪ Title Insurance adds an additional layer of protection
