LIGHTGUARD • T.CLEAR LIGHTGUARD was

developed over 34 years ago as an evolvement of the ballasted IRMA for Dow Chemical (Protected Membrane Roof).

•The system was developed as a lightweight system (4.5lbs per sq.ft.)

for roof membrane protection.

•STYROFOAM© (extruded polystyrene)

•3/8 inch latex-modified extruded concrete topping

It is walking surface and ballast all in-one

•Tongue and Groove edges for wind resistance thermal efficiency and ease of installation.

• LIGHTGUARD© Protects membrane from ultra- violet rays, physical abuse, and thermal swings.

TCLEAR is a Better ValueA protected membrane roof is cost-effective because it performs year after year, contributing to the building’s overall sustainability by delaying tear-off.

Longer life cycle more than makes up for initial construction cost– Deferring a roof replacement by 10 years can save hundreds of

thousands of dollars

Reduces annual maintenance costs because membrane is protected from physical and environmental abuse

Insulation and ballast can be reused

P R O T E C T E D M E M B R A N E R O O F

Maintenance CostsIn commercial roofing, maintenance costs can be significant if patching, cleaning or rejuvenating is required.

TCLEAR systems have significantly lower maintenance costs than conventional low slope roofs.

For example, the owner of a 50,000 ft2 (4,645 m2) PMR can reduce the maintenance costs from 3 percent of initial roof cost to 1 percent of initial roof cost, providing a significant cost savings.

An investment in a LIGHTGUARD PMR is paid back in about 7 to 10 years, after which the savings in maintenance costs continue to help the operations budget.

The LIGHTGUARD System at WorkMichigan State University in East Lansing, Mich., is no stranger to the protected membrane roof. More than 160 campus buildings have a PMR

In addition to day-to-day durability and thermal performance, T.Clear LIGHTGUARD withstands the load demands on the PMR duringrenovation and expansion projects.

Located in downtown Salt Lake City, The Conference Center has a 70,000 ft2 (6,500 m2) rooftop meadow – a massive re-creation of the wild landscape of Utah. The vegetation provides an aesthetically pleasing location as well as contributes to the reduction of the “urban heat island” effect.

STYROFOAM extruded polystyrene from Dow provides the water resistance and compressive strength necessary to support the roof’s heavy soil loads. Coupled with T.Clear LIGHTGUARD , walk areas are protected from incidental traffic and use.

HEAVYGUARD

As concern grows over energy use and natural resources, building owners and occupants are asking for “green” or environmentally friendly buildings that offer long-term performance and efficiency without straining construction and operating budgets.

Sustainability in the Roofing Industry

To contribute to sustainability, builders and architects are choosing LIGHTGUARD© & CTI Insulated Roofing Panels for PMR applications. Its long-term thermal performance curbs the drain on energy resources, and its durability and superior moisture resistance increases the building’s life cycle.

Sustainability in the Roofing Industry

Objective: Reduce the total energy consumption of the building (life-cycle costing)

PMR benefit: PMR performs year after year – and the more a roof can be kept in use, the more it contributes to the overall sustainability of the building by delaying the impact of eventual tear-off.

P R O T E C T E D M E M B R A N E R O O F

Sustainability Objective

Objective: Reduce global warming impact from excessively using energy sources (reduce)

PMR benefit: A PMR using a rigid, extruded polystyrene insulation, with one of the highest R-values per inch, will realize reductions in utility bills, year after year. By reducing HVAC loads, this will lower pollution emissions from burning fossil fuels.

Q: Is a LIGHTGUARD© PMR too expensive?

A: Actually, a LIGHTGUARD© PMR saves money in the long run.

The building can be weatherproofed faster, allowing interior trades to start work quicker.

The insulation is laid after the membrane – and can be laid in any weather.

Greater quality control is possible, as the membrane can be inspected or flood-tested before insulating and ballasting.

The overall labor costs and material costs are reduced compared to systems that require fiberboard and separate vapor retarder.

Lower maintenance cost and longer roof life span offset the initial capital cost for a LIGHTGUARD© PMR.

Q: Will my LIGHTGUARD© PMR roof blow off?A: No, because pressure equalization offsets the effect of wind uplift. The integrity of the membrane is essential to prevent air infiltration under the membrane.

In a lightweight PMR – with a loose applied membrane and covered with LIGHTGUARD© or CTI Roof Insulation – external pressures due to wind are mostly applied to the membrane.

The membrane will withstand the National Building Code of Canada calculated pressure if it is properly attached to the deck. In the case of a loose-applied membrane, it is important to prevent any air infiltration underneath the membrane. When air infiltration is restricted, any movement of the membrane will create a vacuum that will neutralize the uplift forces and keep the membrane on the deck.

Q: Will my insulation get wet?

A: The Styrofoam extruded polystyrene insulation used in LIGHTGUARD© and CTI Roof Panels has the lowest moisture absorption of any insulation in the marketplace today.

All insulation can become saturated if a “diffusion closed” situation occurs. This happens when the insulation is sandwiched between the vapor barrier and the roof deck. Constant ponding can also lead to this condition. To avoid diffusion closed situations, provide for a good slope to drain in your roof design (a minimum of 1/4" slope per foot) and ensure impermeable roof coverings, such as pavers, are installed on pedestals, so that vapor can escape.

Has the AnswersQ U E S T I O N S A B O U T P M R ?

P R O T E C T E D M E M B R A N E R O O F

Q: Is it difficult to find a leak in a PMR system?A: In loose-laid membrane systems, it is true that water can enter the building far from the actual location of the leak. However, if the membrane is fully bonded to the deck, this water remains at the location of the leak. And in the case of a leak, the PMR is far easier to repair, because all of the original materials can be reused – an environmentally friendly feature that will save you thousands of dollars.
