- 1. INTRODUCTION If your water tank is not on an independent
scaffold but instead on a concrete slab or on a tiled surface at
the top of your building, you may be experiencing water leakage or
dampness on the ceiling beneath the concrete slab or tiled surface
area. Water Tank On Scaffold Platform
- 2. HOW DOES THIS OCCUR? This dampness or leakage is caused by
dew and rainfall, even though you may have drainage channels on
your roof top. It could also be caused by overflowing water from
your water tank, where a float master (used to control the water
level in your tank) is not Installed. The water gets on the
concrete slab or tiled floor and through the micro-pores of the
concrete or the cementitious grouts of the tiled surface it
permeates to the ceiling below.
- 3. The primary reason why you may notice leakage and dampness
on the ceiling beneath the roof top concrete slab or tiled floor is
because concrete is a permeable floor and it absorbs and retains
moisture and water, this water then finds its way to your ceiling
and when the ceiling is weak the water sips through. You will
usually see a discoloration as the ceiling would appear
greyish-green or brown indicating the presence of microbial growth
(i.e. mildew, mold, algae and fungus).
- 4. Image 1, shows a concrete floor surface on a roof top, it is
porous and allows water to penetrate its surface. Image 2, shows
the presence of mildew on the outside ceiling of a fast food
restaurant. Image 3, shows the effects of water loads on the roof
top concrete slab of the fast food restaurant, you can see the
mildew and the water load pressure on the ceiling as it appears to
cave in. 1 2 3
- 5. tiled floors are not seamless and so provide a point of
weakness and penetration for water at its joints, the grout used at
the joints by tilers comprise only of Coloured Portland Cement
which is porous and will absorb and retain moisture and water.
Water has caused the tile to pull off and now it can find its way
to the ceiling beneath.
- 6. THE DANGERS The water absorbed and retained by the roof top
floor can lead to a collapse of the ceiling because of the sheer
volume of the water load. The collapse of the ceiling could be
fatal to life. There will be substantial damage to property. The
mildew is a health risk and should be controlled. The cost of
repair and/or replacement of property and flooring can be
expensive.
