PHASE II CASE STUDY I
SOIL VAPOR TESTING CLARK, NJ
This site is partially vacant and being utilized for an
automobile repair facility and a diner. However, the vacant
portion of the site was a former dry cleaner facility. Dry
cleaners (generally in the past) use chlorinated solvents as a
cleaning fluid. Chlorinated solvents are especially
problematic because they are more dense than water and
therefore sink. A big chain pharmacy has this site under
contract for redevelopment therefore, one of the areas of
concern is a former release of tetrachlorethylene (aka “perc”
of PCE). Sadat Associates, Inc. was contracted by the seller to
perform a soil gas survey for determining potential soil
remediation options and specific soil gas engineering controls
for the new structure.

FAIRVIEW, BERGEN COUNTY, NEW JERSEY
A 1,000 gallon storage tank, used for heating oil, was removed by D.T. Allen Contracting Company. The storage tank had approximately 1 dozen corrosion holes which ranged from sizes of about pinhole size to ¼ of an inch. 97.31 tons of contaminated soil was then excavated from around the former storage tank location. Soil samples were taken and the ground water was investigated. The results indicated that the high contaminant concentrations were that of Benzene. The high Benzene concentration was due to a former gas station’s leaky storage tank nearby. The case was never closed and DEP now orders the property owner to conduct new sample testing.

CONCLUSION
As industries grow, so do environmental concerns. The “Due
Diligence Process” is a step by step process conducted by a
third party. The process abides by a legal and professional
system. In the environmental field, the due diligence process
is necessary, in order successfully protect the purchaser, or
seller, during real estate. This process not only raises
environmental concerns that can lead to clean ups that are
beneficial for the environment, but the process also helps
stimulate the economy. It sets the framework for putting
unused property back no the business of real estate, which
can eventually allow the economy to grow.
