The XYZ Building is a new concept of developer built flexible

workspace. The building is to be developed to flexible shell

specification complete with structure, floors, weather-tight

external envelope, stairs and lifts.

Essentially all the long lead items that a tenant would normally have

to consider as part of a pre-letting arrangement. The specification

facilitates a choice of workspace design by the occupier and an

array of space fit-out options that can be completed within a short

period of time subject to a simple fit-out program. Space within

the building can be leased as shell subject to fit-out by the tenant

or alternatively the developer can complete a Cat A installation

or ‘turn-key’ bespoke Cat B complete installation complete with

workstations, if required.

The proposed office accommodation named ‘XYZ Leeds’ is to be

a hub for emerging industries, seeking innovative workspace in an

unrivaled setting. Open, bright space to think, network and innovate.

A new, flexible workplace that will appeal to a brand - conscious and

expanding sector creating a vibrant and creative community.

This document has been prepared by Cartwright Pickard in

support of the design development of the XYZ concept within

Leeds Dock.
