Relevant features at the Site that pertain to this assessment are shown on Figures 1 and 2 As
previously reported flowing springs were observed in the bottom of the pool and the holding tank
Although the depth of the warm water well was reported1
to be up to 700 feet below groundsurface bgs the total depth that was monitored in this assessment was only 21 1 feet bgs which
would be more typical of an older well that was likely hand dug The temperature of the well
water was almost constant ranging from 804 degrees Fahrenheit OP at the surface of the water
table to 8143 OP at the bottom ofthe well
Water quality from the warm water well was compared to water quality from two other springsone seep and groundwater encountered in two test pits With the exception of one test pit TP4
Figure 2 located in the southeast comer of the Site near Otis Street the water quality signaturesof the all samples are very similar to the warm water well and indicative of geothermal originDue to the shallow depth low temperature and relatively poor water quality the warm water well
is not a viable geothermal resource or agood water source for irrigation needs The sample from
test pit TP4 is markedly different from all other samples and appears to be influenced by nearbysurface water infiltration from anearby source in the southeast upgradient comerof the Site
Spring l and Seep 3 Figure 2 are emanating from man made structures Groundwater was
encountered at 7 feet bgs to the south of these features and was not encountered in test pitsadvanced to adepth over 10 feet bgs north of the structures This implies that shallow groundwaterdaylighting at the ground surface is not the source of the springs in the wetland areas Therefore
the source of the wetland water may be eliminated if the man made structures are removed
Details supporting the conclusions summarized above are presented for each task below

1 0 Task 1 Investigation ofPool and Holding Tank During Maintenance Draining
On Tuesday August 1 2006 a CES StaffEngineer visited the Site while the pool and holding tankwere being drained for maintenance The purpose of the visit was to investigate the springs that
reportedly existed within the pool bottom Two spring vents both approximately 16 inches indiameter were observed in the bottom of the pool Photograph 1 Appendix A One opening isbordered by a wooden frame and the other is an opening in the concrete The two openings are
spaced approximately two feet apart Photograph 2 The close proximity of the openings maysuggest asingle spring In order todetermine whether the twovents are from one or two springs a
geotechnical assessment of the subsurface including water chemistry would be necessary A
geotechical assessment of the subsurface was beyond the scope of work for this project Howeverbased on the observations discussed below for all intent and purposes it is reasonable to assume
that the two vents represent one spring
The water from the pool empties into a drain located near the two spring vents The pool was
empty at the time of inspection The water from the spring vents in the bottom of the pool was
flowing to the drain Photograph 3 A small bucket with I quart gradation marks and a wristwatch were used to measure the flow rate from the spring vents At the time of inspection theflow rate was estimated to be 2 25 gallons per minute gpm The temperature of the water was
measured at the vents using a digital thermometer and was 78 degrees Fahrenheit 0 F for both
spring openings
In addition to the two observed spring vents water was observed to be flowing through the wallson the south and east sides of the pool Photograph 4 The concrete surfaces of the pool are
weathered showing signs of abrasion and cracking The cracks and surfaces have been maintainedwith apatchwork of epoxies and sealants The deepest part of the pool is approximately eight feetThe water flowing through the pool walls suggests a shallow water table and high pore pressuresalong the southern margin of the pool Photograph 5 The presence and build up of water in thesoil applies increased stress against the walls ofthe pool and forces water to flow through them
The pool is also filled from an artesian warm water well located approximately 500 feet southeastof the pool house The temperature of the water of the artesian well was measured using adigitalthermometer The temperature of the water was 820 F at the time of inspection The flow rate ofthe artesian well was not measured Water from the artesian well is conveyed to the pool holdingtank Figure 2 via a subsurface pipe The holding tank is constructed of stone and is
approximately 10 feet long 10 feet wide and 10 feet deep and can hold approximately 7 480
gallons of water The holding tank was empty at the time of inspection In addition to the water
flowing into the holding tank from the artesian well water was observed to be emanating from a
spring in the bottom of the holding tank Photographs 6 7 Therefore the holding tank alsoserves as aspring box

2 0 Task 2 Down Hole Logging of the Warm Water Well
The purpose of the temperature profile was to measure the depth ofthe well and to characterize the
water temperature variation by depth It was suggested by persons familiar with the artesian warm
water well that the depth of the well approached 700 feet below ground surface bgs Prior to
measuring the temperature profile CES researched the well log database of the OregonDepartment of Water Resources CES was unable to locate any documentation for the artesian
warm water well located on the Helman Springs Subdivision Therefore CES prepared to measure
the water temperature at one foot intervals up toadepth of700 feet bgs
2 1 Methods
CES performed the down hole field work on August 16 2006 The temperature and depth data
were measured with an In Situ Inc Leve1lROLL 700 sensor herein referred to as the sensor
The sensor contains apressure transducer water level sensor a thermistor temperature sensor a
data logger and an internal power source The sensor was connected to 700 feet of RS 232 cable
and integrated with a laptop computer The top of the well housing is comprised of a 6 wide x 6
wide x 3 tall concrete tank similar to a Jacuzzi pool The actual top of the steel well casing is
located at the bottom of the well housing pool at ground level A wooden plank was placed over
the well housing pool The spool of RS 232 cable along with the sensor was mounted to the
plank and suspended over the opening ofthe well casing Photograph 8
The sensor was calibrated for both depth and temperature parameters in the field prior tocollectingdata measurements Once the sensor was calibrated and the results verified the sensor was
lowered into the well at one foot increments Water level and temperature data was measured for
50 seconds at each one foot interval The data was logged at a frequency of one measurement
every 250 milliseconds resulting in a total of 250 measurements for each one foot interval
A final set of measurements were collected at the bottom of the well The sensor was placed at the
bottom ofthe well and allowed to collect measurements for thirty minutes toverify that the systemwas in equilibrium
2 2 Results
Verification of the sensor was confirmed by comparing depth and temperature measurements from
several instruments The results ofthese measurements are presented in Table 1

The total depth of the warm water well is only 232 feet below the water surface in the warm water
well box cover photograph or 21 1 bgs The results of the temperature profile for the well are
presented in Figure 3 The minimum temperature of the well water is 804 OP at the surface of thewell housing pool rising slightly toamaximum temperature of 8145 OP at the bottom of the well
The temperature at the opening of the well casing starts at 804 OP and increases over themeasurement interval to 80 8 OP The next measurement interval collected at adepth of 3 25 feetis located 1 14 feet bgs The temperature at this depth starts at 80 8 OP and gradually increasesover the measurement interval to 812 Po Review of Figure 3 shows that the water temperatureremains relatively constant from about 4 feet bgs to the bottom ofthe well
2 3 Discussion
The precision of the sensor was more than satisfactory for this assessment Therefore the resultsof this study are presented with enough detail to provide specific conclusions The depth of thewell is 21 1 feet bgs significantly less than the anticipated 700 feet bgs The temperature of thewater increases by approximately one degree from 804 OP at the top of the water column to 8145OP at the bottom Due to the relatively low water temperature in a short water column the well is
not a viable resource for geothermal potential The increase in temperature with depth suggests a
hotter water resource at agreater depth but the exiting well would have to be deepened or anothernew well would have to be installed
3 0 Task 3 Water Quality Comparison of Warm Water Well toOther Waters
The objective of this task was to compare the water quality signature of the warm water well to
other water sources at the Site in order to assess differences andor similarities
3 1 Methods
Three springs in wetland areas were identified for sampling Figure 2 In addition Sage retained a
geotechnical engineer to install test holes using a backhoe at the Site on August 16 2006

water samples from both test pits
CBS collected six water samples from the areas identified below and shown on Figure 2

The analyte suite consisted of
major ions calcium magnesium sodium potassium lithium carbonates sulfate chloridefluoride
nutrients nitrate nitrite
trace metals aluminum antimony arsenic barium beryllium boron cadmium chromium
copper iron lead manganese nickel selenium silver thallium and zinc
oxidationreduction potential redox and
field parameters temperature conductivity and pH
Field work was performed on August 16 and 22 2006 Spring l appears tobe developed Thoughthe edges are covered with thick vegetation there is an open water area approximately 4 6 feet
deep and 6 feet wide Exploration ofthe bottom revealed a hard flat layer The hard material was
not identified Water was sampled from the spring s open area Flow was measured from a
temporary weir several feet downstream from the spring using a bucket and stopwatchPhotographs 10 and 11
Small clearing basins were hand dug at Spring 2 and Seep 3 in order to collect water samples Thebasins were left several hours to allow the spring flow to come back into equilibrium prior to
collecting water samples Photographs 12 and 13 During the placement of the clearing basinsfield staff encountered a man made structure at Seep 3 Photograph 14 Further explorationfollowing sampling revealed the intact edge of aburied wooden stave barrel with open water underthe mass of overgrown roots on the inside edge of the staves and soil on the outside edge The
seep is emanating from a wooden barrel of some kind No discernable flow was observed at Seep3 Flow from Spring 2 was measured several feet downstream of the clearing basin by creating a
temporary weir and using abucket and stopwatch
3 2 Results
Water quality results are shown in Table 2 Parameters that were not significant in comparingwater quality signatures are not shown in Table 2 For example silver beryllium and cadmiumwere not detected in any of the water samples and are therefore not shown Copies of all
laboratory results are included as Appendix B
Nitrate was not detected in any sample with the exception of TP4 where it was measured at 3 94
milligrams per liter mgIL The presence of nitrate in groundwater is very often associated withhuman activities at the land surface from fertilizers livestock septic systems etc
With the exception of TP4 the pH measurements in all samples were relatively high or basic
ranging from 8 75 standard units Seep 3 to 9 64 Well I As a comparison the OregonDepartment of Environmental Quality secondary standard for pH is between 6 5 and 8 5 The pHat TP4 was 648 similar to precipitation and surface water
With the exception of TP4 the conductivity in all samples was similar ranging from 603 micro
Siemens uS Spring 2 to 754 uS TP 2 Conductivity at TP4 was lower at 431 uS

With the exception of TP4 the oxidationreduction potential redox for all samples was negativeranging from 138 Spring 2 to 215 Spring I The redox ofTP4 was positive 64 6 indicationamore oxidized environment
A trilinear diagram is a useful way to look at similarities and differences in the basic chemical
makeup of water from different sources The major positively charged ions cations and
negatively charged ions anions that are found in virtually all natural water sources are plotted on
the diagram Where they plot on the diagram is a result of the relative concentration of one ion inthe sample to other ions in the sample The size of the point that is plotted is relative to the totaldissolved solids in the sample Trilinear analysis of all water samples is shown in Figure 4 Withthe exception of TP4 all samples are clumped together in the anion triangle due to the relativelyhigh chloride concentrations In comparison TP4 is relatively high in carbonates with almost no
chloride The well springs and seep all plot together in the cation triangle as well comprisedalmost entirely by sodium TP 2 has the highest total dissolved solids IDS of all samples The
higher IDS and the location of TP 2 relative to the clumped points and TP4 may indicate mixingof the groundwater at TP 4 and the geothermal waters in the well and springs
Concentrations of several metals including aluminum iron and manganese were higher in the test
pit samples This is not surprising since the samples in the test pits were collected immediatelyafter excavation and the water was turbid with suspended sediments However with the exception
ofTP4 boron concentrations for all samples were similar ranging from 3 73 mgIL W I to 4 73
mgIL TP 2 Boron was markedly lower in TP4 at 0 70 mgIL
Flow measured at the two springs was 042 gallons per minute at Spring I and 033 gallons perminute at Spring 2 Discemable flow was not observed at Seep 3 These flows are relatively lowin comparison to the artesian flow of the warm water well
3 3 Discussion
With the exception ofthe groundwater encountered in the test pit in the southeast comer of the Sitenear Otis Street TP4 there is a marked similarity in water quality from the different sources
The water quality is indicative of geothermal origin as evidenced by high pH reduced conditions
high sodium and chloride concentrations Groundwater at TP 4 is different from all other samplesand shows contribution of surface water as evidenced by the presence of nitrate and neutral pHThe source of groundwater at TP4 is likely the inftltration of nearby surface water south of OtisStreet Groundwater at TP 2 is likely a combination of mixing between the surface water derived
groundwater in TP4 and the geothermal derived water in the other locations
Spring l and Seep 3 are emanating from man made structures Groundwater was encountered at
73 feet bgs to the south of these features and was not encountered in test pits advanced to adepthof over 10 feet bgs north of the structures This implies that shallow groundwater daylighting at
the ground surface is not the source of the springs in the wetland areas Therefore the source ofthe wetland water may be removed if the man made structures are removed

Water quality results notably the high boron sodium chloride and pH indicate that the water
from the warm water well would not be suitable for irrigating crops For example though boron isan essential plant nutrient at low concentrations it can be toxic to many plant species especiallytrees when concentrations in water exceed approximately 0 5 to 0 75 mgIL The boronconcentration in the warm water well is over five times greater than these values
