Study Area: One Square Mile

Applied zoning regulations to the study area to develop a three dimensional development scenario under the existing zoning regulations, and under the proposed, alternative scenario.

Findings: Build-Out

Assuming no site specific limitations, the build-out for the study area is 240 single family dwelling units under existing conditions.

This build-out scenario was applied as the baseline scenario for the development under the proposed zoning changes.

Town can protect open space resources, minimize infrastructure costs and meet current housing demand under the proposed zoning change.
