Building and Room Automation• Building Automation is the automation, monitoring und runtime optimization of

all mechanical and electrical systems in buildings.

• Its focus is the most effective delivery of centrally created or supplied energies/ media to many delivery points which all may have different demands.

• RaumComputer (RC) has another focus: to organise all (!) building services which are offered every day anew and will be delivered on demand of the occupants (and maybe on account).

• Organising these services means to organise the daily use of rooms. That´s why RaumComputer is mainly focused on Room Automation.

• The functional range of Room Automation is expanded towards an open, Internet based and lifecycle oriented platform for building services.

• Room Automation is primarily understood as a software task and is solved with a new software design based on new database, PC and Internet technologies.

Room Automation Today• All advantages of RaumComputer relate to costs and comfort, when installing a

system (invest) and operating it (lifecycle).

• RaumComputer is mainly focused on lifecycle advantages.

• But – today advantages solely count when installing a system – especially cost advantages, on the base of four, five services only.

• Today lifecycle advantages are more or less important extras. But certainly they are the future of RaumComputer.

Management• A software tool for (re)configuring the automation functions / services of

RaumComputer.

• A special application of a Facilities Management system (CAFM) – the system byron/BIS (www.byron.ch).

• For an intuitive, graphic based (re)configuring of RCinstallations– To represent a RCinstallation in one big data model – based on networking

objects that can be descibed freely – rooms, technical equipment, users etc.– For a comprehensive service management

• The tool allows a real integration / convergence of building automation undfacilities management,

– far beyond its prior role in the RCcontext.

Management & Lifecycle• RaumComputer can adequately deal with the increasing pace of changes in

modern work organisations.

• RC can be reconfigured at any time and online – if and when – occupants have new demands, occupants move, floors and rooms are

reshaped etc. – without need of in-depth technical knowledge of the installation, explicit

programming and changes of RChardware.

• RaumComputer can handle any mix of clients – single user and user groups, occupants and technicans– for individual and safe services – according to various needs and demands in big buildings.

Automation• Automation is done in OSGi– based on an implementation by ProSyst (www.prosyst.com).

• The tool is capable– to accept the data model of the RCinstallation as instruction for automation,– to handle up to 25.000 operatable devices (our current experience),– to distribute all automation functions / services down to small processors /

embedded systems, – to automatically represent all operatable devices and all automation functions

in Web based user-interfaces / Web pages.

• In addition – the tool is capable to integrate any bus system on the field level– with reasonable programming efforts,– different systems per installation too.

• Field is open for any bus system that has a gateway,– that talks TCP/IP to the automation / management – and allows the management easy access to all devices / bus terminals –

especially when (re)configuring.

experiences (www.beckhoff.com)– RaumLink® – Our own new bus system, ready for plug´n play.– A system prototype for wireless security applications (Cerberus).

• A state of the art alternative of excellent value to conventional systems,– offering an Internet specific look and feel – based on full access to all bus

terminals via Web pages– minimizing expensive work – plug´n play of all bus terminals, always knowing

• In addition, RaumLink offers many ways to collect data on the field level.
