A PROPOSAL FORLANDSCAPE RENEWAL
The SituationIn the Beginning
The original Landscape plan was not adhered to.
Plants were used that were not in the original specifications and too many were planted in some cases. Some of the plant material used was inappropriate for it's use and location, i.e., Zelcova trees 85' tall 50' wide in front of buildings; Nellie Stevens Holly's as foundation plants that grow to 100' tall and 50' wide; planting Norway Spruce which grow 50' wide and 100' tall within 15' of specimen Maple trees; ditto pine trees mixed in with deciduous trees; pine trees to close to Maple trees and Pine trees next to parking spaces that drop sap on parked vehicles, etc.

The SituationThe Result Today
An overgrown, crowded planting plan that is becoming difficult and more costly to manage. One that is in some cases where trees are becoming diseased possibly because they can't breath properly, holly's to large to continue to trim.
Lawns are being lost.
It could be argued that a security issue exits as the holly's at bedroom windows continue to become larger and larger, and are becoming impossible to trim from ladders.

Purpose of this Proposal
To provide a landscape renewal plan for the consideration of the Board of Directors of Belmont Forest Condominium and the residents.
To develop a Landscape Renewal plan that is structured in such a way that it can be done in (1) or two(2) phases with Phase one being broken into one (1) to four (4) activities thereby spreading the cost of the project over multiple budget periods should the Board deem that appropriate.

Refresh all four Building fronts to be uniform in appearance while adding some summertime color using Red Crape Myrtles in place of the Zelova trees that have been trimmed several times.

Remove Deer damaged plant material and replace with “deer proof” plant material to the extent that is possible.

ObjectivesPhase Two – To Be Determined
Phase Two would be a “BEAUTIFICATION PHASE” whereby Botanical would plan for a sprinkling of colorful flower gardens incorporating seating areas with small stone patios and possibly a small stone wall or two. It is my opinion that one half of the residents are a little short changed in that there was very little attention given in the original landscape plan for the rear of the buildings. Phase Two could help alleviate this problem.
No work on phase two has been initiated. If the Board wishes to proceed with an examination of Phase Two the following would be necessary in order for Botanical to proceed.
A contact person at Belmont Forest to sign off on preliminary ideas. Some sense of timing and a budget using today's dollars.

RECOMMENDATIONS TO THE BOARDDURING THIS WINTER - The Board of Directors takes the necessary action to add a
Landscape Renewal line item to the Reserve Account in order to fund Phase One of the Renewal Project and for any future large landscaping projects that may be necessary or desirable.
EARLY SPRING 2012 - Starting early Spring (weather permitting) have Botanical complete the Renewal Plan as outlined for Buildings 205 & 215 including the upper parking lot work at 215.
COST TO THE RESERVE ACCOUNT $16,850.00
FALL 2012 - Starting early fall have Botanical complete the Renewal Plan as outlined for Buildings 200 and 210 including the upper parking lot work at 210.
