Facebook Advertising Ideas
For Realtors
FIRST UP: PAID ADSBecause Facebook has one of the greatest advertising platforms on earth
Paid AdvertisingBy Interests
• Target customers based on activities that you already do.– Why? Because you will know how to market to
them. Your goal is to build a relationship before you ask for their business. • E.g. Target rotary clubs in your city. Build an
advertisement to get them to fan your Facebook page and start building the relationship right there.
Paid AdvertisingBy Relationship
• Want to work with first time buyers?– Target the demographic under “More
Demographics” and choose “Relationship status” next choose “Recently Engaged”
– What do engaged people do? They start a family in a new home.• Remember to be highly targeted with your
advertisement. The more targeted you are the more interactions you will get.
Paid AdvertisementBy Custom Audience
• Use your current list of leads that you have already built and upload it to Facebook.– Target them online with content that they will be
interested in.• Much higher engagement rate• Most likely to share with their friends• Will be surprised to see you in their news feed• Establish yourself as an authority figure
Paid AdvertisementBy Life Events
• Many Targets Possible Here– New Job• Possibly relocating – Develop a custom advertisment
for this– Newly Engaged• Different then the previous slide and you can choose
how long (1 year, 3 months, etc)– Recently Moved• Do they need a Realtor to sell their old place?
Paid AdvertismentBy Behavior
• Planning To Travel – Are you looking for a place to move as well?
Create an advertisement about your relocation services with the goal of getting a referral
NEXT UP: NON-PAID FACEBOOK MARKETING IDEAS
Still a great way to generate leads
Facebook Fan Page• Invite EVERYONE you know.• Create ‘FUN’ content mixed
in with your serious content– You want people to know
and respect you as a Realtor but, they have to enjoy your posts as well.
– Don’t just make the posts weekly updates or Realtor jokes that they wouldn’t get.
• Contact everyone personally that is a fan once a month.– Ask how they are doing, get
an update on their life and build a real relationship with them.• Every other month ask if they
know anyone that is thinking about selling or buying.– Ask them personally
through a message, not in a update they might not see.
Import Your Leads• Import every lead you ever have gotten into
Facebook one-by-one.– Do this by simply taking their e-mail and putting it into
the search bar. If they have a Facebook account, their profile will show up.
– Add them as friends.– Build a real relationship with them.– Ask them to like/fan your Facebook page.– Stay in contact with them every month.– Ask for their business.
RINSE & REPEAT
Facebook marketing is not about getting a listing this second. It’s about the chance to build real relationships with people.
When you establish these relationships, you will have a client for life. It takes time and effort.
