SITuaTIONWoodside House is a beautifully presented Grade ii listed property originally the central part of a large country house owned by the duchess of Bedford. The property has been sympathetically extended and refurbished by the current owners to form a spacious family home retaining much of the original character internally and externally.

Woodside House is a mid eighteenth century property situated in the beautiful Chiltern village of Chenies on the east side of south Bucks near the border of Hertfordshire. it nestles in an unrivalled position with the River Chess and in a designated Area of outstanding Natural Beauty. The village offers a primary school, cricket club, st Michaels Church and Grade i listed Manor House plus the public houses of the Red Lion and Bedford Arms. Chorleywood (1.88 miles) and nearby Amersham (4.5 miles) offer good local shopping, restaurants and the food halls of Waitrose and Marks & spencer can be found at Rickmansworth and Amersham. Chorleywood and Rickmansworth offer the Metropolitan Line service to London Baker street and The City and the Chiltern Turbo to Marylebone. The M25 (3.5 miles) can be accessed at Junction 18 with its connections to the M1, M4, M40 and airports. NB all distances approximate.

There is an excellent selection of schools both state and private within the wider area including York House, Royal Masonic, dr Challoner’s and st Clement danes school. The area retains the grammar school system. Local recreation facilities include golf at Moor Park and the renowned Grove at Watford and a variety of leading restaurants in nearby Amersham. There are picturesque walks and bridle paths throughout Chenies and the Chess Valley.

aCCOmmODaTIONWoodside House is approached through the original charming feature ornamental gate and there is a gravelled path bound by the formal gardens to the house from a courtyard driveway. The hall has doors to the principal reception rooms. The elegant drawing room is double aspect and features a lovely open fireplace with carved surround and fitted shelving to the sides. There are original window shutters, panelling and cornicing. The orangery is panelled and overlooks the formal front garden which can be accessed by way of triple double doors to form an open summer living area. From here steps lead down to the family room and there is a feature fireplace with doors to the courtyard rear garden. A door leads to an excellent kitchen which overlooks the courtyard. it is comprehensively fitted with an excellent range of handmade oak and painted wall and floor cupboards together with a central island unit incorporating a sink unit and a Quooker tap. There is a further preparation sink unit within the ample granite surfaces together with a Miele induction hob and extractor above. Further integrated Miele appliances include, two ovens, steamer, coffee machine, microwave, two fridge/freezers, wine fridge and dishwasher. The house has been extended at ground floor to create a stunning dining room with partially glazed roof and bi-fold doors to the garden. The dining room opens into a large utility room, cloakroom and study which is currently used as a ‘crash pad/bedroom!’

on the first floor there is an excellent double aspect master bedroom with feature fireplace, steps lead down to the fitted dressing room and a fabulous fully tiled en suite bathroom with twin sinks, bath, low level WC and separate shower cubicle. The guest bedroom has an excellent range of built in wardrobes too. There are two further bedrooms (one with a fitted wardrobe) and an excellent family bathroom.

OuTSIDEThere is triple garaging with parking for several cars. The ornamental gate leads from the driveway to the formal front gardens with a pretty part walled front terrace and at the top of the front garden in a secluded area is a small country garden/vegetable patch. There is a arch way through to the rear garden starting with a lovely walled courtyard. An iron gate has steps down to a secret wooded area and this opens to the magnificent main gardens which form part of the original gardens designed by famed edwardian garden designers sir edwin Lutyens and Gertrude Jekyll. The gardens are beautifully maintained with a wide expanse of manicured lawn with mature shrubs, trees and flowering plants. The lawn leads down to the River Chess with lovely views across the fields and valley beyond.

Mains electric, water and gas. Private drainage.

DIRECTIONSFrom Rickmansworth station proceed along the Chorleywood Road (A404) and go past Loudwater Lane on the right and continue over the M25 on the A404 and continue for about 1½ miles until you see the signpost to Chenies Village. Here turn right and drive through the village and down the hill past the Bedford Arms and bear sharp right, continue and then bear sharp left and continue for about 100 metres. Look for a driveway on the right hand side just after The Court House and before Chenies Place. Turn into this driveway and continue down and Woodside House is in on the left.
