New York Officials Announce Completionof Amtrak’s Clean-Up Efforts FollowingExtensive Brush Clearing in WoodsideOn Tuesday, Congressman Jo-

seph Crowley (D-Queens, theBronx), Council Member Peter F.Vallone Jr. and Assembly MemberMarge Markey joined representa-tives from Amtrak and the commu-nity to announce the completion ofAmtrak’s clean-up efforts follow-ing its extensive brush clearing op-erations in Woodside last May.

The operation involved the re-moval of 100 mature trees, andwas carried out without notifyingthe community. The trees provideda privacy, noise and sight barrierfor residents who live along therail’s tracks. Aside from exposingresidents to the tracks, the clearingefforts resulted in a significantamount of leftover debris as wellas damage to fences that preventloitering and pollution. Followingdiscussions held with Congress-man Crowley’s office, as well aswith Council Member Vallone andAssembly Member Markey,

Congressman Crowley, Council Member Vallone and Assembly MemberMarkey are joined by representatives from the community and Amtrak and(from L to R) Boulevard Gardens resident Lorie Bacchieri, Assembly MemberMarkey, Congressman Crowley, Council Member Vallone, and BoulevardGardens resident Jimmy Lanza.

Amtrak officials made a numberof commitments to remedy the situ-ation. These included the replant-ing of trees and shrubbery, repair-

ing or replacing fencing along thetracks, and providing assurancesthat Amtrak will work with thecommunity in the future.

THE COMMUNITY THAT GIVES AND GIVESI wish to publicly thank all of the Sunnyside Community who so

generously donated to the Marines in Afghanistan, Unit 73336.Almost anyone I asked was willing to offer something, whether it wasa can of tuna or a lollipop. In fact, I only received one refusal! Mostpeople were glad to give a little something in support of the men andwomen serving our country. Special thanks to my Pastor, Father BrianDowd of Queen of Angel’s Church, who paid the $12.50 militaryprice for each of the 9 flat rate boxes we sent. Please remember ourmen and women all year long, not just at Christmas time. God BlessAmerica and thank you all again.

But Renda made it known, it wasn’t about what the judges thought,it was all about how much the audience wanted to give.

As the boy scouts from Troop 390 walked around with donationbuckets, many found it hard to choose just one act. Instead they dug deepinto their pockets to give a little bit to each and every contestant.

Vanessa Lockel, a member of the Board of Directors, was impressedby how generous everyone was. “It’s nice to see the community support-ing others in the community,” she said.

At the end of night Sunnyside’s own Nancy Brooks and her partnerHenry Falconi, took home the trophy for their Argentine tango, but it wasdefinitely the boys and girls of the community who were the real winners.

SALVAGING

REAL ESTATE FACTSby RITA LOWRYWELCOME HOME

REAL ESTATE

CREDIT AND EQUITY

The issue of pricing strate-gies was recently addressed here, particularly for facing movingdeadlines or selling a home that’slanguishing on the market. Butwhat if you’re experiencing fi-nancial hardship for losing valu-

able equity in your home?If you’re facing mortgage

default and want to avoid fore-closure, you’re probably lookingat a short sale, an agreement withyour lender to sell your home forless than what you still owe. Thispricing strategy is challenging, because you have to list highenough to satisfy the lender, butlow enough to attract buyers.

First, complete a short saleapplication from your lenderand get a quote for how muchthey’re willing to accept. Workwith a reliable real estate agentto find the sweet spot betweenwhat the lender wants and what

will excite buyers, and you maybe lucky enough to receive mul-tiple offers.

If you’re not defaulting, butyour home has lost significantvalue, you’re still in a tough situ-ation. If you bought during thepeak years, you may have troublesalvaging your equity in today’smarket. While painful, the bestpricing strategy in this case is toask your agent for a ComparativeMarket Analysis (CMA) andprice your home at fair marketvalue or below. Again, if yourprice is right, you may encouragemultiple offers, resulting in ahigher sale price.
