The lettings firm carried out astudy which found that some 84% oflandlords receive less money thanthey thought from monthly rentalincome, due to unexpected costs liketenant arrears and having to taketime away from their core employ-ment to deal with tenants and theproperty.

A property being vacant issomething that particularly impactslandlords financially, with almost halfrevealing that they didn’t receive anyrental income on their property forup to three months due to vacant

periods, and one in 10 suffering forsix months or more without tenantsin their property.

The study also highlighted that overhalf of tenants are late with theirrental payments and 59% of landlordshave to chase tenants for payment atsome point in the last year.

According to Northwood, this issomething that creates realapprehension for UK landlords, with91% admitting they are concernedabout tenant arrears over the nexttwo years.

Managing director of Northwood,Nick Cooper, comments: “Landlordshave recently been under fire withaccusations that tenants are victimsto greedy landlords, but this researchhighlights that landlords too face anumber of difficulties.

“The amount of money being paidout for unexpected costs each year isstaggering, and with tenant arrears

and vacant properties a very realconcern, landlords can be hit hard.

“Some people become landlords dueto changes in personalcircumstances, the need to relocate orbecause of the current housingmarket. The research shows thatbeing a landlord can be like having asecond job that is why we have aGuaranteed Rent Service to ensureour landlords get paid, no matterwhat.”
