This is very likely to involve some demolition of existing buildings but which buildings and how many will be determined over the next 3 months and reflect feedback received through the upcoming workshops and training sessions. To build skills within residents to participate in the ongoing design process for the estate. 3. To share information gathered in the workshops across Westbury Estate so that as many people as possible are aware of what is happening. INDEPENDENT ADVISOR: Lambeth Council will fund an independent design advisor via CABE (www.designcouncil.org. uk/our-services/built-environment-ca- be) CABE will contact the steering group directly in the next couple of weeks & discuss the selection of a suitable advisor by residents. SHARING WORKSHOP ACTIVITY: We know attendees are not elected representatives so we agreed the following ways to share information: 1. A written newsletter will be produced after each workshop and delivered to every household. 2. Newsletter will be posted on project website, facebook page and sent out to the mailing list. 3. Posters will be put up in building lobbies & noticeboards with spare copies given to the concierges. WORKSHOP TOPICS: We agreed topics for the next four workshops: 1. Site Analysis of Westbury Estate

NFeatures we tried to identify:

AccessWhat areas are difficult to access by wheelchair? What areas are barriered? What areas feel private/ semi private?

TreesWhere are they, how big, how many?

Safetywhat areas feel safe, what areas feel less safe?

Open Spacewhat happens where? how high or low quality is the open space? Is it overlooked? Is it well cared for?

LevelsWhere is it flat? Where does it slope? Where are there level differences?

FrontageWhere are the fronts of buildings & where are the exposed backs?

Hard LandscapingIs it good quality? Is it overlooked? Is it well cared for?

Estate Walkabout:At the start of projects

designers often go on a walkabout around a site to analyse what works & what does not. We wanted to understand Westbury

Estate from residents perspective and also give the opportunity for the residents to question things they

may not have noticed before. This information will give clues as to what

elements might be retained or reinterpreted as we move

forward through the design process.

Interactionwhere do you most often sit out? Where do you bump into people you know?

Viewswhere is your favourite view?

How will this information be used:

Metropolitan Workshop will use this information to help

understand the site and prepare for the next workshop. We will also share this with any other designers who work on the

project to highlight important local considerations.

People value looking out over the open green space even if they are not using it. The memorial for PC Dunn is seen as valuable history

Clear routes onto the estate from bus stops is an important feature. Lots of school children walk & cycle through the estate to avoid walking alongWandsworth Road.

Open spaces used mainly by dog walkers but offer long views into and out of the estate. The number of trees makes the estate feel green.

There may not be any benches on the estate but the walls to the grass area provide places for people to sit.

People feel safe to walk onto the estate because people can see you. Spaces are overlooked

Views across Heathbrook park make the area feel even more green and open.

Overall people feel safe everywhere on the estate saying that they feel safe when they can see & be seen. Some people identified the area beside the garages as a place they felt less safe at night. Parking in this area is less frequently used.

The level changes of the grass area provide interest and reflect history of the old river plateau.

Easy access to local businesses and services is seen as a positive feature. This includes the businesses in the railway arches.

People value having private gardens & balconies as well as having access to shared open space.

Being able to see Wandsworth Road and have clear views out is positive.

Access to parking is seen as an important discussion point and will be covered in workshop 3 - landscape & open space.

Could some of the courtyard type spaces be used to bring elements of play across the estate?

Sports and play provision is important.

People are used to the number of bollards but does there need to be this many?

Stairwells and walkways feel safe because they are open. People do not loiter as they are not enclosed.

Raised grass areas are underused by people for sitting out, dog walkers do use them and people perch on the concrete walls. People also sit out on the steps outside their doors.

The railings around Isley Court make it feel separate from the rest of the estate in a good way.

This area is used by children from the housing association block for play.

Residents debated, and could not agree, where the front and back of Isley Court is.

Project HistoryEvery household will have recently received a letter from Lambeth Council confirming they are moving ahead with a regeneration scheme on the Westbury Estate. This will involve the building of new homes and very likely the demolition of existing buildings. When referring to demolition, which buildings and how many buildings is not yet decided nor is the exact number of homes. However, it is known that the tower blocks will not be demolished.

WorkshopsOver the next 3 months a series of workshops and training sessions have been proposed to develop proposals for Westbury Estate more collaboratively but on the basis that there will be new homes and there will very likely be demolition. One of the aims of these workshops is to propose the number of new homes to be provided and the volume of demolition required that would be acceptable to both residents and

Lambeth Council. This proposal will be presented to Lambeth Council Cabinet in October 2015 for approval.

Following these workshops it is intended that a masterplanning process will commence and residents will be invited to participate in the recruitment of this team separately to the workshops.

Other QuestionsWe are aware that there are lots of other questions around how this will impact on existing tenants and leaseholders therefore Lambeth have scheduled additional drop in sessions on the 11th and 18th August to answer specific questions so that the workshop and training sessions can focus on design thinking. Lambeth will also be available at the exhibitions to answer questions.
