Introducing Venn Orchard, a collection of nine carefully considered homes that put quality materials and design craft at their core.Formerly an orchard in the 19th century, Venn Orchard now hosts a variety of two and three bedroom homes, offering a choice of terraced, semi-detached and detached properties.
Each house at Venn Orchard is completely ready to move into. This is important to Belfield Developments, a family firm whose sole aim is to build homes of great quality and taste.

Buying a new home involves a tremendous number of decisions that people can �nd overwhelming. To help make the process more pleasant, our design team has meticulously reviewed thousands of �ttings and materials so you don’t have to. This ensures that our homes are �nished tastefully, striking a �ne balance between traditional and contemporary.
“Extras come as standard”
To make certain that every home feels personal from the outset, we will present you with the option to choose the tints and tones that best suit your new abode from our designers’ carefully chosen selection.
In the kitchen, the colour of the cabinets, the wall tiles and style of the kitchen handles can be chosen. In the bathrooms and en-suites, traditional or modern style sanitaryware can be selected, as well as the wall tiles and �ooring. For the stairs and bedrooms, the colour of the wool carpet can be chosen and also the paint colour for the interior walls of the entire house.
Of course, should you decide to leave all of the decisions to our designers, you can be safe in the knowledge that your home will arrive in its most tasteful form.
Just so you know, these design decisions will need to be made by a certain date in the build stage.
A Peaceful Place
Bel�eld believe that when you move into your new home, it should be as calm and peaceful as possible. For that reason, all building work will be completed before your arrival. We also feel it’s important that the care given to the build continues after you’ve moved in. That’s why we provide a one-year customer care guarantee.
Furthermore, a member of the Bel�eld team will meet you on move in day to introduce and handover the house, demonstrating how everything works and answering any questions you may have. On that day, we will book in two further visits with you to check everything is going smoothly and you are happy with your new home.
For further peace of mind, you will be provided with a ten-year Structural Warranty.

Local Learning
The local primary school, St. Michael’s C of E is the catchment school for Venn Orchard and a 6 minute walk away. It was classed as “Outstanding” by Ofsted, putting it in the top 6% of all schools across the country. A nursery is also attached to the school.
Rydon Primary School is also nearby and a new primary school is being built that will accommodate over 200 pupils — expected to open in September 2016.
An 8 minute walk away from Venn Orchard is the local secondary school rated Good by Ofsted, Teign School, which includes a 6th form college and has been awarded specialist Science status.
Coombeshead Academy and Newton Abbot College both reside in Newton Abbot, with Coombeshead recently referred to by Ofsted as “a good school on the cusp of outstanding”.
A Village Within a Town
A mere 15 minutes from the sandy beaches of Teignmouth and Shaldon, Stover Country Park and the untamed edges of Dartmoor, Kingsteignton is a haven for those with a love of the outdoors. The town itself has an outdoor swimming pool which is open throughout the summer months, plays a major role in the Dartmoor Vale marathon and every May Bank Holiday, hosts the annual Ram Roast — an age-old tradition that also includes dog shows, maypole dancing and much more.
Slightly further afield, the market town of Newton Abbot, vibrant Totnes and the historic city of Exeter offer further shopping, leisure and entertainment. Newton Abbot’s well known racecourse is close by and can be accessed by the Teign Estuary Trail through Hackney Marshes.
A Brief History
Situated between Dartmoor and the beautiful coastline of South Devon, Kingsteignton is a town with many delights on its doorstep. Dubbed “a village within a town”, it was the largest village in England up until 2009, when it achieved town status.
Near Venn Orchard
Just a few minutes’ walk from Venn Orchard lies a wealth of shops, supermarkets, pubs and restaurants. There are also plenty of clubs and societies that cater for everything from boxing to ballet to bowling. The Kingsteignton Medical Practice is less than a minute away, and benefits from a pharmacy directly opposite.

Kingsteignton Has Excellent Transport Links
To the North, the A380 offers easy access to Exeter and the M5. To the South, the A38 connects to Plymouth and Cornwall. Those commuting to Exeter or Plymouth can expect to arrive in 25 minutes and 40 minutes respectively.
Various bus services connect Kingsteignton to Newton Abbot, Teignmouth, Paignton, Exeter, Torquay and Totnes, amongst others — with a bus stop located just outside Venn Orchard. The nearest train station in Newton Abbot is 1 ¾ miles away and directly serves London, Bristol, Exeter and Plymouth. Exeter International Airport is 18 miles away and Plymouth Ferry Port is 35 miles.

From Junction 31 on M5, continue onto A38. After 2 miles fork left onto A380/Torquay. After 6 miles exit onto B3195 Kingsteignton. After ½ mile turn left to Kingsteignton. Past the Ten Tors Inn, at the roundabout take the 2nd exit onto Exeter Road/ B3195. Go over the crossroads onto Gestridge Road. After the “Violet’s Florist” sign, Venn Orchard is on the left hand side.
