    Venn Orchard

Introducing Venn Orchard, a collection of nine carefully considered homes that put quality materials and design craft at their core. Formerly an orchard in the 19th century, Venn Orchard now hosts a variety of two and three bedroom homes, offering a choice of terraced, semi-detached and detached properties.

Each house at Venn Orchard is completely ready to move into. This is important to Belfield Developments, a family firm whose sole aim is to build homes of great quality and taste.

  • Belfield Developments have taken great care to represent the street and the houses as we expect them to look. However, because the image is computer generated it is inevitable there will be some differences between this representation and reality. Trees and landscaping are indicative only and may alter during construction.

Positioned in a quiet cherry tree lined cul-de-sac leading off Gestridge Road, Venn Orchard, with its tumbled cobblestone edging and traditional style street lights has the secluded feel of a village whilst being an apple’s throw from the amenities of Kingsteignton

  • Tweaked & Tailored To You

Buying a new home involves a tremendous number of decisions that people can nd overwhelming. To help make the process more pleasant, our design team has meticulously reviewed thousands of ttings and materials so you don’t have to. This ensures that our homes are nished tastefully, striking a ne balance between traditional and contemporary.

    “Extras come as standard”

To make certain that every home feels personal from the outset, we will present you with the option to choose the tints and tones that best suit your new abode from our designers’ carefully chosen selection.

In the kitchen, the colour of the cabinets, the wall tiles and style of the kitchen handles can be chosen. In the bathrooms and en-suites, traditional or modern style sanitaryware can be selected, as well as the wall tiles and ooring. For the stairs and bedrooms, the colour of the wool carpet can be chosen and also the paint colour for the interior walls of the entire house.

Of course, should you decide to leave all of the decisions to our designers, you can be safe in the knowledge that your home will arrive in its most tasteful form.

Just so you know, these design decisions will need to be made by a certain date in the build stage.

    A Peaceful Place

Beleld believe that when you move into your new home, it should be as calm and peaceful as possible. For that reason, all building work will be completed before your arrival. We also feel it’s important that the care given to the build continues after you’ve moved in. That’s why we provide a one-year customer care guarantee.

Furthermore, a member of the Beleld team will meet you on move in day to introduce and handover the house, demonstrating how everything works and answering any questions you may have. On that day, we will book in two further visits with you to check everything is going smoothly and you are happy with your new home.

For further peace of mind, you will be provided with a ten-year Structural Warranty.

    The Highlights of Your Home

fully integrated dishwasher and washing machine, a stainless steel oven, hob and cooker hood, solid oak worktops and a ceramic inset kitchen sink. All this is included at no extra cost.

If you would like to experience rst-hand the xtures and ttings, please talk to the team at Complete Estate Agents to nd out how.

The houses are being built by Raleigh Property, a well- established family company with years of expertise in the building trade. Hailing from Exeter, they have built up a strong reputation amongst Devon’s architects for their integrity, professionalism and craftsmanship, so you can be assured of a home nished to a high standard.

At Beleld Developments, we take great care to ensure that we work with the best materials and produce the nest workmanship, designing homes that we would like to live in ourselves. Every home at Venn Orchard has been engineered to last and considered down to the nest detail.

We believe that extras should come as standard, and that a new home should arrive as a complete package. As a result, we include the ooring for your entire house – wool carpets, oak laminate oors and ceramic tile bathroom ooring. We t oak doors and oak handrails throughout each and every one of Venn Orchard’s nine homes, as well as including a shower over each bath with a glazed bath screen. Every kitchen has a
