Year 2013 looks promising on all fronts of the Real Estate market in Rochester. Na-tion-wide indications are positive for most parts of the country, including California and Florida. In those areas, the who is buying, has changed from mostly buyers looking to buy their own residences, to a mixture of buyers including many more investors which are snapping up the single family homes that were lost to foreclo-sure. Of these investors, many are rehab-bing homes and putting them back on the market. In some areas, there is still a glut of empty properties. Investors in those areas are more likely to rehab and rent, in essence hold the properties until the mar-ket rebounds, but still make enough to pay expenses. In New York State sales rose 4.3 percent from last years sales figures. In Rochester, we have not had the large numbers of foreclosures as other markets. We have come through the recession in fairly good shape compared to other cities and towns in New York State. In fact, our local housing market continues to improve. Over all home sales were up seven percent over last year, and median home prices rose an average of eight percent! Our neighbor-ing counties of Genesee, Livingston and Orleans have also seen sales rise sharply. Genesee County sales sore the most with an increase of forty five percent! This trend is expected to continue. Locally, the average home value rose form $123,000 to $133,000! So, this is all good news for sellers in the Rochester area, but serves also as a warning to buyers. Property prices have hit rock bottom in the Rochester area and are now steadily rising. There is no more time to wait out the market for rock bottom prices. Those have come and gone. With continued loosing of the purse strings by banks, the pent up demand will bring out more buyers, and if
more sellers do not materialize, prices will continue to climb. December is considered the quiet month by Realtors, since many people shelve their search for a new home to prepare for and enjoy for the holidays. If someone is out looking during this month, they are con-sidered serious buyers. During this quiet time, many Re-altors take the time to re-group. They set up new websites, contact systems, clean up their files and plan their busi-ness goals for the next year as well as how they plan to accom-plish them. One of the things they also do or should be doing is take note of the trends of this year and decide what next years trends will be. This will allow them to put their energies where they will get the most return. With that in mind, I will lay out what I believe the coming direction of the market is for 2013. There are certain neighborhoods that I covered this year in Property Source that are hot markets or up-and coming areas. One of the ways I decide if an area is hot or heating up is by the sales to list price percentages. I look to see what percent of the asking price was paid in consummated deals. If there is a large gap, the neighbor-hood may be flagging or sliding, of there is a small gap or no gap, the area has a posi-tive trend going on, since buyers are more
willing to offer and settle closer to the ask-ing price. Days on market is another telling factor. If there are shorter amounts of time homes are on the market as an average, this bodes well for sellers. I also take into con-sideration whats happening in that area, what might be causing an area to heat up or cool down in desirability factors. Things
such as neighbor-hood improve-ments are a telling sign as to the value placed on a neigh-borhood. What the improvements are can vary, from large investments in new housing stock being made, investment in the infrastructure of the neighborhood, an increase or de-crease of shops and restaurants, as well as the types of businesses mov-ing in or out. All of
these and more are good indicators of the direction of an neighborhood. Most of the areas in and around Roches-ter are stable according to statistics gleaned from the Multiple Listing Service. There are a few neighborhoods that have shown great improvements, and others that are slipping, but only slightly. In the city of Rochester, an area of note is the 19th Ward which is undergoing the beginning of a renaissance. Since the Uni-versity of Rochester began investing across the river in the 19th Ward, neighborhoods have begun positive change; especially the south-eastern part of this area. This is par-tially due to the new student housing and
hotels. In addition, properties have been bought by investors on and around the southern part of the ward (especially the south Genesee St. area), with the intent on improving the housing quality to appeal to a more affluent renter. The southern end of Plymouth Avenue is seeing similar chang-es. With the change in housing stock has come an increase of delis, restaurants, cof-fee shops and bars. Along the eastern end of Chili Avenue, homes are increasingly being renovated and improved. This seems to be a trend to a neighborhood revival. This is probably the result of improvements on the west end of Main St. extending to the Su-san B. Anthony neighborhood. There are still parts of the 19th Ward that are difficult at best. Whether they will see improvement in the near future is doubtful, but, if the trend of people moving back into the city (especially those that are done raising fami-lies) continues, it is possible these neighbor-hoods will be of interest to them. There are many lovely homes that could be revived. I believe the 19th Ward is on a definite up-swing and will continue on this path. An area that was on a downward trend, the Maplewood neighborhood, has shown some statistical improvement over the last year. The number of days on market before being sold remained steady, and there was a slight increase of sale prices. This neigh-borhood has seen a large improvement of the infrastructure on Dewey and Lake Av-enue completed in the last few years. The large park, starting at the Rose Garden and extending past the Zoo contributes to the areas cache. The area has a strong neighborhood association which promotes Maplewood in a positive manner. Because there are incredible homes in Maplewood, despite some which are neglected, I believe

A plumbing trap is a simple but impor-tant device. Its purpose is to retain water in the drain pipe so that sewer gases do not escape (back-up) into the living space. It is nothing more than a U shaped drain pipe that is installed beneath each sink, bathtub, shower, etc. Pretty simple right? So why would we bother to write an article focusing on such a simple device? Well, no need to include a long narrative on this subject. Instead, the following actual photos taken during home inspections will show you clearly how a simple device can be applied incor-rectly:
Here we have a common, properly installed trap. Now look at these photos:
Of course, not installing a trap is a bad idea.
But if one trap is adequate, two must be better, right?
And if two are good, why not three?
A sideways trap wont be as effective.
And while were at it, when installing a trap, do NOT use tape OR flex pipe! When in doubt, call a plumber.
A simple device like a plumbing drain trap can be applied poorly, over-applied and patched temporarily. We see it every day. Although the pictures above can be considered humorous, a leaking drain can also cause significant damage in a home. Reliable plumbing in the home starts with proper installation.

this neighborhood is ripe for the plucking. Those that want an incredible home at a great price, can find it here, no matter if the buyer wants a property in move-in-condition or would like to earn sweat-equity by rehabbing a home down on its luck. The 14621 Neighborhood on Roches-ters north-east side has seen its share of troubles over the last year. The area con-sists of mostly rental properties, but has a sizable stock of owner-occupied single family homes also. Statistically home prices are still heading downwards, with longer days on market. The housing stock here was built for working families on the lower end of the economic scale. As fami-lies improved their lot in life and moved to more affluent neighborhoods, the area began the downward trend, which has been on-going for some years now. The added stresses of high crime and violence may play in here also. If other areas of the city continue with gentrification, pushing those on the lower economic spectrum out, this area will become more valuable again, since this would likely be the desti-nation for those being pushed out of other areas. It will be easier to fill rental proper-ties and keep them profitable. I dont expect much in the manner of change for most of the city neighbor-hoods, aside from the three mentioned. There are neighborhoods that could come up further in desirability, in particular are the Neighborhood of the Arts and the Marketview Heights neighborhood. Both areas are experiencing a great deal of improvement in both infrastructure and properties. Should this continue, expect notable improvements over the next year. Outside the city limits, the areas around Brockport and Parma are getting more attention by buyers. Some parts of these areas have seen a drastic drop in days on market, with offers coming in closer to asking price than seen before. There are several new home builders with steady sales despite the slow market for new builds. This trend seems to be continuing and seems easily sustainable for the next year. The proximity to Lake Ontario and SUNY Brockport are selling points for the area, as well as the availability of large land parcels on which to build. The south-east quadrant outside of the city limits has not changed much. Hous-ing prices continue to increase and days on market are generally static with a few ex-ceptions, like the Fairport-Perinton-Pen-
field area which has seen a drop in days on market. This area has been desirable since the 1970s and this is not showing any signs of changing. Pittsford, Brighton, Henrietta and Webster are holding their own, with little statistical change, the cachet is still there regarding marketability. One area that might be of concern is the Honeyoe Falls-Rush-Mendon area due to the GM plant closure coming up. But after investigating the situation, I found that many families hope to stay in the area or commute for the time being, to Detroit. This is especially so if children are in school. Parents are reluctant to move their kids to other school districts due to the quality of the schools in this area. Other reasons for staying include the prices for their homes being modest compared to buying in other areas, and many are claim-ing they want to stay in the Rochester area because of all it offers. If home sales result from the plant closing, it is likely the sales will be stretched over a longer period and that will prevent a sudden glut of higher end homes available in the area. A gradual sales rate will keep prices higher and reduce days on market. Further out in the 315 area, sales were somewhat sluggish, with longer days on market for many properties. But despite the lag, sales prices were relatively stable and there was modest growth in home sales. Again, the prospect of living on larger par-cels is one of the attractions to the area as well as proximity to the lake or thruway, de-pending on which area you are looking at. Greece and Irondequoit had the largest volume of sales in the last year. Although days on market was relatively unchanged from the year before, buyers and sellers settled closer to asking price than not, and price per square foot barely changed. I ex-pect this trend will continue. Selling or buy-ing a house in these areas is fairly risk free. Overall, there were no big losers in the Greater Rochester area. Home prices defi-nitely hinge on the condition and location of property. So the old mantra applies, price right according to condition and location and your property will sell in a timely man-ner. I predict our positive trend in Real Es-tate will continue for the year to come.

The holiday season is here. We are shopping, baking, and under the wire to get organized and ready. Dont we all think about our finances? How much to budget, how much to spend over budget, and then come January how we are to pay for all those extra dollars we spent, and how much money do we donate to charities and people in need? I have a bowl in my pantry that I throw all my loose change into. At holiday time, when I leave to go shopping, I pocket a handful of change and donate it to the bell ringers outside every store. That started me thinking about all those nickels and dimes, but most of all, the pennies. What can a penny buy? There are so many phrases that refer to pennies. A penny for your thoughts, pen-nies from heaven, and a penny saved is a penny earned. After googling pennies, I found a list of things you can do with a penny, if you should decide that saving them up to make a dollar is not worth your time. Some of these ideas came from a col-lection by Valerie Johnson, and some randomly found on line.

According to the Asthma and Al-lergy Foundation of America, about one in every five adults and children suffer from allergies, including allergic asthma. Many health groups have rec-ommended three simple strategies for effectively reducing indoor air pollu-tion. First, control the source of pollution. Remember to clean regularly, including changing sheets and vacuuming often. Wipe down all surfaces with an ap-propriate cleaning solution and discard clutter as often as possible. Consider replacing old shower curtains, floor mats and anything on which mold is likely to appear. Also remember to adequately venti-late your home. Todays homes are built more energy efficient to hold air inside avoiding heat loss in the winter and heat gain in the summer. Of course, whats better for your energy bills isnt necessarily better for indoor air qual-ity. Opening windows may help cir-culate in the home. But remember to close them during high allergy seasons, where pollen could enter your home. In addition, clean the indoor air. An indoor air cleaner may significantly re-duce the level of pollutants in a home. Before purchasing an air cleaner, know the square footage of the room you want to treat. Youll want to select an air cleaner thats large enough for the room youre treating. Also, consider air filtering efficiency. Youll want an air cleaner thats proven to deliver filtered air. Look for the CADR seal on the prod-uct packaging. The seal shows how well an air cleaner reduces pollutants such as tobacco smoke, pollen and dust
and also lists the units recommended room size. From air cleaner to air cleaner, com-pare the CADR numbers. First look at suggested room size. Then refer to the dust, tobacco smoke and pollen CADR numbers. The higher the numbers, the faster the unit filters the air. If from one unit to the other ratings are the same, their air filtering performance is similar. You can then weigh the impor-tance of product features to find an air cleaner that fits your needs.
