Architects and Interior Designers since

1978, The Ratcliff Partnership Limited is a

medium sized practice of architects and

interior designers. We combine a passion

for good architecture and a thorough

understanding of our clients’ requirements

with commitment to buildability and cost

efficiency. Although based in the centre of

Manchester we offer our services throughout

the UK and beyond, with projects undertaken

from Gibraltar to Tyneside as well as Ireland.

We are fully experienced in all aspects of

the design and construction of buildings, from

initial feasibility studies through to the final

handover of the project, and have a good

reputation within the commercial and

institutional sectors.

Our core discipline is that of project

architect, i.e. lead designer, design team

co-ordinator and contract administrator.

We can offer a full or partial service, as set

out in the RIBA Architects Appointment

documentation. Beyond the traditional role

of the architect we offer a number of

additional services, including interior design,

project management, master planning, space

planning, planning consultancy services,

conservation expertise, design and build,

planning supervision, graphic design, expert

witness and theming design.

Major office buildings, shopping centres,

hotels, retail parks and industrial buildings are

among the commercial projects we have completed, along with

schools, sports buildings, MOD and government projects, residential

developments, buildings catering for special needs and private

commissions.

A director is involved in every scheme whatever its size, as a matter

of company policy – ensuring that attention

to detail, design, quality, cost and

programming are controlled at all times.

The use of industry standard compatible

software throughout the office ensures

simple and efficient co-ordination with other

design team members.

The combination of design ability, service,

professionalism, realistic attitudes and

efficient management is demonstrated in a

wide range of successful commissions for

clients who consistently reappoint The

Our experience within the retail sector is

very extensive, ranging from small individual

store layouts to the design of complete

shopping centres. We have been heavily

involved with the rebuilding of Manchester

City Centre since the mid 1990s and our

projects include the refurbishment of the

Arndale Centre for both P&O and the

Prudential following extensive bomb damage.

Along with each of the units and public malls

this included new elevations and an extension

running the length of the centre.

Other projects include the Triangle

Shopping Centre for Frogmore, which is

situated in the former Corn Exchange.

Again, as a result of bomb damage and years

of under-investment, this Grade 2 listed

building required total transformation.

Also recently completed is the Royal

Exchange Shopping Centre, Manchester

for Quintain.

On-going projects include Huyton

town centre and a new supermarket in

Birkenhead, together with shopping centre

refurbishments and extensions in Dartford,

Swinton, Crewe and Bolton for clients such as

Warner Estates, Freshwater Group, Scudder

Threadneedle and Liberty Properties.

The refurbishment of The Midland Hotel,

Manchester for QHotels has been a very

challenging project, and the resulting

refurbishment has been applauded

throughout the industry. The works were

undertaken in a live hotel and included all

bedrooms and public areas. The building is

a Grade 2* Listed Building and so detailed

liaison with English Heritage and the Local

Authority were critical.

As well as the design of new hotels and

refurbishment projects we are also

responsible for the prototype design of the

Holiday Inn Garden Court brand, the

forerunner of many of today’s city and

suburban operations

As part of our service we are able to offer

a complete design service including all

fixtures, fittings and equipment plus

fabric specification.

Operators for which the practice has been

involved include BAA, Best Western,

Copthorne, Crowne Plaza, Holiday Inn,

Scottish & Highland, Six Continents, QHotels

as well as private operators.

Working closely with other professionals

representing major sports such as cricket,

rugby, football and tennis we are able to

undertake a wide variety of small to medium

sized sports related projects, from lottery

funded initiatives to relocation projects.

These schemes often involve the provision of

a complete new facility including pitches,

courts etc as well as the building work.

Projects undertaken include new rugby

club facilities in Tyneside and Tyldesley,

cricket projects in Sandbach, Unsworth and

Skelmersdale together with football training

facilities in Salford and Rochdale.

Hand in hand with the sports facilities

above and retail or hotel schemes are

leisure facilities including bars, restaurants

and cafés. We have a wealth of

experience in the design of new leisure

facilities, including bar design, nightclub

refurbishments and restaurant fit-outs.

New office buildings, office fit-outs,

space planning and refurbishments for a wide

variety of developers, funds or owner

occupiers are all within the scope of our

office portfolio.

These projects include, major office

developments ranging from 10,000 ft2 to

100,000 ft2 in locations throughout the

North West, Midlands and Home Counties for

clients such as Reebok International,

Manchester Ship Canal Company, Frogmore

and the HealthSure Group.

Allied to this is the institutional work we

undertake for the Government, including a

new land-based training ship H.M.S. Eaglet for

the Royal Navy in Liverpool, and extensive

refurbishment of a portfolio of properties

for the Department of Work and Pensions

throughout the country including Peel Park

in Blackpool.

We are members of Constructionline and

have Framework Agreements with a number

of Local Authorities. Other institutional

projects include school refurbishments and

extensions, public buildings and special

needs facilities.

The variety of residential projects we have

undertaken ranges from private clients’ house

extensions to the largest new build retirement

village in the UK, with project values ranging

from £50,000 to £50m.

Notable among recently completed

schemes are Bellway Homes’ new

development in the village of Gateacre,

where 40 apartments have been created

within the Conservation Area.

of special needs housing, whether resulting

from personal injury or medical negligence

awards. We have recently completed a new

house based on a lifetime needs assessment

for a severely disabled client and her family

and carers.

We have been appointed as architects

and project managers on some of the most

prestigious Listed Buildings in Manchester,

these include the Grade 2* Midland Hotel, the

Grade 2 Corn Exchange and the Grade 2

Royal Exchange.

The refurbishment of the Midland Hotel

for QHotels has been undertaken whilst the

hotel has still been operating and includes

all bedrooms and the public areas. These

works have returned the hotel to its former

grandeur, and to its position as the City's

greatest hotel and conference location.

We were also architects and interior

designers for the conversion of the former

Corn Exchange into The Triangle Shopping

Centre for Frogmore Investments Ltd.

After extensive bomb damage the building

was almost completely rebuilt and we

undertook extensive restoration work to many

of the building’s architectural features.

Historical research was key to some of these

works. The result is a state of the art modern

centre with destination shops. Above the

shopping facilities the building houses some

fine offices.

Recently completed also is the

refurbishment of the Royal Exchange

Shopping Centre, filled with boutique

style units and a grand central atrium

space café bar.

Other projects include façade retention

schemes, change of use and conversions,

together with extension and new build

within the curtilage of a Listed Building in

a National Park.
