WE ARE DELIGHTED to offer seven beautifully spacious, contemporary homes at the Old Baths development, just off Newcastle Road, Sunderland (SR5), combining style with ethical living.

You can embed environmental responsibility into your lifestyle, with a Trivselhus by Esh home. Esh is one of the North East‘s leading residential developers. Together with Trivselhus, Sweden’s top timber framed housing construction company, we are bringing environmentally friendly, fuel-efficient homes that combine the best of Swedish design and efficiency with luxury finishing.

THE OLD BATHS is a small development of 34 modern homes located at the cultural heart of the city of Sunderland, on the border of historic Monkwearmouth and affluent Fulwell.

This development is rejuvenating the site formerly occupied by the traditional swimming baths. The City of Sunderland now benefits from a state-of-the-art aquatic facility less than a mile away. Local, award-winning Fitz Architects won the competition to redesign the site to give Sunderland a new residential development for the 21st century. Esh are now entrusted with turning the vision into reality and we are proud to introduce The Old Baths.

Trivselhus ensure sustainably produced building materials.

ENVIRONMENTAL

Esh fit extra energy saving and eco friendly features as standard.

INSULATION

Closed panels are fitted with 240mm insulation at the factory or manufacturing stage.

MINIMAL WASTAGE

Computer aided manufacturing processes and quick build times cut waste to the absolute minimum.

LOWER ENERGY BILLS

The worst case orientation of the array is used in the calculations, so some houses may perform better than stated.

Figures are based upon the first year of operation only.

A standard occupancy pattern is used to calculate how much energy is used for heating, lighting and domestic hot water.

All figures are correct at the time of printing.

WHEN SUPERB THERMAL PERFORMANCE IS COMBINED WITH THE ENERGY SAVING TECHNOLOGY THAT IS FITTED AS STANDARD IN A TRIVSELHUS BY ESH HOME, ZERO REGULATED ENERGY BILLS ARE POSSIBLE

You will still receive an electricity bill for the use of electrical devices such as tablets, TVs, gaming consoles or mobile devices, as well as cooking, cleaning and washing appliances.

However, your income from the photovoltaic (PV) array, paid through the Government’s Feed-in-Tariff, will offset the cost of regulated energy (using the Government’s SAP 2009 calculation methodology) used for space heating, water heating and the energy required for pumps, ventilation fans and lighting.

ASSUMPTIONS

The following current unit charges are used for the calculation. It does not take into account a daily rate set by the energy provider.

• electricity at 13.5p/kwh

• gas has been taken at 4.1p/kwh

• feed-in-tariff (14.38p/kwh for a <4kWp system and the export tariff set at 4.77p/kWp)

Half of the electricity generated by the photovoltaic array will be used in the home and half sold into the electricity grid.

ENERGY SAVING EXTRAS

To maintain air quality without losing heat, a mechanical ventilation system continuously extracts the warm, moist air from rooms, such as kitchens and bathrooms, then delivers fresh, warmed air to other rooms through ducts. The air is passed in and out of the building through a heat exchanger.

Solar Panels

Solar panels, also known as solar photovoltaics (PVs), capture the sun’s energy, even on a cloudy day. They convert the daylight into electricity, which can then be used to run household appliances and lighting.

Low energy fittings

• Efficient, ‘A’ rated modern kitchen appliances.

• The heating system is a tried and trusted, combi type gas condensing boiler with radiators.

• Low energy light fittings throughout.

Maximise your savings

You can manage your electricity use to make the most of the possible savings. For example, by using appliances during daylight hours when the PV array is generating electricity, you will reduce use of electricity from the national grid.

WE BUILD ENERGY SAVING HOMES

that are designed to achieve an Energy Performance Rating of category A (compared to the more usual E in the UK market) to save you money for years to come.

The fabric of the building is insulated and sealed to the highest standard to make sure that Trivselhus buildings provide an effective shield against even extreme climatic conditions.

FABRIC FIRST AIRTIGHT CONSTRUCTION

Nothing goes to waste in a Trivselhus

by Esh home. Top quality construction is achieved in a climate controlled factory environment where waste is minimal.

Precision manufacture in factory conditions embeds energy saving features, such as insulation and triple glazing, into the fabric of the building to produce an air tight shell.

IN OUR FIRST TRIVSELHUS

development in Bowburn, Durham, a young family is already reaping the rewards of the partnership between Trivselhus and Esh. Their energy consumption is 50% of what would usually be expected in a conventionally built 4 bedroom house and the Government’s Feed-in-Tariff (FIT) has resulted in a cost neutral first year.

One of the Bowburn home owners, Christine Dunkerley, said:

‘It has certainly opened my eyes to how the right type of technology and clever, sustainable housing design can positively impact on the everyday costs of running a home.’
