John Grant said that properties in a highly sought aftercategory or in locations where there is a shortage of propertyfor sale usually have more room to inflate their asking price.

"However for most properties careful consideration shouldbe given to the amount of negotiating factor," John Grant said. "If a property is moreinflated than other similar properties on the market, the listing agent will have to "puff" thead to attract purchasers to the property." John Grant said that over pricing is just the first in a series of events that causes theproperty to become stale on the market. "It's a Catch 22 situation," John Grant said. "If the ad is not as "puffed" as the price, theproperty will not attract inspections. On the other hand if the ad exaggerates theproperty's charms, purchasers will be disappointed when the reality doesn't match theirexpectation and the property will not sell." John Grant said that in fact serious over pricing targets entirely the wrong market andgives any interested party a psychological advantage. "Purchasers feel they have plenty of time to make up their mind because they know that theprice if putting most people off," John Grant said. "Properties that stay on the market for along time at too high a figure often fail to attract offers. Ironically, the very strategy which theless market aware vendor uses to maximize the selling price ultimately lowers it."
