Summer is in full swing and the beaches of our sunny region are alive with locals and visitors enjoying our outstanding shoreline. Swimming, walking or exercising - everybody is out and about. Hopefully your New Year’s resolutions are coming along well. For those that don’t have any big plans for 2013, that’s ok because the real estate market is showing signs of growth for the first time since 2006. Sale prices are now returning to levels not seen since the peak of the last property boom some 6 years ago. Property investors are well aware of the cyclical nature of the property market and history shows that every 8 to 12 years the property market completes an entire cycle boom to bust. Since our spring edition of the Suburb News the market has continued to tighten with all suburbs of Rockingham recording more sales than the spring quarter and less properties being introduced for sale. The time it is taking to sell a property is also falling. When compared to 2011 it has almost halved; on average from 128 days in 2011 to 69 days in 2012. The percentage of homes selling that have come onto the market on average has also increased from 65% - 75%. These trends strongly suggest to us that the property market is now in a growth phase, as we predicted early last year and should continue to grow in the short term, by how much is yet to be seen. With the changing market some sellers are holding back from making a decision to sell. However for those property owners looking to upgrade their homes, the current market is traditionally the best market in which to upgrade your property. Rental properties are still in high demand with tenants frustrated at having so much competition for a property. This high demand is causing rent rates to continue in an upward trend with more tenants now starting to purchase homes. This has a positive flow on effect for second and third home buyers and also should result in a slowing rental market and a leveling out of weekly rental amounts. Below is our market snapshot, which will give you the last quarters figures, the recently sold properties and current listings in your area.
