The Child Abuse Prevention Council ofPlacer County and the Galleria at

Roseville have launched a unique, first of itskind event, titled The Dream, Play, House!Campaign. This event has brought togetherlocal builders, such as US Home, along witharchitects, contractors and suppliers to designand construct eight children’s playhouses thatwill be on display and up for auction.

This event is open to the public andproceeds will help the Council continue tobring quality innovative programs to children.

“When people view these spectacularplayhouses they will be completely amazedat the creativity and ingenuity of the localbuilders who are making this eventpossible,” said Eileen Bohen, marketingmanager for the Galleria.

“Straight from the pages of afairytale, these elaborately craftedplayhouses will delight children of all ageswith whimsical designs of castles, cottagesand ornately designed houses based onchildren’s themes,” said Karen Owen,executive director of the Council.

The Council is a not-for-profit agencyand is governed by volunteer communityleaders and children’s agency professionalsdevoted to preventing and healing childabuse in all its forms.

Greg Witherow was one of onlytwo employees from each Lennar Division, on anational basis, to be selected winner of the “AdvisoryCouncil For the Lennar Family of Builders Award” inJuly 2001. The award is presented for topcommunication skills and consistent quality. Greg hasbeen with US Home for almost five years. A t US Home our goal is to build thebest possible home. That means

Visiting our 2,600 square foot DesignStudio (and growing soon) is one of

the most exciting steps when buyingfrom US Home. It is truly the opportunityfor buyers to put the ‘custom’ into their‘customer built’ home. The designprocess starts in the beautifullyappointed model homes and comestogether to fit each buyer’s personaltastes with their assigned designconsultant at the Design Studio.

The re i s a f i r s t ‘ b rowse ’appointment where buyers get a feel forthe process and the decisions they will bemaking. The second appointment is a fulldesign consultation when the decisionsare actually made.

Ten Construction Stages to a Customer Built Home

“One of the things that attracted me to this companywas the fact that they do not hire people for one specific

job. They look at your potential and how you canimprove yourself and move around within the company.

In addition, we truly care about the product we build as well as the relationships we have developed with

our homeowners and our contractors.”

A good foundation begins with the homelayout, grading and setting forms whichincludes the steel, rough plumbing,mechanical and electrical placements.Foundations are inspected before moving ontothe final step in stage one – pouring the slab.

The home is framed one floor at a timefollowed by the roof frame. The outside wallsof the framework are sheared or coveredwith plywood. Inspections are thencompleted to ensure a nail pattern has beenfollowed to safely secure all materials to theirsupport system.

Plumbing pipes and electric conduits areplaced within the interior wall studs prior todrywall. The roof dry-in is also completedduring this stage and the exterior walls arecovered with a moisture barrier wrap priorto stucco or siding installation.

The rough mechanical work for the heatingand air conditioning systems is completedand all low voltage wiring is installed. Theexterior is then sided and a pre-sheetrockinspection with buyers is scheduled.

Insulation is installed throughoutthe home and the drywall is hungand ready for tape and texturing.Walls are also sanded and primedfor interior painting.

The interior trim around thedoors and the floor moldings isplaced and the cabinets areinstalled in the kitchen andbathrooms. All interior painting andstaining is also completed during this stage.

The home is coated and readied forexterior painting. Tile is installed on thefloors, countertops and bath/shower areas.Masonry work is also completed whererequested.

The roof is finished and the exterior of thehome is painted. The mirror and showerdoors are also installed during this stage.The last phase of this stage is thecompletion of finish trim which includesplumbing, HVAC adjustments and otherwiring.

During this stage, the carpet is installedand the home is cleaned in preparation ofthe final inspection and homebuyerwalkthrough. Any final questions andproblems are also addressed at this time.

In this last stage, the homebuyer receivesan orientation about their home. Warrantyinformation is explained and all of thehome’s features are described andillustrated so homebuyers becomecomfortable with their home. Then, thefinal sign off and the delivery of a 100%Zero Defect home takes place.

Q: What is a solar electric/photovoltaic (PV)system?

A: It is a system that uses the sun’s energy tomake electricity. PV systems utilizesemiconductor materials, such as silicon toproduce electricity. Sunlight strikes thesemiconductor material producing a directcurrent (DC) of electricity. Q: How will my electric meter be affected?

A: Net metering allows you to first use theelectricity generated by your solar roof. Whenyour electricity requirements exceed what isbeing generated by your solar roof, yourhome will receive electricity from SMUD andyour meter will spin forward. The oppositehappens when your solar roof generates morepower than you need any time. Your excesselectricity is sent out through the bi-directionalmeter back to SMUD’s power grid, causingyour meter to spin backwards!
