Onceyoufinallygot close, it almostseemedsurrealbecauseyouweresowornoutandtiredof staying in thesameboringbackseat. Itbecamethenorm.Well,that’showtherealestateworldseemedoverthepast10years.That’swhenthisGreatRecessionstartingraisingit’suglyhead.Andsincewewereinthisforsolong,itwasbeginningtofeel like itwouldneverend—likeitwasthenewnorm. WAKE UP! WE’RE HERE! Whilethere’s still some softness in differentmar-ketsandsectors, therecession isover.Con-sumerconfidenceiswayup,thestockmar-ketisreachingall-timehighs,andrealestateisappreciatingonceagain. Ifyouget ridofthe bad taste that’s lingered for years andtakeoff theeconomicblinders,you’ll see itforyourself too. Thishasn’thappenedovernight.Homebuildershavewitnesseditformorethanayearnow. Well over a year ago, homebuilders beganexperiencingmore traffic (walk-ins)andan increase insales.Asbuilders’confidencerose,spechomesbecameanormalpartofmostcommunitiesagain.Alongwiththisincrease inactivity,builderswerefinallyable to slowlyincreasepricestryingtoachieveamorereasonableprof-it. So, as new homes are appreciating, resalevalues have also increased leading to homeowners re-gaining equity and finally being able to list/sell theirhomeifdesired.Theridiculouslylowinterestratesallowmorebuyerstobuyandweareonceagainseeingamorenormalhealthymarket.

Weshouldseethistrendcontinueevenwithpotential interest ratehikesexpected toward the latterpartoftheyear.Morehomeownerswillmakethedeci-sion to sell their home andmove, taking the regainedequityandputtingitinanewhome.Otherhomeowners

willrefinancetheirexistingmortgageorobtainaHELOC(homeequitylineofcredit),usingthemoneytorenovatetheirexistinghome.Whateverthecase,this isallgreatnewsforoureconomy. On amoremicroeconomic level, we live inthebestcounty in thestateandoneof thebest in thecountry.Ourfirst-classschools,youthsportscomplexes,waterwaysandoceaninourbackyard,newerinfrastruc-ture,andoverallqualityoflifearebringingmorebuyerstoourmarket.Ontopofallthesewonderful“amenities,”thecommercialandretailgrowthweareabouttoexperi-encewithGate’snewtowncenterbeingplanned(atRaceTrackandI-95)andbetterroadwayconnections(mainly

9B)imminent,ourareashouldexperienceaboveaveragegrowthcomparedtoourneighbors.Thisincreaseinlocaldemand should further accelerate appreciation in resi-dentialrealestate.“We”arereallypositionedperfectly! Take a look at the chart showingMLSdata

right?Finallythelastandbestrationalizerofalliswhatdowehavetogetforourhouse

sowecanbuywhatwewantsomewhereelse.Afterdoingthisanalysiswepickthe

that our house isworth evenmore thanwe thought.Wedon’t care if that Realtor

doesn’tworkourarea,neversoldanythinginourneighborhoodorworksforacom-

panywehaven’theardofbecausewearefloatingoncloudninethathetoldusour

houseisworthabignumber.Obviously,whatIhavewrittensofarwasmeanttoget

achuckleoutofyou.Mostofusareguiltyofusingoneormoreofthesefatallyflawed

pricingscenariosatsometimeinourhomesellingexperience!

If there was one word to describe Beverly Slopey, it would be ENTHUSIASTIC! She is excited about her three children, Xander, Brayden and Madison, her teaching career and her coaching of the “Eagles Running Club.” Mrs. Slopey is a 5th grade teacher at Timberlin Creek Elemen-tary school where she has been teaching for nine years. She loves those moments in the classroom when you can see the students “lighting up” as they are learning! And learn they do in her classroom. She constantly challenges her stu-dents with in-depth discussions where they ask the questions. Stu-dents that have moved on to mid-dle school often return and thank her for how much she taught them. In addition to teaching at TCE, she supervises the yearbook and works after school with the Learning Strat-egies program which provides ex-tra help to students in the areas of reading and math. In the words of Timber-

lin Creek Principal, Mrs. Christine Stephan, “Mrs. Slopey is a very positive and enthusiastic 5th grade teacher. She has a knack for mak-ing learning fun while maintaining high expectations for her students. This is also true of her as a coach for the ‘Eagles Running Club.’ She is a teacher with a true heart for chil-dren.” Mrs. Slopey, a runner herself, finds physical health just as impor-tant as academics in a well-rounded education. She emphasizes that the earlier a child starts being active, the easier it will be to lead a life of good health. “The Eagles Running Club,” which she co-sponsors with Ms. Cindy Anderson and Mr. Zach Sharpe, is open to 1st-5th Graders at Timberlin Creek. At practices stu-dents are taught interval training in order to build up to running a 5K—

and they participate in some pretty cool 5Ks! This year, the Fall Running Club participated in the “Color Run” and “Light the Night Run”, while the Spring Running Club is training for “Color ME Rad” and the “Flavor Run.” The Triathlon Club is open to K-5th Graders at the school. They also practice running, as well as cycling (swimming is done at home) and transitions between events. Stu-dents then participate in the “Kids Triathlon” in Jacksonville. Students often train and run with a “running buddy,” which creates long-lasting friendships and fosters socializa-tion. Mother. Teacher. Coach. How does she do it all? She stays motivated and enthusiastic by ad-hering to these words, “Do it now, sometimes later becomes never.”

Palencia Elementary School opened its doors in 2012

andislocatedat355PalenciaVillageDriveinSt.Johns

County, Florida. In addition to being a certified green

school, Palencia Elementary supports a STEM-based

curriculum (Science, Technology, Engineering and

Math) for its students. The school maintains its own

web-based WeatherSTEM Unit that provides current

weather, weather forecasts, live sky images of the

school campus and lessons and activities. Not only is

WeatherSTEMusedbystudentsasaneducationaltool,

but it also provides notifications of severeweather in

thearea.

From pint to pudding (Sticky Toffee Pudding, that is!), King’s Head British Pub will have you wondering why it’s taken you so long to find this hidden gem. Immediately as you step through the doors, you are embraced by the old world charm, amazing smells, and warm “wel-come”. For starters, we ordered the Scotch Egg and Sausage Rolls. Both were delicious and there was plenty to share. Of course we washed them down with the perfect pint, at the perfect tem-perature, served with a smile. They’ve got a nice variety of imported beers on tap, as well as bottled beer. Wine is also available, but no liquor. Making a din-ner choice was tough because everything we saw coming out of the kitchen looked and smelled amazing! Everything from Bangers and Mash to Cottage Pie caught our attention. However, we couldn’t re-sist the traditional Atlantic Cod Fish and

Chips. It was fresh, flakey and lightly beer-battered. The Cornish Pastie, a fluffy pastery filled with beef, rutabagas and po-tatoes, was also a very pleasant change of pace. It will take you back to that special little pub you visited in Gloucester way back when... Sticky Toffee Pudding! Need I say more? Oh yes, with custard! BEST! THING! EVER! Warm, gooey, and defi-nately something I will be going back for! Following dinner, we enjoyed a few games of darts and even challenged a cou-ple friendly blokes to a game. If you want to feel like you’re “on holiday” for an

evening, leave your passport at home and head on over to Kings Head Pub. We’ll meet you there!

Sowhataretheissuesstoppingyoufromachiev-ingwhateveritisyouyearnforin2015?Andwhatcanyoudoabout them?The latest researchsciencesuggests thatactive,intensivementorships --or so-called“mastermindgroups” --canhelppeoplecreateandsustainpositivehabitsmuchbetterthanworkinginavacuum.Here’sthebasicidea:youworkwithatrustedcoachandintimategrouptomeetchallenges,adoptnewhabits,andmakethegoodchangesstick. Somemademewanttothrowinthetowel.ButIpersisted. Imademydreamscometrue,notonlytoenrichourfamilybutalsotobringvaluetoouremployeesandtosupportthewomenIhavetheprivilegetorepresent. I’mnotsharingthissuccessstorywithyoutobragaboutmylife.I’msharingbecauseIwanttoencourageyou.Itisindeedpossibletoturnunbearablesituationsintoopportu-nities forgrowth,achievementandchances forbetteringthelivesofotherpeopleandimprovingtheworld. Mysuccesswasnotanaccident.Itcameaboutastheresultofacalculated,intentional,carefulprocess.
