The Spray Cotton Mills sits on the Smith River and the Spray Canal. It is a three story building.

Inside the mill architecture features heavy timber and metal exposed supports and wood floors.

The lower two levels of the building are in use, but the third floor is empty and available.

Exterior:The entire mill building is 155,000 square feet, but the third floor has one open space

that is roughly 30,000-35,000 square feet and second area behind that one that is

approximately 15,000 square feet. The original structure was built in 1989. There have been

additions over the years with the last one done in 1994. The red brick and variable architecture

design and the fact that its built into the side of a hill next to a river gives this property some

potential for visual interest in some sections. There are multiple arched window areas that

once had exposed glass, but have long since been bricked in. But since there are so many

different variations in the color of the bricks theres a very disjointed look. There is also a

hodgepodge of tower structures, other brick buildings, lower wooden structures and brick

facades. These may provide several options to create mood and tension and build acharacter out of the exterior of the property, however as a whole they just feel cluttered and

theres no real rhyme or reason to them. At one time they must have provided a purpose in the

spinning industry, but now since that operation is closed, they dont serve a lot of purpose.

There is a major power transformer on the site and exposed power lines right near the main

part of the building which do take away from the visual appeal.

There are very worn wooden bridges and rusty railings around the main building that link to

other buildings on the site, which the property manager would not show or allow in for view.

There are a several large metal venting structures on the canal side of the building, and two

very large fans on the same side.

The Spray Cotton Mills property butts up to an extremely rundown warehouse. Almost every

window is broken in that structure.

On one side of the Spray Cotton Mills property is the Smith River and it sits on a dike next to

the Spray Canal. That dike also serves as an alley way/roadway to the back of the building and

a parking lot.

The mill property is in transition with a variety of businesses on it. In front of the main building

is a canoe and kayaking rental place. On the lower level is a used tire collector and resalebusiness. The property manager says the owner of that business installs tires on 1-2 vehicles

a week, but those could be scheduled around the production, if the air impact wrench noise

would be heardbut likely since that business is on the ground floor and there are other

offices between that business on the second floor, that noise may not be heard on the third

floor.

There is a ground level loading dock that serves the whole building with a multiple level loading

area that serves the third level. That loading area would require a flatbed or a genie lift or

crane to get equipment directly up to that level. There is also a ground level ramp next to the

ground level dock. This ramp opens to a central hallway and an 8 X 8 freight elevator with a4000-pound capacity load.

Interior: The interior third floor is a very long open space. Part of the room is 100 W, part of it

is 125 W and part of it is 200 wide, but the entire length is 300. Theres 46 clearance

between the support columns and the ceiling is 136 to 17 at the peak. The floor is wooden

and it has some dips in because of the length of the span and from years of very heavy

equipment. There are loose wood chips all across the floor which may play well with the

characters wood working?

There is an internal loft office in the middle of a hallway, a glassed-in break area with tables

and chairs and the mens and womens restrooms. There are also some offices in the front

area and a stairwell to additional storage, which the property manager said was off limits.

On one side of the interior hallway there is a metal staircase leading to the roof.

In one section of the room there is a hanging rack system that carried part of the spun yarns to

different machines.

In the middle of the large room with the wooden floor, there are two extremely large fans with

an outdoor porch/platform area with metal curved vents with screens on the bottom. They act

like giant attic fans and pull a lot of air through the building when on. They were not on while I

was there, so its hard to know how loud it would be with them on.

The back room is the newest addition. It has a concrete floor. It is 102 X 140. There is a 46

clearance between the support beams.

The facility has hanging receptacles in 110, 200 single and 3-phase 575 electricity. The

property manager says the companys electrician will test power outlets and move things

around to meet whatever power needs you have in the interior or on the exterior of thebuilding.
