Our services fall into 3 main categories:1. Design & advice Design of a scheme for the building, guidance on the legislation that needs to be addressed and advice on how to organise the project.2. Information production Detailed design of the project, information for pricing and construction.3. Project management Monitoring of the building works for progress and quality, and reporting on the costs.

Full architectural services – completing a project from start to finish – involve all 3 categories and can be summarised by the following headings. (Each heading mirrors a Royal Institute of British Architects (RIBA) ‘work stage, 2013’)

1. Feasibility Work stages: 1 - Appraisal & Briefing• We will meet with you to establish the brief –

a description of your proposed development.• We will help establish the viability of your

brief: is it achievable within your budget? Is it possible within the legislative constraints? Is it feasible?

• Should you not have scale drawings of your existing property, we will undertake or commission a measured survey.

2. Pre-planning Work stages: 2 - Concept Design • We will produce sketch and detailed design

proposals to meet your brief.

• We will obtain a budget estimate of the anticipated construction costs.

3. Planning Work stages: 3 - Developed Design We will develop the design and associated information and submit detailed planning and if required listed building applications.

4. Technical drawings & getting a builder Work stages: 4 - Technical Design We will produce the necessary drawn and written information in order to obtain an accurate detailed price for the building works.

We will obtain a firm detailed price for theworks from an appropriate builder.

• We have established relationships with a number of high-quality builders.

5. Project management Work stages: 5 - 6 Construction to Practical Completion We will provide the drawn and written information from which the builder will be able to build the project.

• We will monitor the work against an agreed programme.

• We will monitor the quality of the work.• We will administer the building contract;

dealing with issues that arise during the progress of the work.

• We will advise on appropriate payment for the works as they are completed.

• We will monitor the works after completion (for an agreed period of time).

Who else will you need? - Other consultantsDepending on the complexity and the legislative requirements of your project you may need to appoint additional specialist consultants. These may include:

Structural engineer• To advise on issues relating to the structure

of the building.• To provide drawn and written information,

including structural calculations; for Building Control approval, to get a price and to build the project.

• To monitor the building works in relation to structure.

Services engineer• To advise on issues relating to the services

(electrical and/or mechanical) of the building.• To provide drawn and written information, for

Building Control approval; to get a price and to build the works.

• To monitor the building works in relation to services.

Quantity surveyor• To advise on issues relating to the anticipated

cost of the project.• To provide the schedule of works document

to assist the builder in pricing the project, and to assist in the negotiation of the price of the works.

• To prepare valuations of the building works as the works are completed.

• Typically up to £500k construction value we can undertake this role in-house.

Party wall surveyor• To draw up a Party Wall Award – an

agreement to undertake certain works in relation to the boundaries of your site (see Legislation).

This list is not exhaustive, for instance, should the proposals effect the light to a neighbouring building you may require a Rights of Light Surveyor, or if you are undertaking the works as a business, a CDM coordinator (a health and safety consultant).

Appointing consultantsWhile you will typically be required to directly appoint any specialist consultants, we would usually be responsible for the co-ordination of our designs with other consultants, as well as leading the design team.

We are able to recommend consultants we have had successful working relationships with on previous projects.

Fees are typically charged on a time basis. We have 3 hourly rates: • Director rate: £140/hour• Project architect: £90/hour• Assistant: £60/hour

For all projects we offer an estimate of our fees on anticipated hours for each stage of the project, this is based on similar past projects over the last fourteen years. We can fix these estimates by agreement with you.

Alternatively we charge based on a percentage of the overall cost of the works, or in certain circumstances, we offer fixed fees.

We also charge for our reasonable expenses.

This typically includes: printing, photography, the purchase of maps, printed contract documentation, postage and travel.

We are VAT registered and we will charge VAT at the current rates on our fees and expenses.

Please note other consultants fees will be on top of ours.

The construction cost of the project and the overall project cost (construction cost, fees and VAT) will be estimated at feasibility stage and will be reviewed in-house and by external consultants throughout the development of the design and project delivery stages, to keep the project to budget.

No two projects are the same, but based on our past projects typical timescales are:

Feasibility 2-3 weeks

Scheme designDesign time is the great unknown as it depends on how long it takes to satisfy your require-ments. A minimum of 4 weeks should be allowed.

PlanningTo draw up a planning application from an agreed design takes 2 weeks. Planners have 8 weeks in which to deal with the application, though contentious projects can take longer.

Working drawings6-8 weeks

Price from a builder4 weeks

ConstructionMinimum 16 weeks, more commonly 26-30 weeks, depending on the scope of work.

Total40 weeks minimum from start to finish (assum-ing works are consecutive), more typically a year.

There are a number of key areas of legislation to consider, the main ones are:• Planning• Building regulations • Party Wall Act

PlanningPlanning ensures that new developments fit with national and local policy. Prior to works commencing, all relevant approvals must be in place. We can:• advise on what approvals will be required;

planning, Conservation Area and listed building consents

• advise on national and local policy in relation to your proposals

• make initial enquiries to the local authority planners, including pre-application submissions

• make the submission, including completing forms and required drawings

• liaise with the local authority during the planning process and advise you on the progress of the application

Building regulationsBuilding regulations ensure that any building works are structurally sound, healthy, safe and environmentally responsible. When the works are completed to the local authority’s satisfaction you should get a Building Regulations Completion Certificate.

We can:• advise on what approvals will be required• make the submission, including the forms

and required drawings• liaise with the approved inspector during the

approval and construction processes

Party Wall ActThe Party Wall Act governs building works in relation to site boundaries: what you are allowed to do with a shared wall, and how foundations should be constructed when close to a boundary. You will need to reach an agreement with any neighbours, typically in the form of a Party Wall Award, prior to undertaking any works. We recommend that the Party Wall Award is

drawn up by a party wall surveyor (see Other consultants). We can:• advise on whether the Party Wall Act applies• assist in the selection and appointment of a

party wall surveyor• provide information to assist the party wall

surveyor in drawing up the Party Wall Award

Other approvalsDepending on the property it may be necessary to obtain landlord or freeholder consent prior to undertaking the works.We can:• advise on what approvals are required• make the submission, including the forms

and required drawings
