The ElderberriesNestled on the banks of the meandering River Nene, in a glorious location just outside the Cathedral City of Peterborough is Water Newton, a picturesque village that dates back to Roman times. The Elderberries is a hugely attractive and wonderfully spacious family home that occupies a prime location within the pretty village. “Before buying The Elderberries we were living in another village just a couple of miles away,” says Paul. “We were in the process of organising an extension for our property when I passed by this house purely by chance. I really liked the look of it and it just so happened that it was on the market, so I suggested that we go and take a proper look. We did and we both fell for it right away.” “It just ticked all the boxes,” says Paula. “All the rooms are very big and airy and it’s a very sunny house; we immediately got a really good feeling about it.”

“We were the first people to own the house,” says Paula, “and there were a few bits and pieces that needed finishing off, so we were able to put our stamp on it. The kitchen hadn’t been fitted so we were able to chose lovely light oak units and black granite work surfaces. It’s now one of our favourite rooms in the house. It leads straight into the sunroom where we have comfortable sofas to relax on after dinner, or just sit and chat; we spend a lot of time in there.” “We also added a conservatory just after we moved in,” adds Paul, “and that’s another lovely place to sit and relax and read the Sunday papers.”

The Elderberries overlooks fields to the front and has a beautifully landscaped garden to the back, so on entering the property there is a wonderful sense of peaceful seclusion. “The garden needed a lot of work when we bought the house,” says Paula. “There’s now a lovely patio area that leads from both the sunroom and the conservatory, and this in turn leads to a hexagonal decked area. Steps then lead up to the lawn which is a great size; and is planted with a special slow growing grass which is easy to maintain.” “It’s a very pleasant place to sit out and relax in,” adds Paul, “and it’s not at all overlooked, so feels very private.”

“We have been very happy living here,” says Paula. “The house works well for us and it’s in a superb location.” “We go on lovely walks along the river or through the fields,” adds Paul, “and everything we could possibly want or need is just a stones throw away in either Peterborough or Stamford. It’s been a wonderful place to live.”*

LOCATIONThe Elderberries is located on the edge of the attractive Cambridgeshire village of Water Newton, just eight miles south of Stamford and seven miles from the Cathedral City of Peterborough. The stone-built village has a historic church whilst local amenities are available in the nearby villages of Alwalton and Wansford. The charming market town of Stamford, whose many historic buildings include the renowned George Hotel, offers a variety of shops, bars and restaurants and Peterborough has further shopping, cultural and leisure facilities. The Burghley House Estate is just a few miles away and hosts a number of events throughout the year, including Burghley Horse Trials, it also has attractions such as open parkland and a Sculpture Park.
