Client: Alleyn’s School

Contract value: £7.1M
Form of Contract: JCT 2005 and CDP
Rooff were awarded the construction contract for the new performing arts centre
at Alleyn School, Dulwich, designed by van Heyningen and Haward Architects.
This project was a phased contract within the heart of the existing school site.
The phasing concerned completing external quadrants and playground areas
around the new building and the existing playing field.
The main phase included a new performing arts centre comprising; a 300 seat
theatre for drama, music and dance, together with a smaller studio theatre
space, display space, green rooms and conference facilities. The new
performing arts and associated education building was constructed with parts
connected to the existing building.
The building is of contemporary design with brick cladding and a large glass
atrium to the entrance foyer, allowing views through the structure. The working
programme required very close liaison with the school.

Rooff were delighted to be awarded the redevelopment and fit out contract for
an exciting theatre project for an international school in London.
The work comprised the alteration and extension of the existing theatre to
include new seating, re-formed stage, reconfigured control room and three new
levels of backstage dressing rooms and offices. A new suspended lighting
bridge formed part of the sophisticated equipment provision together with
extensive mechanical ventilation and cooling works.
Construction works involved extensive excavation and underpinning of the
existing building to basement level.
The work was carried out within a fully operational school with existing services
to be maintained and diverted. Deep underpinning together with extensive
ground anchors and a steel transfer structure were designed to increase the
volume of the original theatre auditorium.
As the school remained fully operational it required an enormous amount of
logistical and health and safety management. We successfully completed the
scheme through good management of the site environment with critical
ventilation supplied to the confined workspaces.
This project enhances a growing track record of high quality performing arts
buildings completed by Rooff.

Rooff successfully completed the Broadway Theatre project in Barking for the
Local Authority.
The original Civic Hall was designed by Herbert Jackson and Reginald
Edmonds in 1936 and was completed in 1960, as part of the Barking Town Hall
complex.
The building has been completely refurbished and extended to provide a new
auditorium, a contemporary entrance foyer extension and performing arts teach-
ing accommodation.
The scheme incorporated a flexible performance space formed by the insertion
of a new stage, hanging balconies and retractable bleacher seating. Motorised
curtains outside the balconies allow for the opening up of the whole hall for
larger events.
Alongside the main the client, London Borough of Barking & Dagenham, the
performing arts department of Barking & Dagenham College also were involved
as they were to occupy the basement teaching and training facilities.
The new arts and education complex forms part of the regeneration strategy for
Barking Town Centre as well as creating a unique performance venue for the
borough.

The prime objective of the client was to refurbish and extend the Charlotte
Sharman School Annexe. This was to form a new three storey purpose built
dance studio with offices and changing areas.
An innovative and contemporary dance centre was designed to fit into the exist-
ing fabric of the school.
The construction works included removal of the complete existing roof to provide
new intermediate floors and a new GRP roof.
Acoustic wall linings were applied to the second floor dance studio and special-
ist sprung floors for the dance areas.
The whole project team worked very hard to get the job off the ground.
This was a very innovative and exciting project that required sensitive manage-
ment of the existing school environment, coupled with the brief to produce a
high quality training and performing centre.

A performing arts centre of extremely high quality was built for this prestigious
school in West London. The building was constructed using a steel frame for the
theatre and reinforced concrete frame for the remainder, the two halves being
isolated to minimise sound transmission.
The works were carried out on an extremely restricted site not much larger than
the footprint of the building. Maintaining close liaison with the school throughout
the project helped minimise disruption and ensured the health and safety of staff
and pupils were not compromised.
The scheme was won through competitive tender and was executed using a
traditional form of contract. Success was achieved through an excellent working
relationship amongst the entire team, and the project was completed on time
and on budget.

THE SEVEN LAMPS OF ARCHITECTURE
Therefore, when we build, let us think that we build forever. Let it not be for present delight,
nor present use alone; let it be such work
as our descendants will thank us for, and let us think,
as we lay stone on stone, that a time is to come
when those stones will be held sacred because our hands have touched them,
and that men will say as they look upon the labour
and wrought substance of them, “See! This our fathers did for us.”
