Hi, I’m Patrick Tuttle, “The Real Estate Guy”. Creator of El Paso’s one and only “No Hassle Listing Home Marketing System”. Since you are thinking of selling your home, you’ll be glad you found out about me and my services. Years ago, before I moved to El Paso and got into real estate, I enlisted the service of an agent to help me sell my home. After eight months of showings, an empty flyer box on our sign post, and infrequent communication with our agent, the home finally sold. Frustrated with the service that I had received, and the fees I paid for the service, I vowed never to use an agent again. But, in 2001, I was advised to get my real estate license and become a Realtor®. Remembering the poor service I received as a seller, and the 17 years I spent in the retail grocery business providing quality products at a fair price with great customer service, I felt that I could provide great service at a fair price and become the premier provider of real estate services in El Paso. Today, I am one of El Paso’s most active agents selling more than ten times as much as the average agent. And I keep a client list that includes people from many ethnic and demographic groups. Homes that sit on the market more than ninety days get stale and sell for less than market value. Proper Home Preparation—If your home is not ready to sell, there’s no sense putting it on the market. Today’s buyer pool is more demanding than ever. Homes that need updating, cleaning, or work on deferred maintenance typically sell for much less than they could. Making sure that your home is ready to sell is vital to getting the highest price possible. Please read page 8 about Staging (occupied homes only). Proper Pricing—Just like stocks and bonds, real estate values fluctuate too. Patrick analyzes the supply of homes on the market to help you price your home to sell under the current market conditions. Pricing High to leave room to negotiate-The fact is that negotiation begins before a potential buyer ever sees the house listed for sale. If your house is priced above the market value, buyers will be comparing your home to homes that are more valuable. Buyers shop price first, then they shop value in a price range. Open Houses– These may work great for builders, but with the quality of pictures on the internet, real buyers can search for homes that fit their criteria from the comfort of their home or office. If they are actively looking for a home, they’ll call Patrick, or their agent to set up a showing. It is much more productive to show your home to a qualified buyer who is actively looking for a home than to a nosey neighbor who just wants to see your decorations. Realtor Open Houses– After hosting hundreds of Realtor Open Houses and spending thousands of dollars serving lunch at these events, Patrick realized that not once did they produce a sale. More often than not, the agents who came to these events only wanted to know what was for lunch. Homes Magazine Ads-With the quality of advertising on the internet, and the increased use of web enabled mobile devices, the Homes Magazine Ad has gone the way of the dinosaur. According to the National Association of Realtors 2011 Survey of Home Buyers and Sellers, over 90% of home buyers started their search online. It just makes sense to fish where the fish are. personalized letter from Patrick explaining that you need their help keeping the

Cancel the Listing at

ANY TIME.

Either you or Patrick can cancel the listing by saying

“I want to cancel the listing.”

It’s that simple.

If you cancel, all Patrick asks is that you pay a one time

cancellation fee of $750*. Most agents will hold you to a

six month or one year listing with NO way out.

If Patrick cancels, you owe him nothing.

*Before your house goes on the market, Patrick is writing checks to service

providers for staging, photography, marketing and office staff for processing your

home for sale. This cancellation fee reimburses him for these expenses.

No Pressure Presentation Patrick will never allow you to be pressured by a

buyer’s agent. All offers will be faxed or delivered to his

office and presented to you by phone, fax or email so that

you can make your decisions privately. With every offer,

Patrick will complete a Sellers Estimated Net Sheet

showing you what fees and costs would be paid for the

offer as written. Patrick will need a good estimate of

your mortgage balance if you have a mortgage. With

this information, Patrick can be extremely accurate in

calculating your bottom line so that you can make an

informed decision about selling your house or making a

counter offer to the buyer.

Because you don't pay

Advance Fees or Transaction Fees

of Any Kind Marketing is expensive. From the time you agree to hire

Patrick, he begins writing checks to the decorator, the

photographer, the sign guy, and the online advertising sites such

as Realtor.com. Many agents don’t have the resources to pay

for staging, virtual tours, signs, or advertising and they will ask

for a “Retainer Fee” to get their marketing started.

With Patrick, you only pay if he’d procures an offer that is

acceptable to you. And then he gets paid at closing by the title

company. Plus, Patrick doesn’t tack on an additional

‘Transaction Fee” to pad his pockets. He looks out for your

interests.

Because most brokers will charge you the same fee no matter how your home sells… even if you find the buyer.

With the Patrick, you have great flexibility

Another agent represents the buyer. Patrick splits the fee with the other agent. If Patrick finds the buyer and writes the contract and no other agent is involved, the fee is reduced to 4.5%. If you find the buyer and no other agent is involved. Patrick writes the contract and walks it through escrow for you. The fee is 2.5%. You find the buyer and there is no other agent involved. You walk it through escrow. You pay no commission, but pay a $750 cancellation fee.
