Project: Planning permission for a 1770 Grade II listed property within the Stratford Place Conservation Area

Description: Provided heritage support to obtain planning permission throughout the planning process for the redevelopment of the property and change of use from institutional to office

Value: c.£40m

Description: Provided planning advice on the demolition and redevelopment of an unlisted building of merit in the Soho and Chinatown Conservation Area to provide a replacement building. This included justifying restaurant use within the Soho Stress Area, addressing the council’s mixed-use policy to avoid on-site residential accommodation and securing an increase in building height

Project: Acquisition and sale and leaseback of a freehold school in the prime residential area of Belsize Park

Value: £6.3m, reflecting an initial yield of 4.5%

Description: Following the acquisition of the 10,389 sq ft freehold site, Chatsworth Schools agreed a leaseback spanning 30 years

3. ROYAL CENTRAL SCHOOL OF SPEECH AND DRAMA, SOUTH HAMPSTEAD NW3

Project: Project managed the new north block development to improve and re-equip campus provisions while providing access to state of the art facilities

Project: Sale and leaseback disposal of a private school spread across two prominent sites at The Downs, Wimbledon and Oberon Playing Fields, Lindisfarne Road, Wimbledon

Description: The property comprised the Hall School Wimbledon senior school (0.67 acres) and playing fields (6.33 acres). They were leased back for a term of 30 years with 5 yearly RPI rent reviews (2% - 4% collar and cap) at an initial passing rent of £240,000 per annum (a low blended average of £10.94 psf)

4. WIMBLEDON HIGH SCHOOL, MANSEL ROAD SW19

Project: Remodelling, refurbishment and new build areas of the Wimbledon High School campus

Value: £21m

Description: Provided project management and contract administrative services for a number of planned phases. The first phase delivered a new STEM facility, built as a second storey on top of the existing, occupied teaching block and significant refurbishment to create a new dining room facility. Phase two will see the build of a new sixth form centre

Project: A phased programme to deliver a school refurbishment project during a working school environment

Description: Provided project management and contract administrative services on a Grade II listed building to bring the science classrooms up to current standards. The project also included a new roof, ventilation to all the classrooms along with classroom refurbishments and layouts, WCs, preparation spaces and chemistry stores

Project: Redevelopment of the school’s senior site and the 1930s sports pavilion

Project: Long-term programme of redevelopment and refurbishment across the school’s estate

Description: Worked with the school and the local planning authority to bring forward a supplementary development plan policy to support the various projects across the estate programme, navigating complex policy issues including Metropolitan Open Land (equivalent to Green Belt) and numerous heritage designations.

Description: The site is located in Lewisham, situated close to Forest Hill Train Station. The former vacant school sits on a 0.80 acre site and offered potential for alternative use including residential, subject to planning. We provided development advice and as such, the site sold on an unconditional basis

Project: Reconfiguration and extension to a mixed-use site in Portobello Road, including sensitive preservation and relocation of Banksy artwork

Description: Advised the client through two pre-application submissions and one full submission. Addressed the need to re-introduce period detailing and architectural quality that had been previously lost. The completed project led to an improved commercial offering within Portobello Special District Centre by providing flexible A3/A4/A5 units

Project: Disposal of a prime development site with planning permission in South West London

Project: Significance Assessment of the Grade II* listed Master Shipwright’s House

Description: Undertook an in-depth Significance Assessment of over 20 heritage assets, including a world heritage site. Located next to the proposed large-scale, high-rise redevelopment of Convoys Wharf, the Master Shipwright’s House is one of the only remaining above-ground structures from the 18th century Royal Dockyard

Project: Strategic development advice to the college for its move from Willesden to Wembley

Description: Bidwells procured and reviewed financial offers for the sale of Willesden, advising on the appropriate preferred purchaser. Developed a risk and cost-based assessment of the re-provision of the accommodation and reported to the governing body with clarity on the development options as well as providing planning advice on the potential land swap

Project: New mixed-use development, creating a new retail and artisan market, with residential development above

Description: Provided comprehensive planning advice and strategy in relation to the delivery of a new town centre regeneration scheme within the heart of the Crystal Palace triangle. The development is a mixed-use scheme comprising new and refurbished units, new retail and restaurants anchored by an M&S Simply Food store, an aparthotel and new and refurbished office space to create an integrated and vibrant place

Project: Development of the Royal Mail building adjacent to Croydon Station for 480 residential units across four residential blocks, rising to between 16-30 storeys

Description: Established an early forum with interested stakeholders to ensure the programme kept on track and negotiated with the council on behalf of the developer. The team developed the proposal with the architect and design team and entered into pre-application discussions, including attending the local plan examination on behalf of the client

Project: Acquisition of a 999-year lease on the world’s busiest concert venue, the O2 Arena, comprising over 30 acres of land and leased until 2107

Description: Identified the opportunities and potential returns of the site and delivered a complex project in central London, to provide an exceptional rate of long-term return for the client

Description: Successfully defended a public inquiry for the retention of external seating and covered areas outside the Grade I listed West India Docks building and surrounding conservation area

Project: External terrace and new awning

Size: 60 cover terrace

Description: Managed the planning application to maximise terrace restaurant space in-line with planning policy. Worked with neighbouring tenants to vocalise the anti-social behaviour problems in the area and how the new terrace would help reduce them through increased activity on St Martin’s Court

The team addressed the council’s stringent planning policies for large entertainment uses and put forward a robust case for the 850 sq m restaurant comprising 235-covers that was unanimously approved at Westminster City Council’s Planning Committee

Project: Relocation of the world-famous Annabel’s club to its new home in the Grade I listed 46 Berkeley Square, London

Project: Refurbishment of the club’s existing art-deco styled dining room, the first of a series of refurbishments and new build projects within the Grade II listed building

Project: Investment purchase of 169-bed student accommodation with basement nursery, let to the London School of Economics

Description: Bidwells advised on the deal throughout a complex legal process and offered additional building surveying and planning services. The LSE lease runs for a further nine years with a break in 2021. The rent is significantly reversionary and reflects the client’s investment strategy for value-add assets within the sector
