stood before you at my installation as 2009 president of the Home BuildersAssociation of Raleigh-Wake County and asked that you help me build a foundation ofencouragement for our Home Builders Association of Raleigh-Wake County and itsmembers. I asked you to help build a rock-solid organization, as we could foresee fierceheadwinds ahead for our industry.

Well, you went way above that call to duty and became my inspiration and an inspi-ration for those around you! That inspiration is what has carried us through one of thetoughest years in United States housing history.

It’s this spirit of encouragement and inspiration that continues to support our HBAand because of that, it remains strong! While we did not set records for home sales, orpermits pulled or Parade of Homes entries in 2009, the important point is, we did notlie down. We did not turn from the challenge, but took it head on!

And the result at year-end 2009 is a Raleigh-Wake County HBA that is strong, bothin membership and balance sheet. I am so very proud to have served this HBA and itsfine members.

I would like to highlight a few of our 2009 accomplishments – where you showedyour inspiration:

• Through relatively stable membership we have remained the second-largest HBA inthe country. Thanks to all of you who renewed, in spite of tight company budgets;and to the new members who joined this association, realizing all the benefits offered.

• Led by our Government Affairs Committee, we took two buses to Washington,D.C., and fought for the Housing Tax Credit. Now, the extension and additionalcredit should continue to stir more positive momentum.

• Monthly events! Because of the support of our generous sponsors and memberswho attended, the HBA hosted successful monthly events – from networkingnights and tournaments to expos and competitions.

• We celebrated a milestone this June – 50 Years! Can you believe 50 years? And Icontend, considering the fine staff, members and leadership ladder in place, thatwe have seen only a glimpse of what this association can become in the future.

I truly enjoy being a part of this HBA and the inspiration it brings. It was my priv-ilege to serve as your 2009 president. I would like to specifically thank committeeheads and all who took on 2009 leadership roles. And none of us should forget theoutstanding HBA staff — thanks for helping to encourage us and keep that GoodNews coming!

The 2010 president and officers of the Home Builders Association of Raleigh-Wake Countytook their oath of office during the Installation and Holiday Party at the Renaissance at NorthHills Dec. 4.

Presiding was 1984 HBA President Louis Dickerson. His son, Warren Smith of L and L of Raleigh,was installed as 2010 president.

Concluding his administration, 2009 HBA President Richard Gaylord recognized the many committee and council chairs for their contribution of time and energy to further the association.

Gaylord thanked all those who sponsored HBA events in 2009. He cited Foundation Club members as the reason the HBA and its members are able to enjoy successful year-round events.Foundation Club sponsors are listed on Page 3 in this issue of Neighborhood Builder.

He presented sponsor appreciation awards for outstanding industry service to Stock BuildingSupply and Apex First Development. In spite of tough economic times, these two companies madethe greatest financial contribution as Foundation Club sponsors at the Association Partner level.

Gaylord applauded the contributions of the 2009 Executive Committee: Vice President WarrenSmith, Second Vice President Wes Carroll, Presidential Appointee Tom Anhut, Associates VicePresident Shelly Mitchiner, Secretary/Treasurer A.J. Gaylord also presented annual Presidential Awards to several individuals and organizations whosecontributions in time and money to the HBA in 2009 were especially generous. He singled out GayeOrr for outstanding service.

TGuild builders put hearts into new Habitat home

Thanks to the Triangle Builders Guild,a local family of modest means will cele-brate the new year in a home of their own.

TBG has built homes for Habitat forHumanity of Wake County before withwork crews and subcontractors. In 2009,using materials donated by Stock BuildingSupply, the consortium of veteran homebuilders showed up onsite to do the fram-ing and interior trim work on the 1,100-square-foot home themselves.

“It was easy to recruit volunteers forthis project because we believe inHabitat’s mission,” says Rick Barrett ofCityScape Builders. “It was a great experi-ence to physically do some of the workourselves. We reconnected to our roots.”

The 23 guild members collectivelyagreed to build the home in the midst of achallenging home building market.“Despite the tough times our industry isfacing, the Triangle Builders Guild mem-bers wanted to give something back toour community,” says Ward Russell ofLegacy Custom Homes. “The TBG, withthe help of Stock Building Supply, has builta home for a family at no cost to Habitat forHumanity. We’re proud of this work andhope to continue this tradition in the yearsto come.”

ABaby Boomers want convenience, energy efficiency

A recent survey revealed thatAmericans in the 55-plus age range wouldprefer suburban living in single-storyhomes with amenities, particularly high-speed Internet access, for their later years,and they don’t consider “universal” designa priority.

These are some of the findings from55+ Housing: Builders, Buyers and Beyond,a survey conducted by the NationalAssociation of Home Builders and theMetLife Mature Market Institute. It askedowners and renters about their currenthomes and the types of homes, communi-ties and features they prefer as they age.

Questions posed to builders aboutspecific features provided in new homes

and how much customers are willing topay for them revealed interesting con-trasts. While builders seem to be providingmore universal design features (lever-han-dle/door knobs, wider doors and hallways,a full bath at the entry level), consumerpreferences don’t reflect an equal appreci-ation of such items. Consumers indicatethey want amenities, such as non-slipfloors, larger medicine cabinets, lowerkitchen cabinets and emergency call but-tons, but those features are not as widelyincluded in new homes.

On other issues, builders and con-sumers are closer to agreement.Consumers clearly want to be close tocommunity resources, like shopping andmedical services, and builders and devel-opers have responded by placing com-munities accordingly. Builders are provid-ing more energy-efficient and environ-mentally sensitive features. While many

consumers note that they are conceptual-ly supportive of these efforts, fewer indi-cate a willingness to pay significantlymore for “green” homes.

“The data suggests that builders willhave to be more tuned in to consumerneeds, but potential buyers may besomewhat shortsighted as well,” saysSandra Timmermann, Ed.D., director ofthe MetLife Mature Market Institute.“The homes consumers say they wantmay present difficulties for the long termas they age in place. They prefer the sub-urbs and the country, but these areasgenerally lack public transportation.Universal design is not a strong prefer-ence, but they’ll need greater accessibili-ty later on. Aside from recognizing thatone-story homes will be best for theirlater years, customers may be somewhatunrealistic.”

NAHB Chief Economist David Crowe

points out that as the housing marketreturns to health, builders will need to beincreasingly responsive to changes in themarket for 55+ housing.

“These surveys were conducted asconsumers were watching their savingsshrink and as builders were seeing salesgrind to a halt,” says Crowe. “So thisstudy reflects the very latest in thechanging perceptions of what is mostimportant in housing for this age cohort.”

Thirteen members of the HomeBuilders Association of Raleigh-WakeCounty passed the lead-based paintrenovation class to renovate homesand child-occupied facilities builtbefore 1978.

These 13 soon-to-be-certified leadrenovators will meet the new lead paintregulations required for contractors byApril 2010. On Dec. 2, the HBA offeredan EPA-approved certification course forlead renovators taught by an instructorfrom the EI Group (www.ei1.com), oneof only three accredited training pro-grams in the state.

The United States EnvironmentalProtection Agency recently passed alead-based paint regulation called theRenovation, Repair and Painting Rule.Currently, there are a limited number ofcertification training programs avail-able across the country, a limit on thenumber of contractors-per-instructorratio in the classes and a four-monthwindow to have the EPA process anRRP application for certification byApril 2010.

In 2008, the EPA announced newrules for contractors who renovate orrepair housing, child-care facilities orschools built before 1978. Under thenew rules, contractors must have doc-umented training and lead-safe workpractices to reduce potential leadexposure during renovation and repairactivities, including sanding, cuttingand demolition.

The effective date for companies towork in pre-1978 homes and child-occupied facilities is April 2010.Companies who are not certified couldbe subject to stiff fines as well as jailtime, even though EPA processing ofapplications for renovator certificationjust began Oct. 22.

The requirements apply topainters, plumbers, electricians andcontractors who could potentiallyexpose children to hazardous leaddust and chips during a renovation.The regulation also requires a contrac-tor to follow specific work practicesand meet record-keeping require-ments. ■NB

received last year from Phil Jawny, the2008 Triangle Sales and Marketing Councilchair. He said “When you take on this role,you will feel like you’ve jumped on a mov-ing train. You can’t stop it. You just have totry and keep it from derailing.”

Personally, I think we did more thanjust chug along this year. We are fortunatein the Triangle to have an award-winningSMC, fueled by the hardest-working,smartest, most caring, most fun-lovingprofessionals in the nation.

I cannot say “thank you” enough to allthose who participated. I was constantlyoverwhelmed by the generosity of ourmembers – our community outreach pro-grams helped hundreds of people in theTriangle!

Our MAME (Major Achievements inMarketing Excellence) award show wasfantastic! Our social media programs arethriving!

We worked hard to hold each and everyeducation program, even if attendance wasnot as high as we hoped. Most SMCsaround the country didn’t schedule a class.

Our networking nights were wellattended, our membership numbers are

still tops in the country. Myers Barnescame in and got everyone pumped up –and then became a member!

Our reserves were there to lend a handat the drop of a hat. It was magical. (Rumorhas it the goal for next year is 100 peopleon the reserves committee! Watch out!)

We celebrated our accomplishmentsevery month, awarding sales people formillions of dollars in production. There areso many happy homeowners out therebecause of what we do. You should beproud of yourselves.

And we ended the year on a high note,

with another successful Big Give and theannouncement that we are a finalist forSMC of the year.

Spike StatusThe National Association of Home Builders created the Spike

Club program in 1953 to recognize and reward members who areactively involved in the recruitment and retention of members.

Through the NAHB Spike Club, these members earn silverand gold pins, plaques and blazers for their efforts in member-ship development. To become a Spike, an individual must attainsix Spike credits within two consecutive years. Spike membersmust then earn two credits each year until they reach 25 credits,when they attain NAHB Life Spike status.

The Spike Club membership year runs Jan. 1 through Dec.

31. Spike credits can be earned by any individual who is abuilder, associate or affiliate member. Once assigned, Spikecredits cannot be transferred from one individual to another.

All Spikes in good standing (having at least six credits) whohave also recruited at least two new members during the Spikeyear are invited to attend the Spike Party during the annualNAHB convention.
